I stayed here and it’s beautiful… We stayed on the top floor.. gourmet kitchen, 4 bedrooms 5 baths 2 dining rooms two living rooms office space a library and laundry room… The wrap around pool, beachside amenities and your in proximity to EVERYTHING. !!!

Very nice place. What is the HOA range? Also, the 40/60 split. Does my 60% include the HOA being paid or does the HOA come out after I get my 60% therefore, reducing my take home % a little more?
Thank you for watching and for the question - the HOA dues range from just under 800 per month to just over 2000 per month depending on the size of the condo. This is NOT part of the split with the onsite company - that is completely separate from the Homeowners Association which is "The Island". The "Island Vista" is the front desk management company that you can choose to contract with to manage your rentals (although you don't have to use them and can have less expensive splits elsewhere). So yes, the 60% that you are left with would be what you would use to pay all of your bills on the condo. However, rents are good here with upwards of 140k per year for the 4 bedroom condos.

Yeah, how terrible that all kinds of people were employed to build it. Now all kinds of people are employed to staff it and people come and spend their money to help the local economy. SMH. Liberals..
