The other factor you didn’t mention that is important is Irvine. The historically “cheaper” non-coastal areas are also rising because people who can’t afford Irvine (tech/business hub) are making areas like Mission Viejo, Lake Forest, Laguna Niguel, Aliso, etc more expensive and a lot closer to the 1.2m median
I own two homes in the OC both in the Aliso Viejo and Laguna hills area. It’s definitely worth a lot than what my family bought it for way back

Ahh, being California broke always reminds me that IF I could afford one 1.2 Million house on the West Coast; then, I just might be able to afford three 350K-ish mini-mansions any where in the Central US. ...
