    I checked your last 3 years video of the cost estimate for your 6 bedroom house, it cost around $48000 today, This house cost around $20k. It seems now is the best time for us diasporans to start that project.

      Yes, for those who earn in foreign currency, it is actually cheaper to build now. Even though the prices of building materials have increased, the exchange rate has trippled giving foreign currency holders 3x more Naira for their dollars, pounds and euros.       Building for people from the diaspora is a serious business opportunity with challenges in the Nigerian market that will come with a lot of headaches. If one can’t find the time to do it full time for others it’s not worth the risk.

    Detailed breakdown. Awesome work. I understand you don;t like to go into plumbing finishings tiling lighting electrical etc, but these are equally extremely important parts of a building project these days. And people are clueless and get taken advantage of. Going over "basic" tiling, finishings, floor stamping, pop prices etc in subsequent videos would make your content gold. Especially these days

      She can't do this cost cost varies based on quality! Tiling could go for 15k/sm up to 100k per sqm depending on quality. So I think clients should say their budget

      @@ighomercy5024 that why I suggested “basic” costs. Just the Average tile and finish prices. E.g 50k per square meter. People can then adjust higher or lower based on their taste and budget. But they’ll have the “basic-cost”. That’s what I mean.

    I'm going to embark on my first of many building projects in Nigeria. A land in ABJ and in the East. I'm building 5 bedroom duplex on both. Crazy undertaking because I want to be involved in the projects instead of just giving away money and hoping it'l turn out great when I come back. Hoping to have the one in the East ready by Dec 2026

      As an architect, I encourage clients to also be physically involved in their building projects.. sometimes, changes needed to made during construction that could affect the cost of aesthetics of the building

    Well done madam. Your pieces of information are really accurate. I'm an Architect involved in design and build. It's good you pointed out the fact that cost is always tied to type of soil, design and quality of finishes! These items determine cost because some 4 bedroom duplex can cost more or less. Eg. A 4 bedroom duplex can cost #100m or more. At times also Architects can design according to target cost. So design and nature of soil is the starting point when it comes to cost.

      Yes ooo, the cost of foundation in some places in Lagos can build this cacass in Eastern Nigeria. That's why when people call Lagos landlords greedy I laugh.

    Nice video but the price can be misleading a bit because cost of labor was not added and it will definitely jack up the ground total. So please try adding that to future videos

    Weldon, what is regularly referred to as a parapet is actually a concrete facial. Also, DPC is not the ground floor slab; it's a waterproof course between the floor slab and the block wall.

      If you are a professional, don't dwell too much on the lingo I use for these things. Yes, it's concrete fascia but try saying that at a building site in Nigeria. 😂 I use the popular lingo to avoid getting multiple questions here. This house is not even a duplex but even architects follow dey call am duplex now because try telling a client that it is not a duplex. Chai o!

    I have been following your videos for some time now (since I'm preparing to start my building project). However, somehow uncertain whether to settle for a 3 or 4 bedroom duplex. I'll appreciate your advice Flo

      This is one decision you have to take by yourself because you alone (and other stakeholders) know the amount of space you need. If a 3 bedroom duplex will be sufficent for your needs, go for it.
      If you don't want a situation whereby tomorrow you start saying: had I known, I would have built a 4 bedroom duplex, go for a 4-bedroom because there's not much difference between the two in all aspects: from the cost to the space they would occupy.

      Before one can do that, the building needs to be inspected to determine the extent of renovation required. So it is best to contact a builder that can visit your work site to do that for you.

      When renovating old building, it is best to carry out a non destructive test (NDT) to ascertain the safety of existing structural members such as the columns (pillars) and beams) etc in order to avoid collapse of your structure during or after renovation because you never can tell the safety of the previous work

    I’m confused by the word duplex, so does this property contain two homes? Duplex = 2 homes, Triplex = 3 Homes, Quadruplex = 4 homes.

    A friend just finished a 4 bedroom duplex and it cost him N36m just to roofing stage. He did say the without some misc expenses he could have knocked off N1.5m-2m.
