  • Buying a home in The Villages can be exciting and overwhelming at the same time. With so many models to choose from how do you pick? Your budget is the first item that comes to mind.
    If you are on a budget I have the answer, the Patio Villa. Many Village residents start in a Patio Villa before moving on to a Designer Series home. They either sell the home or use it as a rental property.
    The Patio Villa is a great opportunity to begin to live the Village active lifestyle and not break the bank doing so.
    There are many styles of Patio Villa to choose from starting in the $160,000's (not sure how many of those really exist :) but that is what the website says.
    Patio Villas are available to purchase as New Construction and there are many newer and older resales on the market.
    In this episode, I have taken a tour of 4 Patio Villas. New and resale.

    I am glad you are talking about Bond , older homes, the age of home , etcccc. I am thankful , you are showing videos .
    It's very important for people to hear that. It's better to have to much information and not enough !!!
    So many decision to figure out , which kind of home you want to pick from . I would never want a laundry room in the kitchen .

    Very helpful. Now I’m able to understand there are patio villas and courtyard villas and what the difference is. Glad that you point out where HVAC is in the home and when it’s in the garage. I remembered that the noise inside the house is a pet peeve for me and to think about that now.

    Great job Robyn. Loved the home tours. If I may make ONE small suggestion ... when showing the inside, stop moving for a few seconds to let our brains catch up to the motion. Some of us are a little motion sensitive. Perhaps hold a shot for 3 to 5 seconds when you enter a bedroom. Again just a suggestion. Don't stop doing your videos. You are really doing GREAT. Thanks.

      I agree, she does an excellent job and I really think she is going to be a fast up-and-comer but she still has some kinks to work out. I got a little motion sick too. Glad she is taking constructive criticism from us. That is a sign of a good TH-cam creator. 👍😃👍

    Great first video showing homes. You are doing a great job. As a fellow TH-cam creator I will say that you are starting to grow real fast compared to the average creator due to you focusing on, and around, The villages. You are starting to get noticed. Your creative instincts are very good, you just have to hone your skills as you go along and build up your equipment and experience. The biggest challenge of growing so quick is you will probably get trolls quicker than the average creator, which can be hard to take at first and be potentially very discouraging. Network with fellow creators in the area and see how they handle it. Some creators love to debate the trolls, most creators just realize the trolls are just trying to bait you so they simply ignore them and remove the trolling comment after they thank the person for taking the time out of their busy day to leave THEIR comment. You will find your own way of doing things. Just don't give up, and remember to HAVE FUN. You can always stop for a few weeks to take a breather if it gets too much for you, then come back fresh. Your channel, your choices, your life ... not the troll's. Remember that. As I say as MY tag line after every video ... "And as always, Have a GREAT Day". 👍😃👍

    no offense but for the pries they are charging the finishes are crap. Formica, cheap tub enclosures, older style interior doors compared to what new builders are using, vinyl flooring, low baseboards, basic cheap kitchen cabinets, I could go on. I just think they are giving you the minimum good which makes me wonder what else they cheapen on. They are nice but pricey for quality, Maybe wait another year or sooner, I think this economy is gonna bomb anyway.

      You are not offending me. The prices of homes are more expensive than you can find in the surrounding areas. New homes are always pricey, you can find a deal on an existing home. I believe the demographic of The Villages is changing. The residents are not just retired but many are like me, in their 50's, working full-time are looking for a maintenance-free, active lifestyle.

      Also the freestanding ranges. Those are low end and have noticed them in many houses in varying price ranges. So strange! Love the video! Now I know a price range😅

    I always eat at a table. A ping pong ball hanging from the ceiling will do the same as the concrete barrier. Excellent idea. Wow. I wouldn’t buy a Kuerig coffeemaker, but I might buy that cocktail maker. I like the homes in Dunedin. Thanks for the tour.

    Hi Robyn! New subscriber here. Great tour of the various models which is really helpful. One suggestion/request...try to keep the angle pointed at eye level as much as possible. We were pointed down quite a bit, and while seeing flooring is important, an eye level perspective is so much easier to view. Love, love, love your commentary and style of videos!!! Please know that though. I can’t wait to see your tours of other categories!!!

    Have rented in The Villages 4 different times , once in a Patio Villa. Did not like the Bed Rm arrangement. Not private enough. The 2 Br 2Ba split floor plan ranch is better. Over all I would never buy there because of all the extra fees. Just as nice in Stongate or DelWeb . More space between properties and like the home designs better.

    Hi Robyn, I hopefully will be moving to TV by end of year from Long Island. I've rented patio villas 3 times, but do you think they are large enough for full time, or would you do a cottage or designer home if you were to do it all over again? I don't want to be the average villager that moves several times. I'm thinking more of Bradford most likely for new golf course and whatever the square will be.

      Tom Lizzol. I’m happy with the size of a patio Villa for my lifestyle and budget. It takes me 30 minutes to clean my home. The Designer Homes are beautiful especially with a large screened in lanai and pool. I think a location is a big deciding factor. If having the ability to reach Brownwood and Sumter Landing by golf cart and many golf courses than North of 44 is a better choice.

      I think it may take some time before a square and championship course is completed down here in the Fenney area. Chatty Chatty bridge is a hike from the Fenney This would limit your golf cart travel. It doesn’t bother me. I travel by car everywhere.

    Robyn, are you a Floridian or did you migrate to Florida? Some comments below speak to the quality of the homes in the Villages. There are many controlled "Gated" communities near the Villages with much more Home for the money. People should spend the time to look around the area and not just run to the crowded Villages because they have retired. Lots of newcomers to Florida drinking the kool-aid. There are many great homes in the area without a large $ bond attached.

    Just ran across this video! Where exactly in Florida are the Villages located? My son lives outside of Boca Raton! I currently live outside Tulsa Oklahoma and am planning on coming to Florida in November! I would love to come check out some of these homes in person!

      @@Robyncavallaro I see a cardiologist on Monday! Have to have a heart cath and stent put in! But its supposed to make me feel alot better after it's done! Plus I had a total knee replacement almost 2 years ago and it made things worse! Got my hip and back out of alignment and now have some pinched nerves in my back! The VA is really slow about getting things done, but hopefully very soon I will get some relief! Thanks for your concern! I am really anxious to start my new life in a new place !

    How much are the monthly HOA fees and other monthly fees in the Villages and what do the HOA fees and other required fees include?

      Yes it can be. Each section or "Style Home" can be that much. Here is The Villages homes are grouped together for example Tuepelo Vllas or New Hamtpon Veranda. The bond is based on the area you live and will differ. Make sense?

    Patio villa neighborhood , laid out like a trailer park , villa are close to each other and look somewhat cheap from the outside. Why all the interior use of plastic laminates , no rugs on the floor , house interiors look very industrial not soft and warm with wall to wall carpets , some use of more color appliances in the kitchen instead of white.

      David John they are very close. I say it looks like a military base. My home has carpeting but everyone has their personal preference the homes I showed had laminate or tile floor

      Fl resident here. You do not want carpet in FL. Humidity. Sand. Pets. I went with Lifeproof.

    You can paint and put your touches inside these houses or do they have to stay neutral and kind of boring for resale I like a little bit of color and this beige/white thing is just kind of dirty looking I don't know might look different in person but life's too short to go through life with no color

      If you purchase the home you are free to paint as you wish. I can tell you gray and white are very popular colors now

    Those power lines would be a deal breaker for me at ANY price, let alone these.
    I also laugh at the taxes, almost $5000 for these 'budget' homes. ridiculous cost on top of the community fees. I gave these a look but cannot see reasonable costs

      Homes South of 44 have gas. They’re are pockets of gas in the Northern section too

      There are locations in the villages to store an RV but there are several locations offsite on route 44 . There are also several RV dealers that will allow you to store your RV

    First time viewing your videos they are great but you’re missing one great thing the prices you never mention the prices even on the new homes. I’m going down this year to look to buy A villa, but I’ll keep watching your videos maybe you’ll tell us how much the homes are.

      Any home that has a stucco finish are block homes. Most people only have one car and they keep them in the garage. Plus some of these in the video are in a brand new development and we’re not occupied at the time

      Many people eat out at least 3-4 times per week. Many restaurants have food and drink specials and music. Why stay at home and cook. Sometimes its cheaper to have a meal out.

    I hate when the commode is right in front of the shower so that when you step out of the shower and dry off, your towel is flapping against the commode. That's just nasty. So many bathrooms are like this. I don't want my commode so close to my shower or tub. I'm saying this from experience. I also don't want .h closet in the bathroom. I don't know who thought this was a good idea but I hate it. I'm dealing with that now. I don't know about most people but I get dressed in my bedroom. Not my bathroom or my closet so I'm constantly carrying clothes, short etc. back and forth. I hate it. Also moisture can get from your bath room into your closet. Not good.

    I don’t understand why bathroom tubs are still being installed in new homes . Walk in showers I believe would be more preferable especially in a retirement community .

      The Villages is not for everyone. There are many communities in Flordia to choose from all with their own features and benefits. Best of luck in your search.

      It's not a secret. I didn't plan on putting it on the video (my first home tour) and a viewer asked the price so I added in the comments. This was the quickest solution. My next home tour will include some of that information but these are about what the homes look like and areas to live in. I am not trying to sell these homes. If you are interested you may reach out the sales agent.

      @@Robyncavallaro if you're showing the home, its quite simple to say what the approx cost and hoa is. Expecting me to call and talk to a real estate agent is a little much. I simply will go elsewhere, there are plenty others who tell me the price up front. Good luck......

      The best buys are in the North. Many of the homes have been upgraded and the bond is PAID :)

    These are about the most boring and bland houses I’ve ever seen. No character. Cookie cutter neighborhoods. Lots of activities in the Villages but coming back to the house would be depressing.
