Thank you for your question. No, right now there are no laws requiring these however that is something in the works. In the meantime, many HOAs have voluntarily started to get the Structural Engineering Reports and Reserve Studies completed because of the collapse in Florida. We do have a video on this as well. It is a good question to ask when considering purchasing a condo here in the Grand Strand.

Thank you for watching a video and for your question. Most one bedroom condos in the Grand Strand DO NOT offer a washer/dryer in the condo. A few here and there do however. Most 2+ bedroom condos DO have a washer/dryer in the condo. However, again there are a few that do not. Most of the time, if there is not a washer/dryer in the condo, the building offers a laundry room with washer/dryers pay per use.

Thank you for watching and for the question - the HOA dues range from just under 800 per month to just over 2000 per month depending on the size of the condo. This is NOT part of the split with the onsite company - that is completely separate from the Homeowners Association which is "The Island". The "Island Vista" is the front desk management company that you can choose to contract with to manage your rentals (although you don't have to use them and can have less expensive splits elsewhere). So yes, the 60% that you are left with would be what you would use to pay all of your bills on the condo. However, rents are good here with upwards of 140k per year for the 4 bedroom condos.

No - there is no yearly registration fee or emissions test or anything like that - you simply pay your tax bill each year and they send you out your new registration. 👍

The city of Myrtle Beach required us to show proof of our retail license before they would issue the business license - even though we were renting through Airbnb which remits the taxes. However, North Myrtle Beach did not require us to get one in order to get the business license. Now that we are also booking direct and VRBO is making us remit our own taxes (if you use any system to manage your rentals outside of VRBO they wipe their hands clean of having to remit the taxes), we will need a retail license for all properties. SCDOR says "You must have a Retail License to file and pay Accommodations Tax if you rent out rooms or spaces in your own home, at hotels, campgrounds, boarding houses, mobile home parks, etc. This includes short term rentals which are sleeping accommodations furnished at any place in which rooms, lodgings, or sleeping accommodations of any kind, including a taxpayer's residence, are furnished to transients for less than 90 consecutive days."
