    You described the comp on Juniper Street as luxury. I'm looking at the pics in the MLS tho. It did not even have a dishwasher in the disjointed kitchen, brown cabinets that were not newer, really basic bathrooms with basic square tiles, windows from the 70's, no landscaping, no molding or trim work. Just a basic partially updated house

    Jerry, do you get roofs that look like that soft washed? It'll make them look like new. The cause of that ugly black staining is just an algae that can be killed with a chemical cleaning. It's usually about $0.25/sqft. It's much more affordable than getting a brand new roof.

    Hi Jerry, I noticed on some of your Watch Me Wholesale videos that the sold properties you comp has pictures of the inside. None of the sold properties i've seen has pictures still up. Is there anyway to get them?

      That is common for Redfin to not save the pictures in some markets. Look up the property in realtor.com and I bet you’ll see pics.

    The biggest lesson here has to be you have to lock your cash buyer in first before asking for a price drop whatsoever. I mean, what informed the price drop from $229k to $200k? One price drop is hard enough, requesting a second price drop is a unicorn. Every seller will be pissed.

    I suck at wholesaling because Jerry's 10k program has such strict requirements its like finding a needle in a hay stack. It took me 2 years of searching homes all over the USA to find this out and the support team won't help me find the right market for the type of properties he wants. Ive tried and tried and tried and have never been able to get a seller to accept such lowball offers, or if they do accept the offer the home won't have enough comparables for the 10k program.

    Question: I found a buyer's agent who is willing to help me assign the property I have under contract. However, she made me sign a 3% commission agreement. Is that okay? I'm kinda lost at this part

      Ask your agent to explain it to you. You are paying them to perform a service, and they stand to make money by helping you. They shouldn't be squirrely about it. Say if we assign it for x then how much money would we each walk away with? Then, consult an attorney ASAP and never ever sign another business contract without an attorney to review it. You need to find out if it is 3% of the net or 3% of the sale price. Because 3% of a $10,000 net is only $300 but if you are talking about the total sale price that could be a problem. If you are getting 10% on the deal, you are down to 7%. If you are getting 5% you are down to 2%. Basically losing $3k for every $100k the house sells for. Perhaps your agent will negotiate so that the whoever buys the contract will cover the 3% but at the end of the day you need to find out exactly what you are giving up with their help. For reference, my agent got 3% in my first home purchase.

    Hey there Jerry, I'm BRAND NEW to this and all.of realestate. That being said, I have a HUGE interest in wholesaling both virtually and in my home state of Florida. Is there any way you would be my mentor and / or allow me to shadow you so to speak, in order to learn how to get my feet wet in this industry. I really am starting from ground zero here but this is make it or break it for me. I can't stress that mast part enough being that I'm a single father with a 10 year old daughter that's a type 1 diabetic. Needles to say, the need for a better source of income in place of my current w2 position. Please please please.

    The REAL REASON why your $10k club students suck at wholesaling is not because they are making too few offers to sellers at the right price. It is because they aren't offering enough SOLUTIONS to the sellers that they are talking to. I bought your $10k club program back in May of this year and followed your instructions of making lowball 100 offers to sellers per month for three solid months at hedgefund numbers (basically your 70% formula minus the cost of repairs with your spreadsheets). What kept happening was that the sellers thought the offers were too low and didn't want to do business with me. However, in several instances, they were able to hang onto the properties for longer and the proper solution in those instances would have been to simply refer those sellers to realtors for a referral fee so that their properties could be listed on the MLS. So if you were able to provide us (your students) with a solution where we send you off-market properties and you refer them to a local realtor then split the referral commission fee with us on fair JV terms, we could probably do business with you because then we would be offering the many sellers we're talking to the actual solution they need-which is to simply list a property on the MLS with a realtor. So if you can offer us that sort of JV solution, it might be easier for several of your students who are struggling with your courses to actually do business with you. However, as of right now, the 100 lowball offers per month thing has not worked for me :(

      Im also in the program and made hundreds of calls and messages and couldn't make a deal. It's not even 70%, his deal genie is closer to 50%-60% most of the time.
