Your credit must be in the upper 700’s to refinance twice in one year.
That’s not correct….you can refinance as many times as it makes sense regardless of credit score as long as you qualify. There’s not a limit.

Actually five public school districts in Huntington Beach. You forgot to mention that the student population is slowly shrinking in a few of those districts so there's always a possibility of a school local to you closing in the not-too-distant future.

I’ve lived in Santa Ana my whole life and people do bash the city but it’s one of the cheapest cities in OC so I just bought here and stayed

Thing is people have been leaving California for years. Most of my family left California in the late 70s. And the reason why is because the cost-of-living was getting way too high. My parents were making a decent amount of money during that time, but they were priced out of the housing market and could barely afford rent. And they told me California used to be very affordable until the early 70s when housing prices started to skyrocket, with all the new development and many people moving into that state in droves, which it made the states housing market prices around the national average to one of the most expensive places in the country within a few years. I know it’s worse now, but the California dream has been fading away for at least the past 40+ years, and I feel like it’s happening here in South Florida. My parents bought their home in 1980 For $55,000, and today, their home is worth close to 700,000 which is outrageous, and it’s not even a fancy house, it’s only 1600 ft.² and has three bedrooms and two bath. Even my parents are shocked, but luckily they have a property tax exemption so they don’t have to worry about paying into property taxes. My home is a two bed one bath pretty small. I bought it back in 2011 for $99K and today, my home is worth $487,000. I couldn’t imagine trying to buy a house today here because there would been no way. Even though my mortgage is a little over 500 a month, my insurance and property taxes have skyrocket and it’s even been hard for me, and I have debated on selling and moving to another state if this continues to get worse. And I feel for my nephew because he’s been trying so hard and he cannot afford the housing here.
Unless I'm missing something, your math and the way you talk about it is potentially misleading. Ex. you show that 31% of the supply (~900 homes) is priced under $1M, and 43% of the demand is for homes under $1M, and continue on to insinuate that because 43% is greater than 31% there is high competition for these homes. However, you dont mention how many people are shopping for homes... Say, for example, if there are 1500 people shopping for homes, 43% of 1500 is only 645 people shopping for sub-$1M homes. If something like this were to be true, then supply would greatly exceed demand; which may actually be the case due to what I've seen anecdotally as an increase in the number of price cuts in recent months.
Demand is measure by the number of pending sales in that price point
Six thousand sixty five hundred is not a real number, six thousand six hundred fifty on the other hand is a real number.

As for the percentage changes, nothing has really happened on that front yet so TBD on that one. As for inventory, it is definitely more challenging as it makes for a competitive market in many areas as demand is still there.

Rates should NEVER go back to 2-3% again. It destroyed affordability. Rates need to stay higher for years to come, it’s likely going to take years for housing to come back to pre -covid levels.
Always the promise of get in now or you'll lose out. It doesn't matter what you can see with your own two eyes just believe and buy. I guess housing crashes aren't things that happen anymore because you know, reasons.

Same ol' same ol'... Home prices have historically escalated faster than wages. At one point answer was... send the women out to work... but we've hit the ceiling on that. So unless we send out kids to earn mortgage money... the cap is being reached. I said it in the 80's a young guy looking at houses for the first time... "If houses always go up more than inflation, and salaries do not keep pace with inflation... eventually who's going to be able to afford a home?" Well... OC is there... Simply put, you have to be rich to be here. I'm in upper 6% for personal income says the web... I can afford a 1500 Sq Ft shack built decades ago? It's just nutz. Essentially what your saying is, "Affordability won't get better"... Same ol' same ol' there... Rates go up prices come down... monthlies stay the same.... Rates do down, prices go up... monthlies stay the same. Only real answer is... "Have to earn above-the-class-gap income"... good luck doing that. Most of us can't. We weren't taught how to do that as kids, by the schools, the colleges etc.

"How it might play out in the future" Only God knows what the world will be like in 30 years when you go to sell man. You could live in a prosperous neighborhood, and all it would take is a single Democrat politician to prioritize criminals over the law abiding citizens and turn the neighborhood to a hot mess.
Politics aside, things can definitely change over time but what I will say is that beach communities tend to do well as people like to be close to the water.
These prices are so unsustainable, out of reality! Something will give soon and it's not going to be pretty!
In my opinion, nothing will "give" until you see supply increase in a meaningful way. Prices are driven by supply and demand as you know and supply isn't likely to change in way that would impact prices anytime in the near future..............Just my 2 cents.
The thing that sucks about it there is the political climate

Jeb, you really hit the nail on the head with this video. Returning after many years out of state, everything is more expensive. Grocery and restaurant bills on top of the obvious with gas and high real estate prices really eat into the supposed higher salaries that are paid out in SoCal vs other parts of the country.
