That's what should happen with all of these over priced developments in Jamaica! , they're trying to price people out of their own neighborhoods, It happened in Kingston and the same thing is happening in Portmore and old harbour, when you look at the price difference that developer pays to build a unit and the selling price, it's beyond ridiculous!!
Sir if you had 30 million dollars would you invest it in Spanish Town? Not me! The Townhouses are 40 million, they have lost their mind, this is not how gentrification dem still deya the ghetto Also outside of Kingston and Montego Bay Jamaicans aren't really apartment people they like to walk around their house and have yaad space
Lovely house, but, wrong location. Location is key. I think you can get better value in Portmore. I think these houses are above the price point considering the location. What about the amenities such as swimming pool, jogging trail, and gym? I think this is where the gated complexes in Portmore would provide a better value.
They are trying to reignite Spanish Town, but the price is the biggest down fall. As it relates to the amenities I mentioned them in my previous video, but I didn’t mention it in this one because they are planning on making some changes.
Too dear man for the location. People who might be able to afford it, ain't gonna invest in that as again location, location plays a big factor in this decision.
I think they should have a negotiable price because these price are not pricing at all the space is a bit small though and the location is a NO NO for me but the design of the house is very lovely thou ❤
@@yvonne9219 I think this could potentially be a bad move by the developers to build in this area, they also include electrical fencing to try and persuade customers to purchase
If they had purchased the land at the roundabout by Angels - just 6 mins down the road they would have been sold. Location - Location - Location. This is the heart of traffic, older area, far from the toll.
I think the location is a big factor the Brunswick can be a real challenge with traffic and there is no direct route to reach on any of the highway. I think if the price were to reduce more ppl would take it up
It's in Spanish Town and the name Spanish Town is associated with violence. If you're an oversees resident thinking about returning, unless you're from there you dont know whether or not Spanish Town has safe areas. All we know is the stories about the clansman gang. Naturally people with be cautious about buying in Spanish Town
For it to be feasible for an investor they'd need rent of around 150k per month. The big question for the prospective investors is whether or not the market will pay that for new brunswick

Because realtors and developers think people are idiots but they are are the actual idiots. This is not the only development not selling out but the way they try to make it seem is like everybody paying a hundred million dollars for every house and development in Jamaica. Alot of realtors going broke right now.
I have to agree with most of the commenters- location is key when making such a huge financial investment. If buyers are not seeing the value in that area and the houses are subpar (in some peoples' opinion), then they won't be making that purchase.

It's not the location. It's definitely the price. The finishes are really nice, but it is overpriced.
I could get a house for that. Just
I think the location have something to do with it.
Reminds me of the proven development in Mandeville, Avista..... wrong location with the wrong price
The developers need to think more about the people who are going to purchase these units.

They will need the Government to help them sell these units.

Active home center off Constant Spring road
I would say these are perfect for rental investment properties

Spot on.
Ahm... Maybe the house prices in Jamaica too efin high. 🤦♂️🙂
The price and the location is a recipe for disaster.

If you had the choice to reduce the prices, how much would you take off?
All the bills should be included

Yep, that's what I'm getting from everyone
