    I like that you spent time discussing both the highs and the lows in your career. Most people only focus on success stories (which is great), but makes them seem less authentic. And I love the ending! Very cute 😊 Keep doing them!

    It’s cool to stumble across this now, early in your “TH-cam career.” I think you can help a lot of people and will grow quickly. In a year or two it will be pretty cool to see what this channel becomes. I like that u added some of what didn’t work as well, that’s what a lot of us need to know too, and it makes you more relatable. Good work so far, I think this will grow to be a very popular channel 👍🏻 ohh and I want to hear the details about your first complex.. the more juicy details, the better! You learn so much more from those more difficult situations

Yea I did a lot of soul searching on whether or not I’d share my mistakes but frankly without the context of what doesn’t work people watching this stuff won’t know why the important stuff I talk about is successful and therefore can’t actually use the advice when they get serious about their own goals.       Broker Bob yeah man, as a viewer I like to hear some of the rough parts too. Sometimes the really successful people get away from that, and it can seem out of reach.       Thanks! Maybe someday! I run a medium sized business so it’s tough to make time for YT especially since, yes, I don’t seem to get much traffic from here even when the videos perform well. 🤷🏻‍♂️
      It’s like Santa. If there’s not enough Christmas cheer, then how can Santa deliver presents? Haha

      Alex Zendejas it’s a CHG9. It’s great because I can plug in my laptop and it takes half the screen. So I can run 2 computers on it. And thanks!

      weekendxwars Yea ive seen graham and kinda know the other guy. What’s funny is my old channel did this same thing and it’s much older than theres. Got reasonably big but got bogged down in doing deals. But hey now I’m more experienced and can make better content!

      @@BrokerBob as someone starting out with no money, what would be your main advice on getting started on fix and flips? How to find good deals and lenders?! I guess just a step by step process. Since Many people try selling courses and i’m just trying to find answers without all the “scams”

    ​ @DeadlyPharts Yes. Most things I see on YT are pretty scammy when it comes to house flipping education. Yep, they're all trying to sell you stuff and frankly most of what I see is "right" but it's wrong because they don't realllly know what they're talking about. But I have no interest in that. Me selling courses would be a less profitable route for my time, personally.
    Here's a video where I go into one of my own flips with partners. By far the most complex deal I've done given how weird it was. It goes over all your major questions and I was even in the same spot as you. New and no money.

    Also, I'm pretty alone on this opinion, but I don't do hard money loans. I just won't do it. And I started at $0. If you have a house flipping machine (like I do) you can do a line of credit at a much lower interest rate without the crazy points being paid per deal. I personally don't do hard money because it eats your profits and creates a huge amount of stress if (when) issues arise.
    If starting out, I went and got a small multifamily financed with a LOCAL bank that would finance the deal. I wasn't worth anything so I partnered with someone (networking group...not daddy money) and we both put our name on the loan. Got a great rate and time period. I was delayed on that deal almost 6 months. If I had hard money, it would've been terrible.
