I would love a block and stucco patio villa, can't stand vinyl siding. The patio villa I'm in now is more than enough room, I would like a smaller place though

Spend less money on initial home price = spend money on remodeling after you buy the house. Or you can drop $23K on the bond for a new patio villa. I think the Villages agent told me in May the $23K bond on a new patio villa = approximately $1,700 a year added to the owner's property tax bill.

I'd also like to see what your whole living space looks like starting from the angle of your front door to see more of the living room furniture layout. Thanks for a great look at patio villas. Put me in the two tier counter camp. I like how it blocks the living area from viewing the pile of dishes in the sink. I love a screen room on the front too. But I also love the Austin model which has the patio
I keep hearing patio villas cannot replace their lawns with rock. Personally I like it. I think there is a district trying to resolve a major problem with that issue right now. Many homes lawns have been replaced but it was done without ARC approval. Is there any awareness of disclosures stating those homes may have to be restored to meet restrictions?

In 2020 they were around $175,000… now $100 k more 😟 I’ve heard many are bought as investment properties and have renters in them 😮

My home faces South. We have gas South of 44, North of 466 and some pockets between the 6's.

Patio villas in our location do not have curbs on the roads.
We do not have in my neighborhood either
So word on the street is that Sumpter county is best on property taxes.. thoughts?

I do not see any. I love South of 44. With that, there are more activities and amenities North of 44 than in the South. But we are the future.
