Beautiful land, forest, stream and waterfall. For buildings to rent for guests to live in temporarily it works but as a permanent residence or weekly use every week-end by the same family I'd stay away reason is at 9:49 which explains the mold which is not only in the main bldg but elesewhere as well. Beautiful, truly beautiful scenery though.
Totally agree with you that the mold problem needs to be resolved. Mold issues is a very common thing in houses here in the south of Brazil, especially the older houses

It depends what you need. We bought 30.000 m² near Sao jose dos Campos. We have two small kids and need some infrastructure, like hospitals and good internet. in the south you can find good prices but take attention if the region is sensitive to Enchentes( water levels) or tropical ciclones.
I've yet to visit a place in Brazil where the churrasco was unimportant. It seems to be a national thing, and I somehow suspect other South Americans find it equally important.

Yes there are some restrictions on how much land a foreigner can buy. It varies in each state but buying a small amount of land like this property would not be a problem.
It is better to get in contact with a professional. Here on youtube there is a channel called "Do Campo Imobiliária", which deals with properties such as these in this region.
Some good websites to use are vivareal, imovelweb, zapimoveis but you will need to contact the real estate agents as they do not advertise all the properties on the website

Not a all. Only in the specific area of the flood
The market in general has slowed down a bit as a result of the flooding but no major impact on prices away from the flooded areas
