i like the house, love the back yard. i see a couple of issues, your guests have to walk thru the private areas to get to the public areas, and the bedrooms are a mile from the bathroom. maybe turn the small bedroom into a family bath/laundry room?

That was on our list to do. My health has not been good. That is why we decided to downsize.
