A little tip, sorry if it's too obvious. But don't shut the radiator in the smaller house off just yet. Our weather is very unpredictable this time of year and there's a risk of frozen, burst pipes. Also, about wet rooms: It's actually illegal not to have them. And forget insurance if you don't. I absolutely love cleaning the bathroom. I just hose mine down with the showerhead, scrub and rinse.
Also, if the place gets below 15/16 degrees celsius the house will be damaged by the cold. Even if you leave for a vacation etc, the house needs to be above that temperature.
Good advice for someone from a warm place like California. Might not know the risk of turning off the heat, so please pay attention to this tip. Keep a minimum of 15°C I'd recommend.

Swedish houses are built to insulate from the weather and due to the cold and wet climate combined with the insulation our houses are at risk for mold. This has lead to hard regulations on water and heating inside. There are alot of built in fail safes to prevent water damage and mold since that is extremely hazardous to health. This includes among other things, the "sealed" wet rooms.
If you want a swedish book tip, read The Emigrants by Vilhelm Moberg. It’s a novel series about swedes emigrating to U.S in the 1800s. It’s a beautiful portrayal of swedish spirit, and you might be able to recognize yourself in their situation, although your doing it the opposite way and for other reasons 😊
Welcome to Sweden. Based on the boiler room you have water based heated flooring in the main units. It's not unlikely that they've chosen to extend that to the garage as well, cause the garage is definitely designed to be heated. You also have an error code/warning on your boiler. Since the system seems operational it's likely just an error code that needs to be cleared, then the status light should revert to green. 🙂

As to answer your grass question: the grass stays green for of a few reasons. The snow acts as an insulator so the ground doesn't freeze and the sun doesn't bleach the grass. The grass also starts growing as soon as the snow starts melting. Grass has evolved to always keep the blades full of chlorophyll so it's ready to produce energy the moment the snow starts melting.

Welcome to Sweden hope you settle in. Come next winter I would invest in a heat pump (luftvärmepump) instead of the radiators. Depending on whether or not you have 3 glass windows and ceiling height of 2,4m it could save up to 50% of your heating costs. Even though Sweden is a net exporter of electricity the prices fluctuate a lot depending on the situation on continental Europe. Best of of luck to you!!

That's a pretty unique house, I don't think I've ever seen a semi detached/double unit house like that here in Sweden before. 😀 It must be really nice to have your sister living so close to you, I can imagine it gives a sense of safety and belonging that would be difficult to attain in a new country otherwise. Btw, that black auger thing in the shed looks like a tool that's used to air the compost. Usually, you need to turn a compost so you get oxygen into the center (otherwise you will get growth of anaerobic bacteria that smells horrible), but with an auger like that, you just screw it down into the compost and pull it up to create air pockets all throughout the compost heap. 😊👍

Kalmar is a popular town to visit so If you want you can make the other part of the house into an Airb’nb you can probably do that. To rent the second part to people living there the whole time can be a problem because If you don’t like them it can be difficult to make them move, because of laws.
Am I understanding that it's actually two houses (not including the småhus)... like a duplex that you could lease the second space? That would explain the 300K for the whole property (ah Kalmar, near the coast). And yeah, definitely keep all the radiators going in unused or unoccupied areas during the cold seasons.
I'm not familiar with the housing market in Kalmar, but I would have thought the prices to be similar to Ronneby, and I paid half of what you paid for my slightly larger house (from what I can tell) but in most ways very similar, albeit a totally different style. My house is from 1920 and was built for two families, so two kitchens, two bathrooms etc. The previous owner put in some extra insulation and I have five wood stoves (kakelugnar) to help with the heating, and the house is in the city center.

I've heard arguments for and against solar here... The lack of much sun for half the year and freezing weather are obviously factors, but it would be great if it could work out. I have a neighbor with a full roof of panels so I will have to hear how it's going for them!

Security tip: Better don't show images of your keys as you did around 21:00. Keys are shockingly easy to copy with just a photo of them.

I just have to say Make Anything is my favourite TH-cam Chanel with the perfect mix of entertainment and learning. It even inspired my first purchase of a 3d printer and I am working on some creations soon to be released: Cool that you decided to come to this little corner of the world. Kalmar is a popular town to visit so If you want you can make the other part of the house into an Airb’nb you can probably do that. To rent the second part to people living there the whole time can be a problem because If you don’t like them it can be difficult to make them move, because of laws.

An idea is to rent out that smaller house in the summertime. You can get a few extra kronor in your pocket.
Am I understanding that it's actually two houses (not including the småhus)... like a duplex that you could lease the second space? That would explain the 300K for the whole property (ah Kalmar, near the coast). And yeah, definitely keep all the radiators going in unused or unoccupied areas during the cold seasons.

I'm not familiar with the housing market in Kalmar, but I would have thought the prices to be similar to Ronneby, and I paid half of what you paid for my slightly larger house (from what I can tell) but in most ways very similar, albeit a totally different style.
My house is from 1920 and was built for two families, so two kitchens, two bathrooms etc. The previous owner put in some extra insulation and I have five wood stoves (kakelugnar) to help with the heating, and the house is in the city center.

By the way. Our coins do have a reference on them, the 1, 2, and 5 have symbols meaning sun, wind, and water as a homage to the Swedish Singer Ted Gärdestad and his "Sol, vind och vatten".

I've heard arguments for and against solar here... The lack of much sun for half the year and freezing weather are obviously factors, but it would be great if it could work out. I have a neighbor with a full roof of panels so I will have to hear how it's going for them!
