    $50 for a non refundable application fee...just to be told that you don't qualify. What a grift...

      Uhhh, that cost is charged to the landlord by the comapny that does the background, credit, and reference checks. Considering I have a tenant who has stolen $40k in rent and utilities from me in the last two years, and who has guaranteed income from a government pension (which is exempt from court judgment), I wish I had charged him $1,000 for a full FBI investigation of his background, along with a psychological profile.
      This moratorium has been a horrifically evil government intervention into property rights. Politicians and renters are going to pay a heavy price for it

      High application fees are no guarantee that someone won't lose their job and not be able to afford rent.
      We don't know your tenants side of the story so we take your story with a grain of salt.
      What about the good tenants who pay their rents and landlords still hike up the rent?

      When I went into the "business of renting" I was not told, nor even remotely imagined, that ONE of the risks was that the government could completely take over my property rights immediately and indefinitely, without even allowing me to withdraw from the business, and force me to pay an unlimited amount of tenant utilities as well as their rent in cases where their income is judgement proof.
      Had anyone told me the government could be that evil, I'd have never gotten into the business in the first place.
      I can't speak to why every landlord raises rents. My properties all rented for below market rate because I didn't want ANY vacancies. If you put the rent so high the property sits vacant for months on end, you're simply shooting yourself in the foot. So I cannot speak to what other landlords do. I can say that no landlord wants to suffer vacancies just so they can charge higher rent. A paying tenant always beats a rent increase.

      That’s reasonable. It’s not if your taking $50 from 400 applicants who have little chance of even being considered. That’s when the fee should be returned.

      @@TrueOrigins1618 Its not 400 applicants. Its like 1 or 2. If you know you have really bad rental history you should be up front about it. Unfortunately, many with bad tenant history, bad payment history just lie about it. How else do you find the good tenants from the one who pay the first month rent and then you never see another penny?

    I don't understand how you can take 487 applications for one unit. As an apartment manager at a community of over 100 homes, once ONE person applies for a unit, that unit is taken off the market until the credit and background screening is complete and they are either approved or denied. And I always encourage someone to make sure they want to proceed before applying and give them all the information up front to know what fees are refundable and what fees aren't so they can make a good decision for themselves. All of the individual fees, washer, dryer, fridge... that's disgusting to me. That should ALL be included with the rent. Landlords that pull shady business practices like that should be exposed like the thieves they are!!

      You don't give them all the info up front unless you allow them to see the EXACT apartment they will be renting, and corporate landlords never do that.

      @@do9138 In this competitive market, most of my residents pre-lease, means they are applying for an apartment in the future that is not able to be seen yet. We are about 2 months out currently pre-leasing for mid-to-late July apartments. I show them a comparable style apartment, explain any differences and show them photos if possible. However, most people don't see their exact home until they move into it. If they wait until it's vacant to rent it, it's already too late as it's already gone.

      While 400 applications for one unit is excessive, I think a handful are ok. After all, most applicants understand the risk of the first come first serve process.

    I have 16 unit apartment building. I have a fixed mortgage. I
    refuse to raise rents beyond the increase in my costs for taxes,
    insurance and repairs. To other land lords: good tenants are an asset.
    Be kind and it will be a win/win situation. I need stable tenants and
    tenants need a stable place to live. What goes around, will come around.

      I am a local Realtor in Las Vegas. Some companies will for sure keep the money and others will give the fees back. Some places don’t even take money until they process the application; in some cases, if they don’t get to process your application, your fee is never taken. It is an awful situation with the ones who are greedy and just take all the fees they can get and flat out state that there is no refund. That’s why people need a good realtor they can trust to call and advocate on their behalf before submitting an application and app fee.

      Hahahaha, THAT'S the crazy part! Depends where you live in the country, and upon which side of the landlord/tenant fight they're politically and judicially aligned. I've lived in numerous states, and I can confidently say that here in Ohio, they're EXTREMELY pro-business, thus pro-landlord. I've never seen a place where soooooooooo many slumlords/scammers presenting as renters, knowingly and publicly do successful business for decades, generally without consequence. They're EXTREMELY and legally tricky here. The fine-print of the online app might say something like, "you have 72 hours from time of submission to withdraw your application without penalty." However, when speaking with the agent regarding rental interest, they'll indicate something like "the unit won't be ready for three to five days." They routinely and intentionally gaslight the applicant as if the app being approved is a sure thing, fully KNOWING that the applicant will be technically beyond the refund period.

    These fees could be regulated. I manage 400 units and don’t charge application fees. It costs $12 to run a credit check. $90 is insane.

      I can't remember the exact amount, but my lawyer ran an inquiry for me and only charged me around $20. She said it doesn't cost her as much to run LexisNexis or Sage Stream as it would cost me to do so. I am SURE these investment firms that own these properties can run their search for cheap.

      We just paid 150 each for application fee. Husband and myself . we have been paying 1600 a month for a two bedroom . A couple weeks ago our air and heat broke. It took them nine days to fix it. Nine whole days of missery. Our home was so hot we barely sleep. I'm done moving back up north as soon as my lease is up. Two years ago we could rent a entire house for eight hundred dollars and now we can't even get a apartment for that. I'm over it. Sixteen hundred dollars. And I'm told it's going up alot when the lease is up. Law makers have to help us renters or they will find a major surge in the homeless population.

    I am surprised to see fridge, washer and dryer fees. I have never seen these types of fees before. I thought these costs are part of the rent. It is the basic for rental to include fridge just like a stove. Soon we’ll see fee for a toilet.

    Someone can just throw up a fake listing and collect fees to the tune of tens of thousands. Keep those fees and make a good sum of money and never report a single cent to the IRS. Highway robbery and nobody in power in doing anything about it.

      Big deal. I lost $40k in rent and utilities from ONE tenant. He had a guaranteed govt pension yet refused to pay a dime of rent or utilities for 2 years, and he's STILL in my property.
      He refused to participate in the rental assistance program which is now closed because the money ran out.
      The government moratorium is pure evil. Forcing me to house and pay for this deadbeat with no recourse is beyond criminal, and Governors, Mayors, City Councils, Courts, have all told Landlords to phuk off and dye since Mar 2020.
      I hope politicians and renters pay a very heavy price for this evil. I'm getting out of the business and have already sold off a few properties. The stock market will treat me infinitely better.

    It's true, I had a neighbor who would charge a high application fee, stack multiple applications and profits were high. Keep in mind, 98% of all the applicates qualified and were cleared for the apartment. I can guaranteed this happens everywhere.

    Some of the fees are crazy. There should be laws to protect renter. However there should be more laws to protect landlords from squatters.

      There's few that protect tenants from being kicked out when the landlord is legally able to raise rent every year.

      Rules, regulations and restrictions is what changed the rental business into what it is today. Landlords got royally screwed during covid. Now they are much more cautious who they rent to. Calling for more regulations will only make matters worse.

Sadly there are people on both sides that cause rent costs to go up by destroying a place a landlord worked hard to buy and fix up or slumlords who put nothing back into their property or properties.. And during COVID the illegal government control that many tenants looked at as I don't have to pay rent led to companies buying and leasing properties and they have also raised rates. Many people who kept reasonable rental rates were destroyed. Many reasons why rents are so high now

    I was a Realtor for four years and have seen brokers have a qualified renter but still collects thousands of dollars in application fees. As a matter of fact, unscrupulous dealings was why I left the profession and it is a shame that every day people get caught up in landlord greed.
    On the flip side, I was a landlord of a my personal rental property and I had tenants who didi some of the most disgusting, shameful things to my property so I can see why landlords act the way they do. They are taking a huge risk.
    I do agree that to stop the application fee gate government should require a landlords to unlist the property while they qualify a tenant, then re list it if a tenant is not qualified. This could be done using a computer program.

Well I can list my house for rent and start collecting applications fees and collect the money and turn everybody down because of credit or income or background and keep the applications fees. Hiking up application fees is no way to predict whether or not someone will wake up one day and not be able to or choose not to pay their rent. Mere applicants are the wrong people to go to about this. People need to go to their lawmakers and demand changes in the eviction laws. Overcharging applicants will never guarantee one will recoup the months, even years, of money not paid.

    Why collect more than 6-8 applications on one unit. They have realized collecting app fees is more profitable. They should be cited. But law enforcement doesn’t regulate this nor does the IRS so it’s money the can secretly pocket.

    It’s the same here in FL my apartment rent was advertised as $1200…I actually pay $1500 for my 1br apartment. I’m glad I have a good job, because I live alone and don’t split the rent. I can’t imagine a single parent.

      My rent was raised from 1,700 to 2,600 when my leased was due and is one bedroom apartment. I'm ok with it because the place is huge safe and the area is gorgeous. My children live 3 minutes from me so is convenience. My kids did the boomerang 🪃 and live with me temporarily when they got out of military. They now own homes, I rent because there's no way I'm buying a house when I know that our economy is on life support and will eventually crash. My daughter wanted to buy me a house last year and I said, absolutely NOT.

    I charge $35 application fee to pay for the background and credit check. I can’t understand why they would need $100 for an application fee. The pet deposit is normal business. Pets cause wear and tear on property.

    In my town anyone who has application fees and other fees that raised the cost to move in, nobody in town will rent any of their homes and they either leave town or go bankrupt. Yalls cities and towns should come together and help each other like that

      really? have you seen the post COVID rental market? A lot of the Ma & Pa landlords were driven out of business by the eviction moratorium and the surviving landlords are doubling down on tenant verification, and so the supply of affordable housing is very low. You know, supply and demand. The application fees are just pass through cost from the credit agencies, HR departments, and tenant history companies. They are the ones who are drive up the apartment fees.

    THANK YOU FOR HIGHLIGHTING THIS! You are my heroes. This is happening in Bend, OR as well. We tried living there and could not afford the application fees due to the fact that every single apartment had waiting lists and application fees just to let you sit on the waiting list. We had friends who would just suck it up and lose that $1500. A lot of contracts actually state that if you find a different apartment to rent, they can legally keep your money. Such a racket. If you have 50 couples on a waiting list, $50 apiece, and only 20 get approved, that’s $3000 in free income for that apartment. The woman in the story is so right- that’s money that families need. There has got to be a way to protect landlords and future tenants from this totally predatory practice.

    Ive lived in Vegas my whole life born 71. Up until maybe 2 years ago you could rent nice place in Henderson or Summerlin for $900 or $1000. Newer condo or townhouse at least. The rent now is absurd not to mention the fees that is highlighted on this story. Ironically the prices for rent have doubled since pandemic started. Even with a nice income job and good rent history you have to scratch and claw your way just to get considered. Vegas has few downsides just like any other city but it was always affordable. Its just nuts now..

    This is a racket. You rent the property or not. What is in an application fee. All fees should be paid after you are approved. Fees to use the fridge and other appliances is plain American Greed. The property owners get tax breaks when renting out a property. Maybe some of these tax breaks should be shifted to the tenants. Landlords are going to cause legislation to be past that will hurt them in the future. And that won't be good for the industry.

      Application fee is used to process the application, run a background check for evictions and debt, run a credit score. It cost money to do that. Someone has to take the time to do it. Therefore there is a fee....Also its a way to see what the tenant will pay. If they are going to complain about $50-$75. They're probably not that financially secure. I wouldn't rent to them. And you don't need to rent the refridgerator or washer/dryer. Can buy your own if you want.

    fridge rent? i never even heard of these fees most of these places are charging for ... my place told me a price to move in then when i moved in they charged me extra and tried to say that i owed them money . how come we dont get taught these things in school. nobody teaches you how to fight and combat things things for getting tooken of advantage of in america ... this is so unfair . its leaving people helpless .... and really people dont even care,i was waiting on someone to speak up about this especially for these apartments complexes

    That's normal practice in Hawaii, you have to pay 1st and last months rent plus fees in order to move in which is upwards of $6,000. It's ridiculous

    I was charged an application fee and the landlord didn’t even have the decency to inform me that I had been denied. I sent a scathing yet profanity free email telling them that I didn’t appreciate that treatment at all and the least they could have done was sent an email saying they hadn’t chosen me since they basically took my money.

    I'm a landlord, and I only take 1 application at a time so that no one wastes money w/ the $50 credit/background check fee. Sometimes 2 can come in at the same time, but if the 1st application is approved, I refund the second applicant's fee. I also let potential renters know they can call me b4 submitting the online application to make sure no one is ahead of them. If there is someone ahead in the queue, they can wait 48 hrs to see if the original applicant is rejected. If so, they can go ahead and submit the application and pay the fee at that time. Rent includes appliances and basic utilities (water/sewer/garbage), except for electricity, cable, and internet. I have to charge a pet fee ($25-$35) because they sometimes cause damage and the move out cleaning is always more.
    If you are fair and prompt resolving issues, word gets around and you benefit in the long run.

    I am a landlord but I'm not as greedy as those bastards. I never charge unnecessary fees to the tenants; I used online screening tools for around $35. I sometimes even refund those fees to poor tenants who are really in need.

And if you take a deposit from 1 person that's it, you can't take anymore! What is going on here??? How is this allowed to go on? And don't tell me squatters and identify theft. Had my fair share of crazy. Nope not hearing it. Ppl need to be able to live and rent homes. Stop praying on the vulnerable.

    23 years ago and the last apartment I lived in I move gave notice and the new apartment turned me down and I went straight to a realtor and bought a house with a 20 year mortgage and I never looked back that was 1999 and 2019 I payed off the mortgage now every nickel and dime landlord and two for a penny investors wants to buy it from me but I will never sell and go through the bull shit again I will live in my house debt free no credit cards both cars are payed off and I found nearly 3 grand a month to save and love it

      The landlord if not paid during the pandemic can carry the loss of money as a liability in their taxable yearly reports and the tenants that did not pay rent have ruined their credit reports for 7 years with a recorded debt in their files.     I am born n raised here in Vegas the cost of living is up n considering the hourly wages are not caught up to pay these rents. I have been in my home right now 9 years my lease is not up again until August our landlord during the pandemic we lost work but only fell 3 months behind chap paid it for us n we have not been behind since like other families that nvr caught up n still owe. Jan of this year our landlord said come this August she was raising it 200 fine we said. Then weeks later says she was going to 500 in 45 days n my husband was like wow. Then Feb 1st we paid our rent n Feb 2nd her husband comes back with were selling u have 60 days to get out cus we are older n had covid n we just want to sell? We were in shock felt taking advantage of not appreciated for being good tenants n I found out the time to sell is now cus they are getting 4 times back the money they paid when they bought the property. We are pissed but got to move on two days ago we put 150.00 down for application fee n everything was submitted n the girl said we had to pay a lil more to get in we said fine n she said because of that we need ur social security cards my husband lost his n it takes weeks to get it we had forty eight hrs to bring it in n they knew that was impossible cus it comes by mail NVR telling us this she assumed we had our card n they literally took our deposit n the move in wasn't til the 13th n they couldn't wait n cus of this our application was automatically denied n u can't reapply for 6 months cus we didn't have that one document we needed n was NVR told about it until after he paid our application fee 50 per person n 7 dollars extra for something else they took our money. My advice is if ur going raise rent it should only be allowed a certain number under a 100 dollars for a certain time of a year or years cus u are not caught up with cost of living with employment it is Damn near impossible to afford anything else then rent. Stop stealing our application fees it's robbery! Landlords karma is coming.

    I'm a landlord and I dont do this. Just $50 application, with 2 month deposit. When I didn't charge it, every time the renter would become a squatter and not pay and it was hard to kick them out with covid laws. It happened twice before I started charging. Now fees to use fridge? absolutely ridiculous. I feel for renters, but I those covid rental laws really hurt. It is usually the corporate landlords that act like that, not small ones.

      The moratorium was mass slaughter of landlords. In Seattle, the Moratorium is being extended again, and get this, renters are forming a group to demand they have the right to free housing, free rent, free utilities - and its backed by some of the City Council! In Seattle, the rent and housing crisis in Vegas is now destroying the Valley. No one can now afford to live there! Insane. Casino's already can't get workers, and now, by summer, a mass exodus of Valley residents will be forced to flee! Reducing workers even further.

    As a landlord I can tell you many renters are not honest on their application. I have to pay money to find out they lied on their application. I wish there was a standard system for pre-approving renters like we have for home buyers. That way a renter could just show their pre-approval which the landlord could instantly confirm online. Or even a rental history online managed by independent companies that could be checked. Maybe even a blockchain.
    The unfortunate reality is dishonest renters are costing honest renters a lot of money and stress. Landlords don't like it either.

    The government can do something. It can make it easier to evict people if they're not paying rent. It shouldn't take 6 months to evict someone when they're not paying. This is why landlords do background checks.

    Here in Reno. Besides paying an application fee. A hold Deposit. They also want to see a prepaid renters insurance, for the first 6 months paid up front. Otherwise, you aren't given the keys. This is for rental apartments that aren't even homes.
    They do request links to your online banking, and employer online payroll portal for verifications back 4 months. Anything paper printed from your bank, and printed paystubs are rejected.

    I get why they have all those fees. Some people lie straight to your face about income. We own town home, and this place was just newly built, and we let a tenant move in with bad credit. We felt like giving this family a chance they had 2 babies. They lied about their income and didn't provide accurate info about previous rental history. They also had more people living in the house, and they also lied about not having a dog.
    When the lease was over my brand new town home was completely destroyed! Land lords are not a huge (corporation!) We took a huge loss in repairs that off set the whole year of renting this place. People, I don't feel bad about the fees.
    Some people are just pigs and don't take care of something its not theirs. So land lords are just trying to cover their behind!

      Yes, there is always bad apple out there, but landlords should still try our best to run business with good morals. Agree, renters need to pay security deposit, pet fees and cleaning fees, but keeping application fees even if you don’t run their application is not right. I think doing some preventative steps may help you weed out bad applicants. Make sure u always state that you do a detail back ground check on your advertisement. This helps to weed out some bad applications. Before hand out application, advice applicants that if you decide to pick and run their application and if there’s discrepancy shows up, you have the right to not pick them and they will lose their application fees. This encourage applicants being honest on their application. Discrepancy is sign of dishonesty. Not a good applicant! Call their job to verify employment status n check for their recent 3 months of pay stubs. If their credit is not that good, ask for co-signers. If they can’t find co-signers it says something about that person. Let tenants know that you will request a walk in check on your property every 2 or 3 month to make sure things run smooth in your property. Hope this helps.

    Just remember that property manager works for the owner, so their loyalty is to the owner. Before moving in, make sure to take photos w dates showing any damage and the condition of the property. Make sure you check reviews on the property management before signing a contract. If you do move in make sure to record calls and emails for future use of you have to take them to court.

    I have 1 rental property. When my tenant in 2020 stopped paying, it was frustrating because I informed them I was willing to let them pay as little as $100-200 a month, for a $700 3 bedroom house, as long as they attempted to pay something. Months would go by without payments or the tenant answering phone calls. But they were still paying to keep the power on, the gas hooked up and water to my property. But I ultimately had to evict them as soon as the courts would allow me to……in June 2021. A year and a half later. I don’t charge application fees, but finding a renter that will have stable income and not be a criminal or a squatter takes time and money.

      read my story above.
      it is a simple matter to discover when there will be no one home at the rental property, enter through a back door. place a skillet full of grease on the stove, turn it to high, and lock the back door on he way out!
      your insurance will cover any repairs and lost rents if the house is NOT livable.
      i know because we had 3 units on 10 apts each at 1 complex, and the fire dept determined that a tenent had left a pan of grease on the stove when they went some where which resulted in 3 apts being unlivable! the apt the fire started in, had a burner turned to high position and fire started above that burner in the cabinets!! skillit was on that burner.
      if i ever have rental property, i know exactly how to get the tenet out if i desire!

    I'm a property manager in FL. There's a non refundable application fee for our rentals but it goes directly to the screening service. It does a credit, background, employment and renting history check. We don't see a penny of the application fee. I'm not sure how these greedy landlord are taking the application fees without providing a service.

      I'll take a guess: bad credit, no credit, no savings, no job, no nothing. In addition, people are competing for these houses like crazy. The really rich ones, whether they're from out of state or local, are literally paying in cash and often times its far over the asking price. So that leaves the average person in this city with the short end of the stick. Housing is in high demand. People don't have enough money, for whatever reason. It's a revolving, predatory circle of sh*t.

    This is the same thing that is happening in Denver. Rent here has been going up every month to every two weeks lately plus all of the ridiculous costs, another new, outrageous fee is added every few months, I have never seen such greedy people in my life. the new rip off now is landlords only giving month to month leases. That ensures that they wont miss out on the new monthly price hike for rent, because if you can't pay the price hike, you have to move in thirty days anyways. It's really overwhelming, especially as I didn't get a free two year rent break as so many people have, the same people who have now made it impossible for people like me who have always paid their rent, to even get a place. Thank you, I'm now homeless.

      COVID has only helped to speed it up a little, this has been going on from decades of people moving from California and all those house flipping shows, my own family was getting priced out of our hometown way before the pandemic.

    Property owners are literally charging an arm and a leg for non-refundable application fees and never renting to anyone. They NEVER have to rent to anyone because they are covering the mortgage for their properties from application fee's.

    Renters who do not qualify would call it robbery. Those who don't manage rentals have no idea the amount of work that goes into checking out every single application. For something that is time consuming, it is a waste of our time doing this for tenants who don't qualify. They should stick to applying for places that don't charge application fees.
    The issue isn't the money they lose, they still have to qualify. That places the responsibility squarely on the tenants. Why should we waste our valuable time doing the work for bad tenants? We didn't cause them to be irresponsible. Qualified renters don't have the problem getting into a rental after 1 or 2 applications. I just wish I had qualified applicant within a week of advertising my rentals.

      Exactly. When I have ever rented, my wife and I have always gotten the rental we applied for. High qualified renters have zero issue with the application fees and that is the whole point of charging fees, to increase your chances of getting good applicants.

      @@AJourneyOfYourSoul A dear friend of mine owned a nice 6-unit apartment complex, older and well-kept and updated. The money she made in rent offset her expenses for the complex, mostly, and paid her retirement. She was very strict about who she would rent to. Of course, she did background and credit checks and she paid a company to do them. Additionally, her lawyer drew up a standard contract form that met her demands as to the quality of applicants she would accept. That all cost money. She would only rent to employed, MARRIED couples, usually younger, and/or older and settled. And no kids or pets. No foreigners (certainly no illegal aliens or "refugees") and no welfare moochers of any kind, including section 8. She charged a deposit and first and last months rent per contract. The tenants paid the utilities. Her rule on noise was that if the racket could be heard out in the hall, then it was disturbing someone else and it had to stop at once. Excluding normal noise like a vacuum cleaner, etc.
      But no disturbances, otherwise. She attracted a very good class of renters through word of mouth alone from current renters. She ran that complex very well for herself and her tenants for 40 years.

    $75 x 400 applicants is 30k🤔. 75 x 100 applicants would be 7,500.00. The landlords can literally make more than asking rent just perpetually keeping the unit on the market and never renting it.🤔🤨 It's a hazardous notion but plausible and achievable 😬

    This is exactly why we did not look for a house. My 2 Nephews live with me and we were looking and they wanted $100 per applicant that's $300 per application for one house!!!! So we just moved to a three bedroom apartment in the same apartment complex paying $1900 a month. The apartment is way over priced last year a 3 bedroom was 1500.00 , but It's cheaper than the alternative not wasting our money applying for houses that we have no chance of getting and landlord's and property company stealing our money.

    This will surprise all of you but these fees are perfectly reasonable. The application fee pays for the tenant rental history. Each application cost around $50 per person. And if you want to have an employment check done, most company HR departments now farm out the employee verification to third party employment agencies and they average another $55, per employee. Its not unscrupulous, it is doing the documented due diligence before turning over a 6 figure asset over to someone who you do not know.

    Our leasing agent just increased our rent by $315/month total rent now $1600/month. There needs to be a cap on how much rent can be increased in any given year. We have been in this house for seven years, never been late, we care for this home as if it was our own. My husband and are both disabled, so we are on a fixed income. Things need to change!!

    The root of this rent raise is because there is no restriction on how many houses the big investors, corporations, rich Californians can buy. Due to the already shortage of housing and all the big investors buying all these houses costs shortage even worse, so prices raise on housing and therefore rent raises too.

      Nah, the main cause of rent increases is supply and demand. They were just saying there were hundreds of applicants for each rental. That will obviously drive up prices. Supply has to be increased if you want rates to fall. If there aren’t enough renters for the available properties, they will have to drop rents to attract tenants. Some of this is the result of the eviction moratorium. Regardless of the politics, millions of people who would have been evicted have not been, which has significantly restricted the supply of rentals.

    It’s crazy because with my apartment complex they basically forcing people into stuff like using a certain cable provider or administration fee (which we never had over the past 9 years I’ve been here). It’s like they’re complaining people aren’t paying rent and walking away…… but I see why they’re not.

    Application fees are like pet rehoming fees. You need to do whatever you can to keep the riff raff out. I let my applicants know right up front what you need to qualify. It is not my fault if you want to turn in an application when you don’t qualify.

I wish the cost was mandated and you did one application at a time and the first qualified application gets the rental, return the application fee to anyone still in line. As a landlord, I would have zero issue with that. All I want is a good tenant that pays their rent.
      I don’t like nasty landlords either, just as good renters hate bad renters. The bad just make it harder for the rest of us.

    Hey renters, the gig is up - the Pandemic caused a lot of damage for Landlords big and especially small. Landlording is a business - period. Background checks such as criminal, eviction, work history, and credit cost money. As a Landlord, I charge $45 to offset what I am charged to help review applicants. Additionally, you know your situation better than anyone, I list on my website how much, what it includes, and most importantly THE FEE IS NON-REFUNDABLE!. So do not tell me your credit score is 770 and when I get the report it is 520 with three bankruptcies, two repo's and 14 open collections in ten years - I do not want to hear it! So grow up and take responsibility for yourself.

      Do you have any skills? Would you have to go to school and take on debt? Would you learn to code or go into the trades maybe?
      Either way you will avoid such ACTUAL work like the plague and simultaneously crack the whip for other people to do those jobs so you can sit back and collect.

      * getting my first job at 15 (I lied on the application stating I was older);
      * working my way through college full-time while working full-time graduating in six years with zero debt with a bachelor's degree in Economics from one of the top 10 Catholic Universities in America;
      * gained marketable skills in Finance by using critical thinking skills ( I'm sure you know what those are - right?);
      * raised a family while buying two homes;
      * Putting two daughters through college both graduated with zero debt one is CPA and the other is a nurse;
      * paying off my primary home and saved cash to purchase two investment properties zero debt;
      * ability to volunteer my time to help people gain financial literacy;
      * most importantly, I provide safe, affordable, and comfortable housing to my fantastic Tenants!
      I am sure you have done way more then I have so I will wait for your response...

Even if you do qualify for the property they say you didn't and they repeat that crooked process over and over till they either sell the property or finally decide to rent it out after they feel they have collected the money they wanted out of it beforehand.     We are looking to find a new place, current landlord are selling and everywhere wants 1st, last, deposit plus fees. So approx $11,000 just to get the flipping keys!!! That's so insane. But they have 100 apps already. What a lame system.

    I like: in my community who say "pets allowed" and then when you call later you find out that for a 300 pet deposit + 300 pet fee+ 30 pet rent every month. That to me is not "pets allowed" in my opinion, especially when I have to dig to find out the true information, it should be advertised or the owner forfeits right to charge. Up front charges is a GOOD thing.

      You do understand that people do not want to allow pets in a rental it’s very common in every single state that people do not train their animals and the pets will destroy houses for no reason we can’t find anywhere to rent that will take 2 big dogs every pet friendly place wants only small dogs and they refuse to let us build a fence because we do not want to rent to own I refuse to buy a house with all these horrible contractors so I have no choice but to rent

      Most landlords don’t want pets, they damage the property. My ex rented out his old house, ended up paying thousands after a tenant let their cat piss and poop all over the house and never cleaned it up. He said never again.

    In Florida I learned that they could collect as much money as they possibly could legally for application fees.... Washington apartment complex that was full so there display unit three and four times a day. A hundred dollars for applicant they were bankrolling.

    I had a tenant a father with 9 kids (boys) he lied that he was working he had bad credit so he would use his boy’s social Security number to rent. Ive also had tenant’s that would steal the washer and dyer’s and stoves that’s just expense that they give us to pay. If tenants would just make payments of the over due rent they won’t be haveing problem’s in finding a new place to live at. I’ve had tenants that had the money to buy a new car and not pay the rent they wanted a free ride from the state and government. Now they are paying for it

    In Las Vegas,you need too make /income of 3 x the monthly rent payment,have a 670 plus credit score,NO evictions/late payments of any kind in the last 7 years,
    So unless you are making $80,000 plus a year,you can forget renting a house in Vegas.

    Being a landlord is a business what people don’t understand is that rent money is also putting food on your landlords table etc. It’s not personal and it’s what landlords have to do if they don’t want to get ripped off or cover themselves if tenants somehow damage the property.

      You must not own real estate because insurance, taxes, maintenance/building repair materials when tenants tear up the place etc have all gone up substantially rent has to increase to cover it. Rent is high, but owning rental property is expensive too. There’s a lot more expense that goes into maintaining that property than just paying the mortgage. In order to make any money, cover the taxes insurance etc a landlord almost has to charge double for a rental property than what their mortgage is on that property. Like I said it’s a business not a charity. Unfortunately people just don’t give a damn anymore when they rent and 99% of the time they leave it a disaster or leave owing back rent and their deposit doesn’t even cover a fraction of the damages.

    Paying rental fees for appliances is egregious. The rest is reasonable. The pet rent is a bit high but some people will let their pets absolutely destroy your property and a pet deposit just doesn’t cut it.

    Its real bad here in Florida. A lot of places its $175 for the application fee and in some cases and additional $250 or more for a so called administration fee. All of course non refundable. It should be illegal how much money they are charging folks just to be considered.

    That is what happens when you rent, also when you keep allowing more and more people or out of country investors into the country when there isn't enough homes and buildings to live in. Best thing to do is like alot of people do, multi generation live in a home and buy homes as needed to spread out. Or buy land and own a camper etc.

    As a landlord, if I am not allowed to charge an application fee, I will just have to charge higher rent.
    Customers ALWAYS pay 100% of all expenses in any business or the company goes out of business.
    Everything is always passed down. It isn’t just landlords, but all businesses.
