    After selling a couple homes in 2020, I'm anticipating a housing crisis in order to buy inexpensively. As a backup plan, I've been thinking about purchasing stocks. What recommendations do you have for the best time to buy? On the one hand, I keep reading and seeing trader earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

      Most people are unable to handle a fall since they are accustomed to bull markets, but if you know where to look and how to get around, you can profit handsomely. It depends on your entry and exit strategy.

      The fact that the US stock market had been on its longest bull run ever makes the widespread worry and enthusiasm understandable given that we are not used to such unstable markets. As you pointed out, it wasn't tough for me to earn over $780k in the last 10 months, so there are chances if you know where to go. I hired a portfolio advisor since I was aware that I needed a solid and trusted plan to survive these trying times.

    There's only one thing that i'm confused about here. How would Dan have the ability to sell the property if it doesn't truly belong to him? Would that mean if he sells it and Ann ends up dying, the person that purchased the property would have to give it back to Ann's heirs?

      Can you sell a property with a life estate in Florida?
      The main drawback to the Life Estate Deed is that once it is executed, you only have the right to live on the property: you cannot mortgage, lease, rent, or sell the property unless you obtain the consent of the remaindermen (i.e., the future interest holder)

    Question on life estates, if Dan died but sold the house to another person the property goes back to Anne. What happens to the person who purchased the house from Dan ? Love the videos !!

      The third person gives back the property (if not voluntarily, Ann can sue him). When he bought the property, he knew or should have known that the property that Dan owned, was a life estate. If he did not know, he can go after Dan's estate.

    So if Dan sells and Anne dies who gets the house? Does the new owner keep the estate? Also what if both dan and anne die and meanwhile the person can sold the estate to still has the house and later wants to sell?

      In this example, Ann holds the fee/fee simple/fee simple absolute title. She has chosen to temporarily yield some of the sticks in the bundle to Dan. This estate (life estate) to Dan is only in effect for as long as Ann is alive. It terminates upon her death. Dan can only "sell" what right/title Dan possesses. No more. So Dan cannot "sell" the fee as that belongs to Ann. He could potentially "sell" his life-estate which would also be subject to termination upon Ann's death. But, he can only sell/transfer his life-estate before Ann's death and not after. After Ann dies, Dan has no rights. His "lease" was extinguished by Ann's death. Similar to how a tenant with a 1 year lease has no rights after the expiration of the 1 year. This is where understanding freehold versus non-freehold comes into play. Freehold = Indefinite duration and there were 3 examples given. Non-freehold = definite duration (term of years). Leases are non-freehold estates because their duration can be precisely measured (1 year lease, 10 year lease, 30 year lease). So a life estate can be conceptualized in "common" language as lease for the duration of a person's life. So just as a lease holder cannot sell the fee. Neither can a holder of a life-estate sell the fee. This is where I think the use of the word "sell" is problematic because it often connotes selling the fee. Or one has to remember the maxim of real property where one can only sell what one has. If I have a lease (lesser estate than Ann's fee) I cannot sell the fee simple absolute (higher estate). Whoever purchases from Dan, can only purchase the rights/sticks that Dan possessed. In this case, those rights terminate upon Ann's death. Just as the expiration of 1 year terminates a 1 year lease, Ann's death in this example is the determining factor in the duration of Dan's ability to be on Ann's property.

    In fee simple defeasable, how is it they obtain the title? Is it given? 🤔, is it purchased? 🤔 Then, if they fail to the terms given, it goes back to the grantor? In what ways can this benefit the grantor if he lets the grantee stay there as long as the terms are kept? Just a little confused as to if he really has bought this estate, or was it given to him? Either or he still holds a title? How is it given? AND what if the grantor dies and now decides he's going to open up a margarataville? Could he then?

    Okay, so what happens to property when Ann dies, and Dan is still alive. Does Dan has to move out? and who does that property goes too?

      In this example, Ann's life is the controlling factor. It measures the duration of Dan's tenancy. Once Ann dies, the property reverts back to Ann's estate. If Ann dies with a will, it goes to her heirs named in the will. If Ann dies without a will, it will follow the intestate laws of whatever state/country the property is in. So, yes, Dan's rights to the property extinguish with Ann's death and he therefore has to move out.
