Good luck on regenerating the lawn. I'll be watching. I've been trying to make my lawn fuller..lots of bare and thin areas. It appears you have a better soil than I do. Ours is mostly clay...hard clay. I'm trying to figure out how to make an implement that will lay down a thin layer of topsoil, about 1/4". Trying to keep the cost low since it won't be used much after it accomplishes my goal. Thinking in terms of an old manure spreader with the chain driven bars running along the bottom of the manure box to pull the topsoil out rather than manure and drop it on my lawn as I move across it with the tractor.
Which of your seeds are growing the best? The new seed you bought or the reseeding from existing grass? I've always been tempted to let my grass, mostly Kentucky 31 Rye, grow a few weeks longer and go to seed, then cut it to reseed instead of buying new seed at $70 for 50 pounds. Not sure how long I would have to let the seed heads grow before I mowed it to be mature enough to germinate.
I have Pensacola Bahia, I used seed in the bare spots, over the last few years I let the seed pods grow up and then cut. The lawn came in pretty well considering I started with just fill dirt.
