If you ever come to Inzai City in Chiba, please let me know ahead of time, I will be excited to take you out for a meal and exchange some real estate info with you.
1st akiya is wonderful and has a great build especially for families with young children where they have a somewhat spacious outside that serves as a safe spot away from the street and if those large windows slide its a cozy connection to the inside of the home. The foliage is large and overgrown but starting out with more is good since you can make it less with a little trim but still keep it to a size that makes certain parts of the property private and obscured. It has a lot of light still and a quite generous balcony facing out towards the open. + the garage is far from the main buildings so its a place where you can be a bit louder for repairs and other messy tasks that you cant do inside that would disturb ppl. Very very good find. Place feels good.
The outside and street view of the first house reminds me of those Rich Tokyo neighborhoods. Chiba has always been a desirable place to live, for a long time. I remember this from my childhood memories. This house after renovation would be far far better than what it looks now. Moreover, location adds to the win win situation. Thanks Shu
I stayed in Chiba my last night in Japan to be close to Narita (well, close enough). So many factories out there putting out steam and smoke you'll never see the sun shine.
i would 100% buy & renovate that 1st property if i could! love the vids too btw, they've been super helpful for my wife and I planning our future in Japan!
Wonderful video and congrats on the growth of the channel, the new car and for branching out to Chiba. Keep Up the great video reviews and continued success on your income generator initiative.
Nice big balconies. I was living in Sanmu city for the big earthquake in 2011. Inaka. Beautiful and quiet. Lots of farms. Peanuts, rice, and green onions. Very close to Motosuko Beach, 15 minute bike ride. I’ve never been to New Jersey but if that’s what it’s like, it’s pretty nice then, ha ha! The part of Chiba closer to Central Tokyo was always looked down upon by the people out in the countryside. I was 20 km due south of Narita airport. I would watch the line of planes coming in every afternoon. You could see six or seven lined up in a row getting ready to land
Nice video and congrats on the car Shu! I just got out of grad school and incoporated my first company, so very early into my FIRE journey. However, I appreciate that I can learn the game from you early on trough those videos :)
That’s awesome. Congrats on finishing your grad school and forming a company! Enjoy entrepreneurship - it’s one of the hardest and most rewarding journeys one could take, in my opinion 😊
As a first purchase the second house seems better - less to renovate, smaller, cheaper. Downside is perhaps the lack of car parking. Not mentioned by Shu.
Your videos are awesome. Thinking about buying a house in Japan to live in, not investment. Saw some interesting listings in Yokosuka on your channel. Thanks for your videos.
Congrats on your new Rav 4. 🚗 Can't go wrong with Toyota. Owned Supras for years. Older now, drive an Audi. 😀Chiba is New Jersey......hmmm, interesting comparison. Great review. P.S. Texas lady here. 👍👏❤😍
Great job on the vlog Shu san. I think Chiba is one of the prefectures that should definitely be considered. The proximity to Tokyo is a plus as is just the area itself. Both houses were solid and would be excellent in the rental portfolio. I thought it was funny that you used the term “old school” when talking about the house… I laughed out loud. In terms of equating Chiba to New Jersey… yep, I’d agree with that… as you know I live in Connecticut and work in Downtown Manhattan so definitely can see your comparison. Congrats on the RAV… great car… I think that Sato san (CEO) should have comped and sponsored you… lol Keep up the great work. Best, Jeff
Thank you, Jeff. Appreciate your kind words 🙏🏼 Glad to hear you found the Chiba/NJ comparison accurate. I lived in Hoboken for almost a year. But I loved the summer in Connecticut the best. 😊
how do you address the issue of earthquake regulations for older properties? I understand anything before june 2000 doesn't have the lastest standards.
As a householder in Japan, be careful please, 2nd property needs mending for steep concreted wall in backyard, it costs extra, like $20k or even more, without that house will be even more in danger for collapsing from basement😢
Nagareyama and Matsudo might technically be in Chiba but they're just part of the Tokyo metropolis. For some real deals, you have to go further out, say the other side of Chiba City. Some areas are considered countryside but still quite accessible to Tokyo. I'm currently looking in the area between Narita and Mobara. Prices are much cheaper. You can buy liveable places for 6 mil. Come on down....
Having lived before in Japan for over 9 years, my concern with these abandoned houses would be mold. But I am still interested in purchasing a house (pay in cash) and being a retired U.S. military it would have to be close to a major U.S. military installation. It would be a dream come true for me.

For the first property, it requires serious renovation and the kitchen is generously sized by Japanese standards. I find Japanese housing tends to be more efficient in terms of usability than most housing in the Asia-Pacific. Hong Kong on the other hand the builders have failed to make it efficient and the housing doesn't feel that spacious at all. The second property on the other hand, their Genkan is rather low by Japanese standards.
What I don't understand why japanese peoples do not buy ,renovate and rent these, even their locations are more than their prices ,i really do not get them😮
After 2 decades of falling property and accustomed to underutilized property, most people are depleted. Also, they like modern. Professional standards for refurbishment. Generally Japanese aren't very efficacious investors. I.e. postal savings deposits getting 1% or less. Inflation 4%??
Which one would you rather buy?

Do you ever have an inspection done before you buy your properties?
electricity or plumbing can be quite expensive... and of course structural issues!
wonder how much percentage for property tax? Thanks
Are you currently aware of properties in inzai? I like the wooded areas specifically. @@tangtang.y4030

I agree. I liked the first one a lot. It’s going through renovation now. Excited to see the change.
I like the first one better but would buy both. There is so much I could do with them, a lot of potential there.
I agree ☝️👍🏽
Wow one of my favorite you’ve toured so far. What a great price.
It really is!

Love the insight!
Gorgious, the potential. I like these way more than the new ones because the changes you can do to these old houses is just way more visible.
I agree 😊
It’s a beautiful tradition to see you follow with ‘Ojamashimasu’
every time you enter a house, even knowing it’s been locked with no one inside ~
👍👍

It’s lit keep up the good work yo
Thank you 🙏🏼
Great content dear Shu! Thanks a lot for sharing with us these Akiya houses. Nice and very cheap if I have to compare with Paris, France. 🙂
My pleasure 😊 Merci 🙏🏼
Can foreigners buy properties in Japan. I love Japan so much. Polite and honest.

Hi Matsuo, thanks for sharing. If I want to tear down and rebuild the whole house with a similar size, may I know what is the ballpark figure?
I want both, the 1st one id live in and the second one id have to rent out for work exchanges
Bro, you are the light for the Gaijin who wants to settle down in Japan. 1,000 thanks for your quality Video.
Happy to help!

Hi Shu, based on your experience, how much capital is needed to get at least 1500/2000 $ of profit per month from renting houses in japan? Like 200k?
Congrats on your new Rav 4. 🚗 Can't go wrong with Toyota. Owned Supras for years. Older now, drive an Audi. 😀Chiba is New Jersey......hmmm, interesting comparison. Great review. P.S. Texas lady here. 👍👏❤😍

Congratulations on your new car🎉 Do you post videos before/after renovation? 🙏
great questions.
Yes I do! Stay tuned
Matsuo-san, when you say "Rebuildable" does it mean that you can trash the property and build a brand new and different one on the land?
Great job on the vlog Shu san.

I’m living in Chiba and waiting an Akiya in Kashiwa Chiba in your vlogs
I think you for your videos. How do you enter to a property without an agent? Is there a website or somewhere where you can contact?
Hi can u share how much the toyota costs?
