    I bought my house 13 years ago and the street I live was all owner occupied or like in my case I am there for 5 months. Now many of the orig owners have sold and people who are buying their houses are using them as rentals an Airbnbs. It’s not the same. Everyone used to know everyone whether you were a snowbird or not but now people are here today and gone tomorrow so you really never get to know them. I feel airbnbs should be outlawed because the people who rent them do not have vested interest in the neighborhood and are only here to party. Eventually if nothing is done it will destroy the Villages in my opinion!

      We have residents that are not 55. Anyone can own a home here, no children under 19 full-time.

    Everybody knows what an Airbnb short-term rental is. I will define it for you. This is where an owner rents their home or apartment for a day, maybe two days, or maybe as long as a week. That’s what they mean by short term rentals. I don’t know anybody that would want a revolving door of renters, living next-door down the block or in their subdivision.

    An older person who purchases a home doesn't expect to be living in a community with homes rented out like "Homewood Suites" on steroids.
    Allowing a transient younger population who's partying every night is not only unsettling, but quite dangerous.

    A couple of years ago I coined the moniker “early bird”. These buyers are buying now with the intent to move to the villages in the future. They are temporary landlords until they can move down full time. There are many “investors “ that are only an investor until they retire. They don’t want be permanent landlords

    Interesting and well produced video Robyn. I would not want to buy property and live in a community that permitted Air Bnb. My wife and I live in a 55 plus community. Owners are allowed to rent their properties, however, the renters must satisfy age requirements and obey our HOA regulations. That is much better protection for permanent residents. I enjoy watching your videos. You are very knowledgeable and articulate. Very best wishes.

    Parties from the Airbnb? Absolutely false. The people who are renting Airbnb’s are older and coming to check out The Villages. These stories are all rumors Totally BS.

    This was a great video. And I 100% agree with your assessment. I think Airbnb's in the villages are a lot different than most other places. People over 55 are not generally renting a place to have wild parties. they are also a great way to see what living there might be like. My husband and I are planning to retire in TV in a few years and are currently in the planning stages. We spent a week there when my in-laws rented for a month in the winter. I was ready to move right then and there except my husband and I were both under 55 at the time. I hope you are still selling when we plan to move there! You are by far our favorite real estate agent that we've come across yet. We love all of your videos. Very informative. Hoping to do a lifestyle visit next year and hopefully you will have an open house that week so we can drop in to meet you in person. Keep cranking out the content!!!

    The Villages is a paradise for retired seniors who have spent years raising their family, working and taking care of their life's demands. The short-term and Snowbirds take over the Villages in November thru April leaving the full time residence crowded out of the amenities that they love about The Villages. We are not a vacation destination, but a community for adults who have earned a nice place to retire and live. .Airbnbs do destroy the peace and quiet for four or five months a year and should be greatly restricted or ended for the good of the full time residents of our community.

      @@drewesalan2958 The Villages is a big city of over 150,000 people, and nobody can control what owners do in a city of that size. The builder’s objective is to sell real estate, and many buyers will be seasonal bc they do not want to sell their family homes up north. The builder doesn’t care who lives there after they sell homes, nor should anyone else. A huge percentage of the real estate that’s sold in The Villages will always continue to be to snowbirds and visitors bc Florida will always be a desirable winter home for millions of people. That will never change. Make friends with your neighbors whether they are permanent or seasonal

      I have a license to sell real estate anywhere in Florida so it doesn’t matter where you purchase a home. well I do sell a lot of homes here in this community. I can also sell anywhere I like to make sure that people have the facts some of the things that they brought out were not necessarily correct. And I felt that that video just needed a counterpoint.

      I disagree as far as Robyn "doing damage control"....and her "bread and butter". I've watched her videos for almost two years, chose her as my realtor when the time came to buy and have received nothing but down to earth, honest, direct information from her. I watched the same video that you watched this morning and although they do have a few legitimate points, the video is basically a young person who does not live here and an older person who is not knowledgable enough to be producing videos that misinform those considering moving here. There are people everywhere who feel that their opinions, regardless of how negative, are based on facts just as the woman in the video. Her facts are inaccurate. Robyn covers many areas, not just The Villages so the suggestion that her video leans one way or the other is just as unfounded as the opinions of the couple doing that video. I live a very quiet, peaceful lifestyle here in The Villages and in the year since first buying here, have never experienced the negativity the two people filming that video have described.

    We rented for 1 month in Mission of Hacienda. We loved it. Neighbors were friendly but kept to their selves. We did go to a party in Mission of Hacienda that was a driveway party hosted by a full-time year-round resident living in the neighborhood. We also met some folks while we were renting and were invited to 2 driveway parties, that were hosted by full time residents. They were a lot of fun. One of the parties was in a new neighborhood and most of the attendees/neighbors had on name badges from the neighborhood. So, the 3 parties in one month, were all hosted by full time homeowners, not renters.

    The young man in the video is a realtor. He works with his mother who is also a realtor. In fact, she reminds me of you, a bit. I don’t reside in TV so can’t speak to many things accurately. I can say I wouldn’t mind long term rentals, but I would not like living near an Airbnb at all. Personally, I’m not nuts about renters either. I’ve looked up residents living in certain villages and there are many who are quite young, in their 20s. How did I find this information? Voter registration. You know what could be interesting is information on the cities that comprise the entirety of The Villages. It should really be its own entity because it’s so large, but it will never happen. I don’t think a lot of people actually realize TV is a retirement community and not a city. Years ago, I tried to find it on a map and then the light went on. I think it confuses people and surprises them when they come to this realization. Neighbors change and sometimes, frequently. You can buy a home in a nice neighborhood and before you know it, you can have a new nightmare neighbor move in. There are two rental properties on my block, one directly next door and a duplex, owner occupied, two houses in the other direction. We’ve been lucky with renters, not so much with owner occupied. Two nightmares right next door to one another across the street. I don’t get involved. I hate it. One house was totally destroyed in no time by the owners, foreclosure occurred and the house isn’t selling because it’s an actual disaster and who knows what liens are on the property. You can actually buy it for $25k, but it’s trashed and I’m guessing it stinks beyond belief. I’m hoping it gets torn down.

      You don't have to be over 55 to live in all of the areas in the villages. They have "family' neighborhoods where anyone can live. They have to do this in order to have workers at all of the stores, restaurants, medical facilities, etc. This is a need otherwise no one would work there if they have to drive an hour plus to work there.

      The Villages has rarely been severely affected by hurricanes. Almost every single house I've looked at there is not even in a flood zone. Probably one of the safer places to live in Florida.

    I’m 62 and there is no way I would want to put up with all the fussin these two are trying to stir up. I like a younger crowd anyway. Sounds like their grip should be with the developer for building so many villas, condos whatever they are called. Increased population anywhere brings expected problems.

    A certain local web site has a forum where they constantly complain about two things in TV: home rentals and people driving their golf carts over the allowed speed limit. I pop on the forum every few weeks to see if they have moved on to other issues and they haven't so far.

    Agree with you Robyn….that little woman talking to Mike is confused. She is just fanning the arguments between people who consider themselves “permanent” residents and snowbirds. A lot of “permanent” people think they are better than seasonal residents, which is sad. Florida will always be a seasonal winter destination for millions of people and The Villages reflects that. She needs to deal with that. If an owner wants to rent his house profitably they should be permitted to do that, and they can in The Villages. Most renters including me are well intentioned and come there to enjoy the nice weather, fantastic amenities and meeting friends. Stop trying to create arguments between people.

      Renters take advantage of permanent residents’ lifestyle without investing in it. It’s not personal. In fact, if you bought a retirement home, you would be looking forward to getting to know retiree-neighbors & enjoying ongoing neighborly relationships. Permanent residents are being sold that “lifestyle” but are actually getting a totally different one.

    Great topic. I have to be honest, I’m considering moving but there’s a fair amount of uncertainty right now(price drops, insurance costs, etc). Am I better off tying up my money or better off keeping it where it is. I could rent easily enough off my dividend proceeds for 4-months with zero risk, with the added benefit of trying different areas(across the country) every few years

    I don’t mind rentals, but am not a fan of AirBNBs. There are some that have people that rent an AirBNBs for a weekend. Some have even had bachelor or bachelorette parties for a weekend. Without age limits on these properties, that’s what I oppose. I prefer that we they are not my immediate neighbors. We have a lot of rental homes near us, as well as snowbirds. I have no problem with that.

    In general prices are starting to come down and will continue because the number of available qualified buyers has decreased. Large investment firms in many cases are currently underwater because they bought at the top of the market. The snowbirds and renters are a fact of life in Florida retirement communities. I would never rent a property. Renters have no respect for the property and will make a big mess and brake as many things as they can.

    With interest rates high, many are finding it is better to invest 500k rather than buy a home with the cash. Maintenance free living while earning interest on the cash. Dont like your rental or location? Pack up when your lease is up and rent in another part of the Villages. Not for everyone but many are choosing this route. This is increasing rentals in the Villages.

    I wanted to move to a 55 active adult community and was interested in TV.
    I am quickly losing interest in TV because the homes are becoming rentals. And TV is becoming a vacation spot for all ages.

      This community is large! We are have all types of residents, it is not the right fit for everyone. If you want lots of activity this is the place to be.

      This is an Active Adult community. We have almost 100,000 homes! There are full-time residents, snowbirds and short term visitors. We have it all

    Oh heck no - I'm so glad our 55+ community doesn't allow Airbnbs! 6th months is the shortest term. Our community had "play and stays" which we found our place by staying in one for 4 days but that was ran by the builder.

    Robyn my guess, this lady is referring “short term rental” as a property that has renter’s by the week, or long weekend stays. A 3 to 6 month stay isn’t short term. Snowbird owners aren’t in either of these categories. Their seasonal owner occupancy. Exception possible summer rentals, but Who wants to be in Florida in summer?! I’ve learned the AirBnB’s are often Realtor owned investments. We are soon to visit TV’s, will stay our usual week at AirBnB. This will be our third rental, all different properties. It helps us check out areas for future purchase. Love them over hotels, even our stay at the, Brownwood hotel & spa. We also did a Lifestyle visit, which took months in advance to reserve. AirBnB’s are quick books. We do understand potential owners and current want community of next door neighbors. Perhaps a % of rentals per area are needed to balance these concerns. Btw Justin lives in Clermont, Fl. His channel’s name on woman’s shirt. He & his mother (realtor) bring good content on their channel.
    btw, did you know, Airbnb has delivered $387 million in tourism taxes on behalf of its host in the state of Florida alone in 2023-the highest number in the entire country!

    We have owned a home in the villages since 2004. Since this is supposed to be a retirement community and there are so many restriction why would there not be restrictions on short term Airbnb rentals. Sad that you finally retire and on either side of your home you have transient people in and out ( every 1 to 5 days) and all the disruption that it brings. So let’s not call the Villages a retirement community any more, since it has turned into something else entirely !

    Part of the fun (when I visit, anyway) is driving around in a golf cart. So it takes an hour plus to get from Eastport to Spanish Springs... If you're on vacation or retired, what else do you have to do? Enjoy the weather and cruise on your cart. My family that lives there go for cart rides for fun. To me it's a selling point.

    My wife and I are very interested in TV for retirement. We’ve visited relatives there and love the active lifestyle. We’re only 47. As houses are only going to get more expensive, I’m thinking about buying a place now and renting it out for the next 8 years or so. If we could simply break even on the annual carrying costs, that would be great, but not sure if that is possible.

    Justin is the son of a real estate professional. I feel like he's the marketing behind Explore 55plus. I am very torn on the rental subject in general. Full disclosure: 1) I do not live in TV 2: We did visit two years ago utilizing a short term rental option (for just one week) 3) We are over 55. That all being said, the short term rental option was perfect for us to try TV and immerse ourselves in the lifestyle without feeling the pressure of a lifestyle visit. Would I feel the same being a resident? I don't think so. Ultimately this adds to the list of considerations for people as they choose an over 55 community.

    Does the Villages have exit fees if you try to sell your home? I saw a horror nightmare of an old lady in a retirement village that needed to sell but the exit fees would eat her entire value of her home! Crooked. I don’t know where it was, it did not mention the name.

      There are no "exit" fees. The seller does pay for big ticket items in closing costs. Realtor commissions, title insurance and transfer tax.

    I just don’t see any good coming from a community like this allowing Airbnb. I live in a standard HOA gated community near Tampa and we don’t allow any short term rentals like Airbnb. Our reasons are similar to other comments regarding amenities, crowds, bad behavior, etc.

    Unsubscribed to your channel due to this video. Living among short term rentals is NOT a retirement LIFESTYLE that’s attractive at all. Partiers, vacationers & people who can afford to rent but who cannot afford to live there will quickly degrade property values. Short term rentals are an extreme security issue & expensive cause wear & tear. Rentals are not even screened for 55+ seniors and there’s no background checks whatsoever. Sad to see “the retirement dream” be usurped by profiteering people. Very glad I didn’t invest there.

      I’m sorry but I agree and we also unsubscribed finally from social and emails. Robyn has been promoting home listing after listing as potential rental investment properties - we’ve watched it repeatedly. We are moving to a community - not a vacation destination. I don’t need to love my neighbors but I do want neighbors, not a revolving door. We love a lot about TV and it is not for everyone but the rentals are out of control and the developer needs to do better by the residents. There is plenty of room for rental properties, I don’t think most would disagree that there isn’t a place for them, but there need to be more rules. I think you missed the mark in this video in a huge way. That you also aren’t familiar with Explore55+ reinforced for me that you have a very narrow lens in which to work with potential buyers. I don’t need a realtor to sell me on a community, I can go to TV sales agents for that and they do a better job. I need a realtor to help make informed and honest decisions. We lost faith after this video that is something you are able to provide.

      @@christinammg I understand this community is not for everyone. I’m not the one that makes the rules. If someone has a home, they hire me to sell it. And by selling it that means selling all the attributes and a lot of the the homes are for rentals for snowbirds that’s just the way it is. Again this community might not be for you I do appreciate you watching in the past and sorry to see you go

      There are communities with more restrictions than ours but sure if any Do Not allow.

    Rent to people who will treat the rental as their own ❤ snow birds renting a home. Transient people renting. Renting to supplement income? Age appropriate common sense to keep up property values.

      In season very hard unless you book early. Out of season not an issue.

    If I purchase a home it will be vacant for 6 months out of year, I don’t want to rent it out but I’m concerned it will be closed up until I get there. New to area don’t know anyone to help if there is a problem. Is there a company reputable that can come in and check everything ( make sure no roaches, roof leaks , heat broken etc while vacant?

      There are many companies and individuals operating in The Villages who will check on your home. The prices and services provided are all across the spectrum. We've been happy with Empty Nest, but you should definitely do your own research. There are discussions and reviews from Villagers on the TOTV forum.

    Interesting video but I'm a pretty unique situation. I'm a single guy, 52, and no baggage.I don't even need a home, just a room for rent. A safe place to park my Viper, a decent job, and some wild crazy fun people to party with 🍻 Right?
