Hi Henry, Thanks for your question. In regard to net migration, if it occurs, these people are likely to focus on employment initially, with limited immediate impact on the property prices. We also have to consider Kiwi's leaving New Zealand for more prosperous opportunities in Australia and further afield. Thanks, Najib

No they aren’t, the drop in prices is caused by increased supply and decreased demand. In the long term prices will still increase due to national’s policies.
Thank you for your comment. The first question to address is why there has been an increase in supply and a decrease in demand. This can be attributed to the recent policies introduced by the National government aimed at controlling inflation. As a result, interest rates have risen, and consumer goods prices have remained high. Consequently, the high cost of living and high mortgage rates have made it difficult for people to afford their homes, therefore increasing housing supply. This situation also impacts demand, as many are reluctant to buy when house prices are high and purchasing remains too costly due to current interest rates and inflation levels. We hope this clarifies the situation.

Reserve Bank has used sections of its governing statute to place new additional restrictions on banks ability to create money.
Income tax rates didn't change for 10 years. During the period 2009-2017 the government increased GST and introduced the brightline test ( increased tax payable) also that government stopped deduction of depreciation for residential rental ( increase of tax payable). The government 2017-2023 reduced interest deductibility ( increase tax payable) and increased the restriction of the brightline test. The 2023-24 government reduced income tax ( tax brackets and expence deductions, introduced gambling tax, allied GST to online transactions )
New Zealand produces a lot of dairy products, but it is cheaper to buy overseas than locally.
Oil prices! They increased as owners of resources want to earn more as they had to make up for lost income during covid 19 years.
Inflation has gone down very qtr since was 7%. Even March 2024 qtr inflation reduction to 4% was due the Reserve Bank and Labour policies.
Banks create money! The cost borrowing is not affordable. Statistics in NZ show it more affordable to rent than to borrow to buy dwelling.

Najib is right that theoretically setting the Reserve Bank mandate to focus solely on inflation would result in higher unemployment however the government fiscal policy is to stimulate investments in high employment sectors like the resources sector. This is why Shane Jones is focusing on restoring Marsden Point and resource development. Plentiful resources will keep inflation in check and also absorb higher unemployment resulting from the Reserve Bank mandate.
When will Marsden Point function again? When will a new gas well start supplying gas?

The previous government and big business mismanaged messed up unbelievably big time letting house prices continue to raise out of control creating a bubble that will take a generation (if ever!) for house prices to come back down into the reach of the average workers (most young people) income to purchase. Labour (they're not dumb) have knowingly done a big reset and left the young new generation in the cold having to save every penny therefore give up a healthy life style (normal life). Most will (have to leave) be struggling to meet rent let alone thinking of saving to buy a home or even have children (shocking this has become an issue). Is this all good for the country? There's no excuse for such negligence towards the NZ people from the previous labour government and nz big business, recession for the people and markets adding long term depression for the people, extra load on the health system (mostly messed up psychological stuff). No worries for the upper branches of previous labour lead government officials where many have retired from government most still fairly young now living off status and tax payers money till the day they die. Did most of the above things actually really happen and is there any truth there? Look around you as they say, the poof is in the pudding. Looking to the future which we need to do, but learning from the past is more important and should be thoroughly openly reviewed discussed in depth if we’re going to go forward living smarter. My 2cents

Printing money is not necessarily bad so long as the money is directed towards investments. Inflation is not always bad. Had the money been directed towards proper infrastructure investments that would have stimulated the economy is a good way. However, the Labour-Green coalition didn't do that. They shut down Marsden point and their ideological blinder inhibited investments in the energy and resources sectors leading to shortages and higher resource prices that affects the entire economy. Labour also raised fuel taxes and other consumption taxes and redirected that money to favour expensive EV vehicles that the middle class doesn't want or need. Had the money been directed to energy security and had Labour not turned into megalomaniacs keeping NZ unnecessarily locked down the country would not be in this mess.

After in depth research at historic property bubble crashes in a number of different comparable countries it appears that the majority if not all price declines happen when the OCR rate is starting to drop as this obviously coincides with the economy being i the worst position. Hi there, we appreciate the comment. The RBNZ is currently balancing between controlling inflation and supporting economic growth. The current scenario includes high inflation, which might prevent significant OCR cuts at this stage. This is somewhat different from past crises where aggressive rate cuts were used primarily to combat economic contraction without the immediate inflation concerns. This is why we are seeing house prices come back, even with the OCR rate maintaining.

The reserve bank is only focused on inflation now. Before they had think about people. They independent also. So they can wait to 1% CPI.
Inflation was coming down since 1 Jan to Mar 23 Qtr inflation dropped from 7.2% to 6.7% ( Labour policy/reserve bank) each qtr following this inflation has decreased 1 % or 0.5% to get ro 4% in March 24. This is the effect of Labour and the reserve bank.

Thank you and it's a great question you ask. Inflation measures the overall rate at which prices are increasing or decreasing, not the changes in individual prices. While it's true that the prices of eggs, meat, fuel, and public transport have risen significantly, other goods and services have seen slower price increases or even decreases. This means we might not notice the prices dropping in areas like groceries and petrol. A significant factor in the decline in overall inflation is tradables inflation, which fell 1.6%. Additionally, the Reserve Bank's actions, such as raising interest rates, are aimed at reducing demand to curb inflation. This mix can lead to a lower overall inflation rate even though some items remain very expensive. The goal is to bring inflation down to the 1-2% range, which should eventually lead to more noticeable drops in prices for essentials like groceries and petrol. I hope this helps clarify things. We understand how the figures can seem misleading.
Hey najib. Great video. Quick question. I have 2 properties. One I can subdivide into 3. The current house is in the middle of the property. Might cost 100k to subdivide. Then the cost to relocate a house onto the front and potentially build at the back. Do you think this will be a better way to go rather than just buying another property?
Hi Steve, Absolutely add/build as much equity as possible where you are (usually the best way to add/build value is to subdivide/renovate) then borrow against it to buy the next one and so on. I would also recommend before you do anything finding out how much value it would add to your current asset after you spend 100k ie; how much is your existing house worth, and how much will the other two properties be worth once subdivided. What is a Capital gain?
