    People in section 8, destroy these properties and do not appreciate nothing!!! if these people are paying monthly for something, I guarantee, they will appreciate it more and take care of it! When I drive DoorDash, it’s shocking how disgusting these properties become in low income housing!!

      I have a friend who is on section 8, and her landlord loves her because she keeps the house cleaned at all times and doesn’t damage their property. So do t speak so fast. You are who you surround yourself with.

      There are good and bad tenants just like there are good and bad landlords but yes, the entitlement level seems to raise exponentially with either government assistance and/or low credit scores.

      I actually have had the opposite experience. None section 8 tenants have been the worst. Section 8 do a detailed inspection before tenants move and if they have broken anything they have to fix it or they are in risk to loose the benefits.

    @Fmsmith319, Umm most of those huge rent increases are in areas that have lots of socialist regulations. Anyone can take statistics like that and bend them to their liking. Back in the 70s there wasn't all these restrictions on housing providers thus causing the rent prices exploding. Most Gen Zs and Millenials talk about "life work balance" and get upset if they have to work over 30 hours a week. Those of us over 55 have almost always had two jobs. I know I have.

    I live in a section 8 upper flat. I have no ammenities (shower, dishwasher, ceiling fans, washer-dryer or hookup), et cetera. I don’t abuse substances, hoard, have loud parties, obnoxious guests, smoke and I drink so infrequently that most people who have known me for decades continue to be surprised when I have a glass of wine. I rarely call my landlord for repairs since I’m handy. When I do, he arrives either the same day or within 24 hours. He even came months ago during a driving rain with thunder because the building’s power, literally “flashed, seemed to arc, and blew up, and out,”according to my downstairs neighbor. Nob and tube wiring will do that.
    I imagine that there must be a lot of nightmare stories out there. Poverty and opportunism often go hand in hand, but my story is a good one. I get to teach and be a musical ambassador of goodwill in a state where 100,000.00 a year income is low-moderate, and contribute in ways that make a lot of parent’s lives easier. My landlord is part of that calculus and neither one of us takes each other for granted.

      That's an amazing story. And I'm glad there are people like you. In my experience, in Sarasota Florida, the section 8 tenants I've had did not treat the place well. Nor me. However I was young and naive and didn't know how to properly screen tenants. So now, I get a good section 8 tenant. I'll be open to more section 8 rentals for sure!

    I would never rent to a section 8 tenant. In fact, I plan to only rent to acive military. Avoiding the shitbags is three fourths of the game with rentals.

      As a poor person, I could never afford section 8 housing. I had low income so putting 30% of it towards housing would be too expensive.

      As an ex Air Force, but not in the landlord business, I can say most military personnel DO NOT destroy the property when they leave. During the 9 yrs that I was in, 1990-1999, never heard of any AF member destroying the house they just left. Rentals off base, never heard anyone complaining about military members destroying property either.
      As for section 8 -- always hear horror stories about them. Low class, filthy, stupid, loud, obnoxious, destructive, headaches dealing with them.

      You're right, it's not racist. My current tenant on section 8 is a single white female in her late 50's. No dependents, no car, just some health issues and the government helps her!

    Many countries don't treat housing like this, and you can complain about any country you want to, whether you live there or not.Every country has issues. The point is to address them and improve things, not just complain. But housing should not be the gambling game it is now, whatever system it is in.

      I have never been a landlord in any other country, but I have traveled for months on end in different countries. I personally love the USA because things usually just work. In Europe, you can't flush toilet paper down the toilet, in Indonesia there is no such thing as insulation, in Vietnam it was no privacy, every place has something. But I will continue to travel, and stay put here as my residence.

    Low income landlords got my sympathy. They allow themselves to be put thru some of the worse that the human race can dish out. They deal with ya'll know every day of their lives. They not only have to repair domiciles but they are also expected to repair minds and mindsets. Hats off to those who provide one hell of a good service to those who need it most but also can't appreciate it. Geeeeez

      That's a very nice comment! I am one of those people and I don't think I have ever been given sympathy for it! LOL. But that's ok, I have always said it's one way I'm giving back... keeping rents low for people who can't afford it.

    We tried it a couple times, never again. Quality free market tenants are just too easy to find. We had some become hostile to the point I did not feel comfortable sending my maintenance/managers there for any reason. We were just going to ride out a judicial eviction. They wouldn't even allow the program inspectors in for the yearly, and as a result lost both the house and their voucher they waited years for. Unit had 8k in damage and we sued.

    I have friends that rent section 8, she had moved her boyfriend who has a good job into their 3 bedroom section 8 house and the later subrented the basement with a bath to her aunt who smoke weed in the basement

    Sorry I have a disposal and frankly dont use it. I have no desire to clog my pipes and incur plumbers charges. Been at least 10 yrs since I've needed a plumber. Disposals are a bad idea. Your pipes are not meant for chawed up sludge.

      Solids are what clog drains, that's for sure. But I don't think it's common unless you have a very old house, and your drain line is infiltrated by roots of a tree, which can catch solids.

    Disagree with Iphone users. Having worked in IT the most unsavvy users had iphones and made you pull your hair out. Tenants with iphones in my experience are overly chatty which is a red flag in my experience.

    Let me see if i have this right: the woman is complaining "how terrible people can be", cause he's not giving you freebies like a dishwasher, microwave, ceiling fan... which are NOT in your lease. Do you think the landlord is running a charity? Why stop there: do you think your landlord should also pay your credit card bills too?

      @@floridarealestatetv Let's say that landlords in a particular area were only charging $1000 per month. The government comes along and says we are willing to pay up to $1600 per month for you to live in this area if you get section 8. Many landlords will start taking section 8 for the guaranteed $1600 per month. When someone runs the comparables to see what rents go for in that area, they are going to see that they can now get $1600 per month. Now everyone's rent just went up to $1600 per month, whether it's section 8 or not.

    Sad that someone would do that to people who are already struggling to make ends meet. I get it that some people don’t take care of property but that comes with the territory. Bills have been put forward to prevent hedge funds from buying single family homes and duplex and would have to sell off any such properties over a ten year period.

      In Florida, there are no bills that have been put forward. And by the way Governor DeSantis is running things, it's quite possible no bills will ever be put into place to put landlords at risk of being ripped off. He recently signed a bill that went into effect on July 1st that gets squatters out IMMEDIATELY. No eviction proceeding needed.

      @@floridarealestatetv The last one I did was a 3-2-2 for $950. (this was in the 2005-2010 time frame). I was clearing around $200 a month after mortgage, taxes and insurance. Wasn't spending much on maintenance and when I did repairs I did them myself where I could. My first time was in the late 80's on a 2 bedroom duplex and was only clearing around $50 on that one with a $500 rent.

      @@floridarealestatetv - i started out in oakland in the 90s - rented to a single mother, she was there for about 8mths - by the time she moved out she had completely destroyed my property - there was a hole through the 2nd floor to the 1st - how the hell does one do that - i was and am done - she had the attitude since i owned the propetry i was rich - sorry, i was just starting out and to repair the damages set me back - even with insurance i had a shell out like 25K to make it livable again - NEVER AGAIN

      @@garydavidson6917 Wow, that is horrible. I had a guy pour concrete down the tub and that was a HUGE problem. Big plumbing repairs after that on a concrete slab that needed to be demolished.

    Section 8 tenants for me were the worst. Those people trash a house. Garbage disposals are not in my rental houses. Tenants break them. Landlord must charge for air conditioning filter change, otherwise tenant doesn’t change and air breaks, tenant calls landlord, landlord pays high bill. Section 8, seems like cops are always being called. Lots of city code violations with section 8. They don’t pay they don’t care. I think you’re wrong to blame the landlord for bad tenant. There are a lot of bad tenants and a lot of good ones. Section 8 as a general rule are bad.

      1/3 bank loan
      1/3 prop taxes
      1/3 insurance
      people think high price of houses are good for them. actually no its the worst thing that can happen to you. if you never plan on selling you are fuked unless you make more money some way some how. meaning you lose something to make that extra income.
      like renting out your house instead of live in it or working a second job or blaming the gov for taking taxes on your house and argue prop values didn't go up instead. but want the price to go up and eat cake.
      same thing for insurance argue that the house is worthless instead so you should pay less but then want price of house to go up.
      so stupid really.
      realistically people need to stop buying expensive houses and build their own ignore the market until they die.

      @@Koushi82 You have a great point. If you're going to live in a property for a long time, then you want the value to stay the same, not go up. When it goes up, you might feel good, but you end up paying more for insurance, a LOT MORE. And that will keep going up. And property taxes as well. Although some states like Florida have homestead exemption and a "save our homes" cap, so the taxes can't increase over a certain amount every year (3%), but overall prices go up way more than 3% every year. Last year, after rates doubled, prices went up 4% and it was a bad appreciation year.

      I didn't think about that. Could definitely be a few lawsuits brewing in terms of discrimination or something. He brings in over $1MM / month, so I'm sure he's lawyered up pretty well.

    No dogs, no section 8. That sounds like an overly controlling landlord. You want people who you can trust. If you see someone with a beautiful dog that is well taken care of and well behaved, that is a sign that they take care of what they own. They responsible people. If someone is on section 8, that means they can afford the rent. Many cannot. A section 8 tenant knows they won't have a place to live without the voucher. That is why the one tenant has been there 8 years. They keep doing their part and the state does theirs.
    I have no idea why an iPhone makes you a better person than a Galaxy or some other phone. It sounds like judging tenants based on classism and arbitrary standards. If you do your part to be a good landlord and keep up with repairs and maintenance, the tenant will feel inspired to do theirs and not resent you or be afraid to call you with problems. You are in a two-way business relationship. The tenant is not just an annoyance who is there to make you wealthy. If you make them feel like that is all they are, you have soured the relationship.

      The entire iphone thing is crazy. I would never implement that kind of standard, but I guess Tom Cruz does! As for section 8, it's usually a low income tenant. And by low income, I mean relatively. Because many times they have numerous children and it's a single parent household. Not always thought.

      I was saying that's what Tom Cruz, the so-called Section 8 guru, has found when he analyzed his evictions from the beginning of his career. He has over 700 section 8 rentals. And he said 95% of them were not iphone users. Personally, I don't think it has ANYTHING to do with paying your bills, but what an interesting observation.
