    so first of all..Kudos to your content. It's not easy to be this transparent. and yes..I admire what you doing because all you doing or have spoken about, you learnt or read them online. And that's impressive. Yes, you will make mistakes and make them better..I know your next project will be bigger and better..Keep it up.. Feel free to make mistakes..

    I just saw Episode 2 in my feed and i am now here because of the cost breakdown. Good job. Keep it up. Try to let them reduce the bedding mortar. It's more than an inch, right?

      You have a valid point on the bedding mortar. 3/4 of an inch max should be fine but as you may know, artisans usually look for ways to to make more money. Thicker mortar joints means they just meet the minimum target of blocks. I have been liberal or this cos the blocks are not load bearing

    Thanks for your reply, grateful for your infor. Considering how much you have spent on your building so far I now put the question to myself either to invest in the UK or in Ghana.
    Location is a big thing like you mentioned in your video my Location isn't the best , I don't think my family would want to go back to settle in Ghana.
    So, this project is purely investment, even though the tax system in uk is bad for landlords with self own properties and ok for people who have entered into limited company. The amount of money to spend on a building in Ghana, a fraction of that money could also get you a house in uk on mortgage and straight away start earning.
    In ghana the currency is down and once you change the money to overseas currency it becomes worthless especially if the property isn't in the best location to get good rental value.
    What's your say on this ?

      You make some valid points. If your location isn't the best then it's not worth it. We have a plot at Amasaman but we will not make such an investment there cos it will take forever to recoup our investment. As you rightly indicated, if you want to invest, it's better you get a plot in a prime location for that. This way, the cedi depreciation will not affect you much cos your rent will be the cedi equivalent of the prevailing dollar rate.
      Alternatively you can wait till your site location opens up. Usually most sites in the outskirts of Accra takes between 10 to 20 years to open up. We got our Amasaman plot about 12 years ago when we were both students and the place is now opening up.
      If you don't plan to eventually settle in Ghana, even on retirement, then you are better off investing in UK.

    Why a mixture of blocks, sandcrete and quarry dust.
    Sloppy workers, look at the size of mortor joints.
    People go for cheap, like any trades people, you should have the right tools for the job.

      When many people watch these videos, copy what they see, it can cost them money.
      Why would you use a sandcrete block on the bottom, out a more heavier block on top? There are many factors, if they make blocks weak, settlement movement can cause problems.
      I know sandcrete blocks are cheaper,
      People use them in the footing, ideally they should use quarry dust ones stronger don't absorb as much water, can create problems later.
      The real issue there's no proper apprenticeship scheme where they learn basics .

      @@mcdavetv6124 I wasn't really be offensive, I was pointing out some important mistakes.
      Yea, everybody on all these building videos always say doing a good job.
      Building isn't cheap, more expensive if it's done wrongly.
      Many builders tell client the need rebar, it's not always nessercery, if it is, and it's not put in correctly on chairs if double mat or block single mess at the correct depth, it's a waste of money not doing its job.
      Now they plastic fibres introduced into construction, I've heard builder tell his client its new technology you don't need rebar.
      Putting stones under rebar isn't correct either, spacer should be 25 - 35mm high and square with tie wires so you tie then to rebar at about .600 centres or you buy the plastic type.
      Drainage is another problem, both having them in columns or traced into block work. This, using rodding eyes in place of proper built inspect chambers is a NO NO, NO BUILD REGS globally that allow it in foul drains.
      If anyone allows the plumber to use this, they must use pressure pipe, not the ordinary thin wall pipe, if the rodding eye system gets block, you either did it all out or get a jetting machine to clear it, the jetters use 3- 5 thousand psi, it would cut through the thin wall piping, hence use HP PIPE.
      There are some good builders far between.
      There's so many think workers don't understand.
      I hope my comment opens people eyes, point out the right wrong.
      People don't do there own research first just copy others.

      Very relevant question! I should have explained what it is. On seeing your question i figured it may not exist in other regions. Digging Fee is an "illegal" customary fee the youth in the royal family/community will demand from you as soon as you start your foundation. It is a common practice in the Greater Accra Region

      @@realkumasi They will not allow work to continue. Yon can insist on your rights and get the police involved if only you can have the police there 24/7 to ensure they don't come and break your foundation
