Living in ELGIN TEXAS | Should you move here?
Elgin Texas may seem like its a little far out from Austin, but in reality its not too far from downtown and a lot of other great growth centers on the east side of the Austin Metro. And yet, it stands today as one of the MOST affordable Austin suburbs. All that makes moving to Elgin Texas a great opportunity to not just buy a home in a great small town community, but also make an investment in an area set to be the next east Austin Boomtown.

    The amendment that passed in 2023 dropped my property taxes from $1350 to $900. That was just the elimination of the portion that normally went to Dallas ISD. I am in an older home in south Dallas that was built in 1954. This year, for 2024, they raised all of the other portions that make up the annual tax bill. This year has a $60 increase. They are allowed to get away with this because there was no language in the bill that prohibits the county or city from raising the other taxes to make up for the loss of the school taxes created by the new homestead exemption increase. On top of that they need to stop using Zillow as the source for the valuations. Use the sale price of the home when you bought it, not what some 3rd or 4th party with no actual interest thinks it should be sold for tomorrow.

    I moved to Austin from San Antonio a few months ago. The traffic is really not that bad compared to San Antonio. It takes up to 2 hours to drive from South San Antonio to North San Antonio during high traffic times, but it seems to only take 20 minutes to drive through ALL of Central and Downtown Austin. Obviously, that has a lot to do with how much smaller it is but still- everything you need is 10 mins away. Also Austin is 1000x better than San Antonio in nearly every area. The higher costs are definitely worth it.

    Texas needs to pass a bill similar to California proposition 13. The tax relief passed for 2023 tax values helped but not enough. Rogue counties like Fort bend county fudging the assessed values to tax property higher and higher. Our house market value for 2024 goes down but the assessed values gone up. How is that naked any sense. Fudging bastard tax assessor!

    Yea boutiques but what you can buy here? Something that you don't need lol Bastrop lacks of supermarkets, restaurants and simple business centers with some convenient services. Long lines at HEB isn't fun. It would be nice to have other supermarket than Walmart and HEB. Oh well, we have bunch of dollar stores and RV parks. Chilli's had hard time getting permits to build their restaurant, almost fought for it. It would be nice to have Torchy's or other chain restaurants. And I don't even mention roads and traffic. Yes, they built few new subdivisions but where is infrastructure??? 6 months for new patient to wait a simple appointment at Family doctor.

    The problem with Austin traffic is Texans are literal idiots and think the only way to solve for this is expanding roads. When other cities encounter traffic and growth, they create walkable infrastructure and public transit. Texas doesn’t ever try to make things more walkable they just expand roads.

    Here's an important rule for Austin: when driving around, if you are not familiar with a particular area, DO NOT assume that if you miss a turn that you can turn on the next road and get back to where you wanted to be. Austin is not a grid, or at least a terrible grid at best. Roads decide to go in random directions for no reason. Railroad tracks and creeks form impassible barriers. Learning to get around is like living on the East Coast in old areas like Research Triangle in NC: you have to learn the secret ways through town, and they're not at all obvious.

    I absolutely love Austin and its suburbs. Some people can be unbelievably douchey, liberal, and tech bro-y (Californians, Austinites that are wanna-be Californians, and non-Austinites that are wanna-bes of the wanna-be Californians. I am VERY Texan (Not extreme conservative/republican, just a bit) and that bothers me a bit, but they are so unimportant to me that I don't even pay them attention to even care that they're here, Austnii politics may be a bit liberal, but all Texas is a red state and that wins. I have seen people in Austin that are True Texas people, so that's good makes me very proud. What I love are the sights, nature, hiking, walkable places, great food trucks/Brisket and BBQ places, very very cool restaurants. It can get VERY VERY pricey in some areas (Mueller, Domain, and Downtown), but it has this very cool, good food/drink/coffee/walkable/naturey thing that you just wanna do stuff outside and go out, even if you just walk around cause you're on a budget (ME) 😂.

    Let me know if I'm getting this correct. My understanding is that even if you file a late homestead, they can go back up to 2 years. If the appraised amount is say 150,000, then they would have to deduct 100,000 from the appraised amount, leaving it 50,000. From that 50,000, is what they have to work with percentages for all the taxing entities and to let you know what is owed for each of them. Am I getting close to understanding this? Thanks so much

  • @kingsfamily8142
    @kingsfamily8142 10 หลายเดือนก่อน

    Hum, I recently did a homestead, yet for 2022=2023, there is nothing showing any 100,000 exemption on the appraised value? There is a 40,000 exemption for 2022, but 2023 is untouched and the numbers do not match up. I try my best to keep the peace, but I also think it's important to know and understand the numbers to know what you need to pay. Is there another office I may call about this? Thanks.....I also have an old 1950's house btw
