    VICI Properties Inc. (VICI) from their website: “VICI Properties Inc. is one of the country’s largest owners of gaming, hospitality, and entertainment destinations. VICI Properties Inc. is an S&P 500® experiential real estate investment trust that owns one of the largest portfolios of market-leading gaming, hospitality and entertainment destinations, including Caesars Palace Las Vegas, MGM Grand and the Venetian Resort Las Vegas, three of the most iconic entertainment facilities on the Las Vegas Strip.”
    VICI Properties is an investment grade real estate investment trust (REIT) that offers investors a dividend yield of 5%. This REIT appears to be attractively valued based on historic norms and the consensus forecast growth rate going forward. Furthermore, since the REIT went public it is outperformed the market as measured by the S&P 500 on both capital appreciation and dividend income.
    VICI Properties Inc. is one of the most requested stocks that I have been asked to cover by subscribers. However, even though subscriber requests are greatly appreciated, they cannot always be comprehensively researched.     vici had a great deal with black stone not to long ago so I would think they could be closer to 10% growth in divi but that's just me guessing not really doing the match.

    Love the format. Liked that you demonstrated how to use fast graphs to look a one stock at a time. Reviewing one stock at a time allows you to better demonstrate nuances to illustrate the tool's value. An example is how the historical graph can be adjusted on the fly to better represent what has occurred over the last 4 years. Also, I like how you used the performance and forecast graphs to fine-turn your reference line to what may be a realistic value, given what the other graphs indicate. Thanks for this short and informative video.

    I try to do my research and DD on my stock selections. But even so, everytime I see one of my holdings come up as a subject I am not sure if I should be scared or proud.
    Thankfully I came out ok on this one.

      Nothing has changed just the price... until next earnings or other situation occurs that impact its business fundamentals, I think the last video is still valid only with a lower stock price. If the info available in the blog, annual report 10K, Chuck's video, tenants news and earnings call you are not convinced, then move on. This one looks good to research.

    If the dividend is well covered by free cash flow, I don't see why not. But more research is needed.

    I own & prefer $O Realty Income & the bdc Main Street Capital (MAIN) over vici. In retirement, monthly dividend payout is preferable IMO for managing monthly bills. vici's quarterly payout is a no.

    Gamble on 5%? I'm still gambling on MPW. Losing credibility on most of your picks since I've been watching. (12 months) I get it you're in it for the long haul, but a 30 or 40 percent haircut can take a very long time to recoup.

      You must be a newbie on investing. 12 months is nothing. Try 5-7 years. I can testify that Chuck is rarely wrong. Go back 3 years or longer and check out his videos back then, randomly pick 10 stocks he analyzed and said as a “good value or good buy”, and look at their individual total returns (price appreciation + dividend), and draw your own conclusion!

      A diversified portfolio is crucial for new investors (less than 20 years in the market). If not buy an index and keep buying until you have 10x annual income

      Start with a core position that is VTI or IVV = to 2x annual income. Then add different asset classes or single stocks. My suggestion is cap single stocks at 2% of your portfolio. Plan to keep each stock for a decade. Warren Buffett said plan to keep a stock for 50 years. That strategy will make money for you. No one picks winners all the time. But a diversified portfolio will keep you out of trouble.

    My biggest concern of ViCI is the lack of diversification. The concentration in both one geographic area and focused on hotel/casino properties. Who knows though it may be a real bargain when the recession ramps up later this year

      They collected 100% of their rents during covid and these properties include the gambling licenses so if they stop paying they will be out quickly for a new tenant.
