    I staged my house from Facebook Market. I have a very distinct style with tons of ethnic pieces. I toned it down and got a few replacement pieces, while putting some of my stuff in storage. After I sold the house, I put all the new stuff back on Facebook Market. 😂😂

    I have to say that red is my favorite color, both to wear and to have in my home decor. I also like black and white and gray. Trends come and go. And selling is a one-time deal. Right now, I'm working toward making all spaces cleaner, new paint, and decluttering along the way. It's all part of my master plan to slowly work towards a home that will be easier to stage much later. After living in my home for 25 years, it shows its age. Yes, paint is a wonderful way to freshen a place.

    My agent suggested “Q-Tip” clean. And it works. I’ve sold 3 homes over the last 10 years.
    We got 2-3 offers the first day on all of them. Cleaning/decluttering works!

    Great info, as always. In my experience, most agents aren't that skilled at knowing this subject, and it's only the exceptional ones who are on the ball about it. So many agents just go with the "good enough" plan of a place being clean and uncluttered/depersonalized, and neutral tones, then after that, they're kind of shruggy. Much better info on here, per usual!

    Definitely worth it to look at the hot homes in your area! I sold a condo in LA, the stagers went very neutral. However, when I sold a family home in Oregon last year, the stagers added minimal pops of color in the (4) bedrooms to differentiate them.

    I loved your video. Great info. Thank you! I'm getting ready to sell my house. I updated the light fixtures. Painted the walls, baseboards, the doors and replaced the door knobs. It looks like a new home already. I bought pillows, throws, towels, some lamps, and new bedding for all the beds. I guess I'm on the right route! 🙌🏼

    1. Layered neutral pillows
    2. Area rug in neutrals
    3. Artwork and mirrors
    4. Great lighting and new fixtures, brighter is better
    5. New bedding and towels- white and brights
    Neutral paint in all rooms

    If you are tidy and meticulous, you can purchase neutral throw pillow covers to use over your clean and fresh smelling existing throw pillows. I have found some great neutrals in various sizes available on Amazon. You can also purchase a duvet set to cover existing bedding and pillows. Once again, current bedding needs to be clean and fresh smelling. These 2 ideas have saved me money when updating a room.

    I am a huge proponent of staging and would not even think of selling a house without it being staged. I got 10% above asking price and multiple offers on my home in 3 days thanks to staging. But, when I had my home staged, much of it was staged using this cheap non-descript furniture and furnishings my stager had. She did use several pieces of my furniture but none of my pictures, rugs, or decor. I didn’t buy a thing which was good because the furniture she used was very cheap and uncomfortable (think Home Goods “as is” ). In my experience, stagers only focus on what looks good, what is extremely trendy and what is very plain vanilla. In one case she staged the guest room using a “fake” bed. In any event, it did cost me about 6K (this was about 6 years ago for a very, very tiny row house in Arlington, Va right over the DC line) but I got more than my money back with a very quick sale from an all cash buyer.

    I have to say I’ve been watching your videos for a while & I don’t even think I noticed your shelves. LOL!!! Who knew it was a “problem”. I’m almost 60 & planning to downsize. Too many steps. LOL!!! It’s not like I’m 90 but they are a but much even now. I’m cleaning my house up but truthfully (for a guy) everyone says my house like a Pottery Barn store as it is. LOL!!! Although, the only thing I’m doing is painting my (primary) bedroom & getting the carpets clean which are only upstairs. Your videos are very well done. Keep up the good work.

    Should have included bathroom light fixtures. Those tract home ones with big vanity bulbs sticking out are tell for not paying attention to details. Have seen them in $700,000++ homes for sale. Sad and a real turn-off, but easily changed.

    Quick question about curtains. We have a dinning room with a sliding door and a window. It's facing the back and side yard that has a fence around it with a street behind it. I have curtains but would it be ok if I had nothing there? ( no blinds or curtains...) just completely bare windows. It makes the room brighter but kind of seems incomplete.

      Yes ..after painting .It is so much brighter. Do I need to put back the curtain panels? can I keep the curtain rods up or should I remove those?

      I think I got my answer from house beautiful, the title in the article is “ Designers Share When It's OK Not to Use Curtains“. It might be different for staging but in the meantime that’s what I think I’ll go of off.

      @@CynthiaCruz-w6u If you don't have a privacy issue or direct sunlight coming in to fade your interior keep them off. Definitely remove the rods if you have no drapes. My friends have a beautiful coastal home and have no drapes across the back for their dining/kitchen and living room areas. of course they have drapes for the bedroom and media room. I would love to not have to have window coverings . I put a roller shade up for my triple slider and absolutely love it.

    I'm always surprised to see how many listings have those oversized, puffy sofas and chairs. I think it's mainly the men's choice for comfort, but they're so ugly. 😂

    What about the average seller in these examples? Majority of sellers are probably not 1million $ houses. Good suggestion for pillows and creates less waste is slip covers on existing pillows.

      She's not a stager AND a staged home looks loads different than a home that's lived in. There is a way Kati to set up a green screen and then your background can be whatever you want. I love your bookshelves and picture. Home is living in your space.
