I bought a property close to Gramado, 100 Acres for about $115,000 USD..
For who want peace and love nature, Serra gaucha is perfect

I'm looking to buy property in Santa Catarina and will be growing my own food. Do you have any encounters with dangerous animals over there? As a gardener I wouldn't like to be paranoid about getting bit by a poisonous snake etc all the time.

Just be careful going into arrangements to buy countryside, beach or border area properties without due diligence. As a Brazilian you can buy it and have the title in your name. But as a foreigner you cannot. And if you are a Brazilian married to a foreigner who has not naturalised, well, you are as a Brazilian then excluded from now owning Country, Beach or Border properties, as 50% of the property would then be foreign owned contravening the Brazilian property ownership rules, which are Federal not State rules. Some great places to buy, and the countryside is amazing, but know the rules first and don't get caught red handed as some have. Otherwise enjoy :)

    It looks absolutely beautiful there.
I live on a similar property with a similar view full-time in West Virginia. The price per square foot is about the same, but from what I can tell, the quality of homes there is much higher. My house was built well, but most of them here are stick construction on top of a crawl space, or are trailers made in a factory and designed to only last 50 years.
What is planning permission like in Brazil? Is it just for safety and practicality like in parts of the USA, or is it like in Britain where it takes around 6 months and the council usually denies requests?

Hi, planning permission is simple here, it usually takes less than a month and they accept most applications as long as they are reasonable. In the cities it is a different story.

@@nordicinvestor That sounds reasonable. Here, there is no planning permission most places, so walkable planned cities get easily destroyed by Wamart throwing down stores 5 miles outside the city (and then they artificially lower prices until all the local businesses go bankrupt, then raise prices a lot to line their pockets).
Also, a french drain by the parking area would fix or at least help the dampness. There is nowhere for water to go except under the house, which is why the wall is wicking up water.

It’s going to be extremely hard sell for me… whenever I see a wall with that mark of water I won’t ever think of buying it. My wife has a great trait for not wanting to be close to anything that has water damage. And that looks like the main reason for sale of that property. Unfortunately itt is at an angle where it receives a brunt of the water… also, it is tiny .. so. I’m sure that you’d be paying for the land. Don’t mean to poop on your efforts. But next time! A nice try. The views are superb !!

I agree with your comments. The cottage is not the best and you are basically paying for the land.

@@nordicinvestor hello! Thank you for your answer! I'm actually brazilian, but I have been living in Egypt for 7 years. I'm originally from Barretos-SP, and now I'm returning to Brazil with my husband. I like to see foreigners opinions about Brazil specially someone like you how does you're homework very well. My husband always studies your channel all do way here from Egypt. So we were thinking in some options like Curitiba, Florianópolis, Londrina, São Carlos/SP, Jundiaí/SP. We really need a place that is not so hot, with a lot of entertainment, also some foreign community for him, a proper structured city but not that huge, a safer place, with good nature options. If you have any saying about this cities I'll love to hear it. Thank you and have a great day.
