  • Police and judges are not necessarily trustworthy, especially when it comes to safeguarding the interests of flat-buyers against the exploitation of builders. The deals struck between cheated flat-buyers and builders with the intervention of police officers have giant loopholes, which allow the builder to get away. Out-of-court settlements proposed by builders to avoid civil litigation are often meaningless or positively harmful to flat-buyers' interests.

    Very delayed and poor kegal system in our country. Justice delayed is justice denied. No judicial or customer rights reforms even after several decades.

    I wish I came across Mr Rao's TH-cam channel before I was dubbed of Rs,50,000 booking amount by Eden Ventures Pvt. Ltd Kolkata. It is a very important learning curve I am going through. An unnecessary one in life. Thank you Mr Rao for educating us and opening our eyes.

      So sorry that you are were scammed ! Take it as a lesson learnt for Re 50,000/-
      No amount is small but there are people who have lost in multiple of lakhs due to real estate mafia !
      Sad reality of common man in our country 😢
      All we want is a roof over our head from our hard earned money but even that basic right is denied by our lackadaisical corrupt system!
      A country can never call itself developed till basic necessities of its citizens are met

    The humiliating thing is when they are offering a “settlement” that is unjust to the customer, they do not say it as a settlement, they term it as “GOOD WILL GESTURE “ 😮 !!
    The points you have mentioned is true but in reality it is not possible for common people ti fight tooth and nail to get justice. Our judiciary system along with corrupt builders tire us out 😢 leaving us no choice to accept whatever so called unjust settlement! We are slowly but deliberately pushed into that mode of acceptance
    So, my view is, practically it is better to assess the overall situation, time, personal, professional, and family commitments and seriously think of accepting that “settlement” , take some loss and move on than put up a fight against the system !
    In life we have to choose our battles wisely

    Unfortunately in Bengaluru paid lawyers even are not giving so clear guidance to their clients...don"t know how people in legal profession have started behaving like that...where ever the common people go the so called saviours are sitting ready to mislead you ! Very sad situation for the people indeed...people having law degree and license even have fallen victim to our rotten system !

    Great explaination sir ji ! We are path of redevelopment of our co - operative society ! What you are saying it's true ! May it's happen with us ! I request you to that, if it's happen with us give us strong advice and idea against builder's. By that flats owners will not be fooled !

    sir, this has happened with me in criminal court, Goa, when the builder was arrested and was produced in court for bail.. judge asked me whether I wanted to put builder in prison or I want my money, I said I want money. judge told the builders lawyer to promptly arrange to pay their amount and settle the matter. then his lawyer told me to meet at a bank tomorrow to break some 30lcs FD and to make my payment. no sooner I agreed to that the judge granted bail to the builder. and next day the same lawyer tells me that since case is registered against builder , we might as well wait for the final outcome to make the settlement.
