    Thanks Ranjan. A great video there. very informative. With regards to the EPC to be used as evidence, how does this help? If a property has an EPC before article 4 direction came in , how does this demonstrate that the property was used as a HMO say?

    Hi Ranjan, thanks a lot for your information. what does enforcement notice mean? Is it including the enforcement officer send a letter to apply for planning permission? We have made a garden retaining wall and filled up soil inside the retaining wall. The council enforcement office sent us a letter and requested planning permission within 2 years after the works were completed. Does it mean we can't apply for the lawful use certificate?

    do you will reach a point where local authority rental licences will not be granted unless properties have planning permission in place?

    Hi Ranjan, superb video, exactly the clarity I've been looking for! A quick question, for multiple occupancy properties with less than 5 people, and therefore not requiring an HMO licence (many student lets), does the 10 year or 4 year rule apply? Thanks Bill

    Nice video! Quick question what about using a big outbuilding used for storage into flats and renting them out ? Is this a 4 year or 10 year rule?

    Great video. Just a Question, if the flat that has planning permission how can it have a council tax bill? cheers Shaon

      Great question. It is strange but you will be surprised how many times one department of a Council doesn't talk or check with other departments. So a council's revenues dept may insist a property have its own council tax banding without making any enquiries with planning.
