    Hi Najib i fallow you for sometime and i think your episodes are very interesting thanks for your video . I do have question regarding the new government policies if you can help explain: Does ,,old property ,, lets say purchased 2024 January or April 2024 interest is tax deductible ?

      Hi @Ace-ek5yc,
      We appreciate the kind words, great question regarding the new government policies. To answer your question, in short, yes but not immediately 100% deductible. The national government has promised that interest deductibility on residential rentals will be phased back as follows:
      Apr 23 - Mar 24 60% deductible
      Apr 24 - Mar 25 80% deductible
      Apr 25 - Mar 26 100% deductible
      Unsurprisingly enough back to 100% deductible just in time for the next general election! Please let us know if you have anymore questions.

      @@najibrealestate929 Thanks for your quick reply but what is the case if you purchase ,,old investment property,, in lats say month January 2024 or April 2024 are the sam deductible rate would apply ?
      I know that ,,new builds ,, are 100 % dedication and the older once are phased out by Labour government my question is what if i buy old property now ??

      Hi @Ace-ek5yc, the figures we mentioned in our first reply represent those who own an older investment property. So from April 2024 - March 2025, the interest deductibility on residential rentals is 80%. Hope this makes sense.

    Stock is at its lowest, there is no inventory.
    Intrest rates stabilized.
    Demand is high and will get higher, 128,000 net migration in 2023, wars create Kass migration to safe countries like NZ, not to mention more refugees.
    Best time to buy a house is always 10 years ago. So buy, hold, and stop listening to market predictions

      Thank you for sharing your thoughts.
      While we agree that focusing on time in the market is crucial rather than attempting to time the market perfectly, we also recognise the value in avoiding purchasing at the market peak. Our goal in this video is to educate individuals on when the best time to sell is (if they are planning to in the next 3 years).
      Contrary to the perception of limited inventory, there is currently a good supply available. As we move through 2024, we anticipate a further influx of properties entering the market, driven by ongoing development projects reaching completion and individuals compelled to sell due to mortgage challenges.
      Although interest rates may appear stabilised, they have more than tripled since 2021. Recent rate adjustments by major banks such as Kiwi Bank and ANZ (cut its two-year term deposit by 25 basis points), these rate drops indicate a competitive landscape, with banks seeking more business and offering attractive rates, hinting at underlying economic challenges...
      From our experience as real estate professionals, demand is currently at its lowest since the market peak. Net migration, if it occurs, these people are likely to focus on employment initially, with limited immediate impact on the property market.
