    You own your land. You paid for it, you sweated for it, you protect it. What legitimate claim does some group of people have to your land? Even if that group of people call themselves "the government", what claim do they have to it?

      It's your land, but they have a claim to tax you for the use of the land because they create and enforce the framework for you to even buy the land yourself - the monetary system, the legal system, enforcement of contracts, they ensure nobody is dumping toxic waste on your land, they show up if there's a fire or if a crime is committed, they heal you if you injure yourself on your land... all of that isn't free, and if you'd prefer to live in a place with no government, be ready to defend yourself from criminals, put out your own fires, barter with neighbours without the help of money, make sure nobody rips you off... Canada is one of, if not the greatest country on this planet specifically because we have a stable, relatively corruption-free, dependable government.

      @@ltpa1000 I disagree in that the government enforces a monopoly on that framework. The government prohibits the use of private arbitrators in settling land disputes, it prohibits the use of private security forces to enforce land claims. It taxes the exchange of precious metals and prohibits coinage of those metals for use as currency. All of this is done by the government backed, ultimately, with threats of violence (imprisonment, even death if necessary). That is, in my opinion a barbaric and antiquated system. It is not what I would call government by consent. Government by consent would allow people to opt out from their services and provide their own.

      The idea of a governance in a society is a good one, even with laws and bylaws you still find that people want to do things that most civil people find unhealthy and even worse as some result to murder.
      Unfortunately for almost every country our governments are sick and are using healthy ideas to keep us in a prison rather than keeping us growing as a nation and species.

    I own 300 acres in Grandbay N.B. thinking of building a small log cabin, been asking township some questions, looks like I'm not allowed to build any structures... thinking of building it on wheels and say it's portable... lol not sure what to do yet...

      Same in Wisconsin. If it’s zoned Forestry....you won’t be able to do much of anything. You can buy acres of it.....for a good price. But the Forestry zoning rules restrict any structure.

    I am an OOoolld fart. Been dealing with 'the man' for decades. I am straight, cheap, but honest. Anytime,(EVERY TIME) I dealt with 'the man', whether gov't. or private, I learned to keep written records with discernible names and dates. Two times I didn't. COST me!! The other times, they finally tucked their tales and left me alone.. Get it, and keep it, in writing.

    Here in Michigan we need permits for foundation, structure, HVAC, plumbing, electrical and a final … They like to tax the S#@T out of you for everything … Shocked we don’t get taxed for sweating …..

    I finally got caught after 13 years of restoring my house and carriage house. I was finishing up a 1550sqft car port/covered deck when he showed up. It all turned out okay in the end.

    As a retired Building Inspector (I was a nice one who helped people) it is best to check local permit requirements (Building & Zoning) because if you have a janky official, they can make life miserable. Sometimes it's just "doing their job" by the book with attitude, or if you get a compassionate arm of the law, it is "let's see how we can get what you want legally". Some people just don't know. So it's all best if you learn before you start building, it can prevent problems down the line.

      For sure, we made sure to get the required permits for what we were doing. A proper build was also important to us.

    They came on my property several years ago and i ran them off. hey sid we can and come back. I told them then thats what you need to do. This is a free country and you are trespassing with out permission. They have not been back in many years.

    Ya I've heard that too... what a pain. My parents had a trailer on their property and some ahole neighbour complained and they were forced to get rid of it. Taxes grrr lol

    Thanks for the info Jeremy. I guess the saying "say what you mean and mean what you say" helped in this, ha! I live in Kentucky and the town I live in if you build you don't need a permit, you only need to be inspected by the electric and plumbing inspectors. The plus about this area is you can still live off grid with no harassment. I'm of the belief if you own it no one has the right to charge you (taxes) or limit what you can and can not do on your own property and that goes for trespassing. Nowadays you need a license or permit for most everything. Good video!

      Sojourner Building mine in Calloway county right now only thing I been told is must have sewerage holding tank to get electric and must be living on property, God’s Country Kentucky!!

      No issues for us personally, but I have heard of other projects being shutdown without a proper permit. Not that we give a damn, just saying what we heard. No inspections, nothing for us, even with a permit, no issues whatsoever. No big deal for us. But, again, sure there are horror stories for some, on both sides.

      @@MBFModernHomesteading Here in the states you can build a cabin under 200 square ft without any permits. In this case, you don't want them to even know you are building anything. I wouldn't want the gov to know I have a cabin here. I don't trust the tyrants high jacking the world.

      We can build up to 600 sq ft without any inspections, but still need a permit for like $20. Nobody has ever bothered us but it is very rural, I could build a rocket on the property and nobody would care haha.

    What happens when you add on? Also there was someone who had a house trailer in one of the states here next to us, Alabama, and the county came out and said they have to be hooked up to electricity and since it wasn’t they determined their house trailer to be condemned and if they stayed one night in it without power they would arrest them....on their own land!!! Freakin ridiculous!

    I had a similar experience last April I went out to my camp and they were sitting in the driveway they didn't see the inside of the garage I built that I had a building permit for I guess I'll see this April what my taxes have gone up to what they think it's worth 12X20 garage?

    I'll never understand why you have to get a permit to build on your own property. Also, when you build the addition will you have to file for another permit?

      It is pretty much for taxes for a build this size, however, if you were to build a larger place it would need to be inspected.

    I'm assuming that's not an unorganized township then? I'm looking at building a homestead but I don't want to deal with the permits and all that crap, so I've been looking at unorganized townships. Am I right in thinking I'll be safe if I buy in an unorganized township?

      You can probably find them somewhere, in our area you only need a permit for the build of anything up to 600 sq ft with no inspection, so there are lots of areas you can do that also. And then there is the whole, don't ask, don't tell thing, as long as you are out in the sticks ;)

      The interesting thing about regulations, is that they are not technically law. Because only the house and Senate have the authority under the US Constitution to create law's.

    There is still places in some provinces that don't require permits because you can't even get one. Some are called unorganized townships/territories. You may need sewage inspection and would need your electrical inspection to grid tie. Ontario is one province that still has unorganized townships.

      Not going to effect us for our planned addition as it is going to be a screened in porch. However, taxes will probably go up a bit.

    What if you were to then build a separate enclosed studio/workshop space under 600sqft. Would that count to the total of "livable space"?

      If it were separate then it is a completely different building and would be fine.

    FYI Since the early 1970s arial photos are sold to almost everyone you can imagine and yes, that includes the Building Dept at Counties all across America. If they see a building that has no permit on file then they gotcha.

      And this is why I'd say keep everything built underground with access through a door on the flat side of a hill in the woods. No heavy construction equipment either. Would love to see them rip down a section of solid rock in Arkansas for instance.

Also, if you are in the USA and looking for a good place to build without having to buy permits and without having inspections then Miller County Arkansas (in the far Southwestern corner of that state) is a great place. The only place in that county that requires you to buy permits is the city of Texarkana, AR. the rest of Miller County has NO PERMITS to buy and NO county code enforcement. The State of Arkansas has adopted the International Residential Building Code so you are required to meet that code, but if you are not required to buy permits and be inspected this gives you a lot of freedom.

      @@christinyou2014 here in this part of louisiana the only code we have seems to be for fences and advertisement sign permits. Everything else the city handles is only for public property or zoning(flood areas) so it's pretty good here too.

      Depending on the zone you are in, you can build up to a 600 sq ft building.

    While I built my home with no permit on Manitoulin Island, Dawson Township, I stayed in a temporary RV and tool shed while I did a solo build. Went through over two years of harassment from the Manitoulin Planning board who threatened to fine me up to $25K for having an RV on the property. The RV is gone now, and house is completed. I would never repeat the experience or recommend this island for a homestead. Northern Ontario is wonderful, but there is something wrong on this island.

    I agree with you. Much better to get a permit if required. Sounds like in NB, a cabin 600 sf and under does not require a permit. So you were safe with 24’x24’ = 576 sf. IMO, much better to be honest and not build bigger than is allowed without a proper permit. Or, if you want to build a bigger place, then pay for the permit. I’m curious how much your taxes increased. Hopefully not too much. Are you in an organized township? Taxes in unorganized townships are lower. I’m seriously checking all of this for my future cabin. Thank you.

    Do you know if there is a limit to how many structures you can build under 625 sq ft with just a development permit, if i were to build 3 or 4 small cabins for my kids to use on site as well.

    I'm on land in north Alberta. Occasionally the county comes door to door to reassess properties for tax purposes. Before they actually come out, they take aerial photos and publicly post the areas and dates that they will visit. Eyes to the sky. ;)

    Do you know if there is a height restriction? Can I build a 600sq ft first floor and sneak a loft in? Just bought in nb near sussex.. trying to come up with a plan

      I would just throw the loft in and not worry about it. If you built an entire second floor then you would be increases your square footage, but again, if you are out in the sticks, use your own discretion on it.

    When you buy land the first thing you do is fence it with an six foot plus fence and gate the drive off and hang no trespassing signs allover it. Then you build a place and if they ask just say your building a wood shed and do it yourself that way they have no say in anything.

      @@MBFModernHomesteading if you cant afford a fence then I would suggest a mix of wild raspberries and wild roses plant them thick and they make yet another deterrent, also add no mowing or cutting signs so the road maintenance people wont cut them away from the ditches.

    Think about this- the "ugly truth of no building permit" only occurred because of the requirement to get a building permit. No permit required- no problem.

    I don't have too much good to say about service new Brunswick, they are very good at getting there snoopy people out to get more money out of you, you should be allowed to use a cattle prod on them. You are better off locking your gate and keeping them out. SNB will not be around when you need your road fixed or maintained summer or winter, they are there to leech the money they have no intention or care about providing fair service.

      Thought I heard three days ago that the deck would be enclosed so that this would be an addition to your home and add to the square footage. Our dream cabin in the woods is the video that I am referring to.

      Mark in Alaska it will not usually count in the square footage as long as it is not tied into the hvac unit that services the main cabin.

      @@1982MCI Woodstove is their only heat source. Sounds like it will just be an enclosed porch at this point rather than actually making it year round living space such as a living or dining room. I just love dealing with our zoning folks in Alaska.

    I highly doubt they could make anyone take down a building. They would just make you pull the correct permits and charge you extra fees for not pulling the correct permits from the beginning. They only care about the money.

      It depends on where you live and the mood of the inspector/planning department. A homeowner in BC was ordered to remove a huge garage that he didn't get a permit for.

    We just bought 9.4 acres near Hatfield point. Checked all the regulations before buying the land. Plan to have a tiny house and homestead. Here's a question, our structure will be within the law but what about other structures on the property. We have two kids and plan to build them each tiny cabins also fitting in the 600 sqft limit of the permit. Those along with a outdoor kitchen and garage as well as water storage shed, she'd for tools, solar and freezers etc. Each planning on being under 600. Does that present a issue that you're aware of? Anyway, just found your channel. Keep up the awesome work :)

      @Lexington Chiropractor That really wasn't the point. If the "government" has the say....would you want to lose everything you worked for, I don't think so. It is a problem wherever you live. In the US if you live a a suburb that has a Home Owners covenant you have to get permission for anything you want to do. Fair...NO WAY because the ones in charge of that call the shots. Thank you Lord I don't live in one of those fancy housing developments. I hope you have a Blessed day. As for your last question...NO i do not think they are all honest.

    That's true. If your building without a permit and you know you need one you're taking a risk. I can see fines but tearing something down. Now we have a problem.😯😆

      Mapleberry Farm - Off Grid Living I have seen it happen also Jeremy, it all depends upon how big of an attitude you give the permit office and how big of a dick they want to be but they do have the power and authority to get a court order to force you to tear it down to any stage they deem necessary or if you cooperate with them and show them some respect then they will usually allow you to pull down a few pieces of Sheetrock so they can see how it was built but they can make you take it all down and if you don’t believe me then build a placve with no permits and get a big attitude with the permit office.

    Crazy! Councils can be so annoying and hate that they dictate on what you can and can't build on your own land. You even need permission to own chickens and ducks and they specify how many pets you can have. But you get that world wide. So much for trying to live off grid or be a hermit :/

      I was in small town living with with my grandma two things the town tried doing I went down and had few words with them first was my truck no plates the guy tried tell me I had get rid of it fat chance on that end I had move it so it couldn't be seen by the road

    I understand your family recently moved to Canada, New Brunswick to be more accurate. Well here's a fact you were likely never told. Pierre Elliot Trudeau, the father of the current prime minister of Canada, while he was prime minister decided the constitution of Canada needed to be rewritten and updated. His plan was far more devious however. Against an unprecedented backlash by Canadians from coast to coast to coast, Trudeau intentionally removed (or left out) the declaration that Canadian citizens have the constitutional right to own property
    citing it was unnecessary because everyone knew it was that way.
    The truth is you and any other person thinking their buying land in Canada, DO NOT own that land and have no rights concerning it's use. The government owns all the land in Canada, what you paid when you thought you bought land was a fee, your taxes are actually an annual rental payment.
    If you bought and own the land, why did you need to get government approval to build a 600 sq. ft. building on your own land, and why does the gov't send authorities out to investigate your activities.
    Surely a 600 sq. ft. footprint on 70 acres of your? property is nobody's business but yours. Right?
    Welcome to Canada where what you don't know WILL hurt you...

      I was born and raised in NB, I was living across Canada in various places with the military until I got med released and came back here. I don't know how it works everywhere, but I do know someone requires permits in New Hampshire to do the same thing and I would consider that state to be one of the most free in the USA.

    where i live is the cheapest way for me, i took my camper , with solar, batteries & small generator, went to a state park it 10 dollars a day 300 dollars a month 30 days my rent here (my lot rent for house trailer i own)is 281 a month! gas, solar & food satellite tv, a month in camper cost more then my home i live in! if i forced out of here!(closed down) i get a premade shed finish inside run off solar! water bought or hauled! the cost for electric grid & natural gas! is less then camping! ps my little camper sucks up a 20 lb propane tank in 4 or 5 days with heater! i took camper to utah when i first got it! in winter dave let me camp in his drive! i going build my own place why i got sick in a 235,000.00 dollar new home i slept in basement a few days a week went by all daves kids and wife were sicker then dog's I slept in camper a week I got better! i came in bathed and ate in there home slept in camper! i got sick in my moms home too! i live in a older house trailer & i feel fine! ps i have sucker friends ps with them here I spent a lot more then camping! ps they left I got my money lowered, my planed worked maybe( get on the feet plan) there was to brake me! they did that good!! they never got on there feet either!!

      Yes but New Brunswick still has provincial regulations. Need a building permit for anything over 600sqft that has sleeping accommodations, even on unincorporated land.
