      Great market fundamentals & demand drivers should make it a strong market for the foreseeable future. My biggest concern would be insurance costs. If you can manage those costs I think it will be one of the top performing markets

    I am in FL and there are many warehouses that don't have columns at all. Which ones are those that normally have columns?

      It's common to see distribution centers / fulfilment centers have columns but ones that don't can be quite attractive from a clear span perspective

    Hi Chad, for the non simple Net Effective Rent you stated "Lease Cash Flows are discounted back to present values and free rent, tenant improvements and leasing commissions are amortized over the lease term." Why would you amortize TI and LC? Shouldnt those be paid in whole at present?

      Hi Dan, from a cash outlay perspective both the TI and LC would be paid at the beginning of the term but in all NER calculations I've seen they are amortized. From my perspective, amortizing these costs is just a better representation of the landlord's NOI (and the corresponding NER). If they were expensed at the beginning it would not reflect the financial impact throughout the lease term.

      @@industrialize Hi Chad thank you for the response. Just a follow up question: Are you speaking from a accounting perspective in regards to the amortization? Because from a cash perspective doesn't it make more sense to not amortize the NER?

      Completely agree that from a cash perspective it makes more sense not to, but you're correct that this would be akin to the matching principle in accounting. All that being said, the calculation is only useful to the extent it helps the person using it. This particular method of NER calculation just so happens to be common but I don't think there's anything inherently wrong with changing it to make it useful specifically for your own needs.

    Added 5 to a building couple years ago and it cost nearly $100k by the time all the concrete work was done and levels installed

    I live close to the new factory !!! Real estate prices have exploded in the area after the announce, there will be around 2k employees in the new building, which is equivalent to almost 10% of the town where they're opening 😂

    Oklahoma City needs this building like another tornado! There are people in this town who are homeless, don’t have work, schools need books and teachers not a high rise which will stay empty like a lots of other buildings and malls and the city and State let them just rott instead to convert them into something people really need. Like a youth center, affordable apartments for seniors or homeless. But no the government of Oklahoma rather needs the highest building in the United States. Good going!!!!

    1 hail storm and that window bill will be outrageous. Tornado won't usually reach that deep into city center but wind and hail will. Hopefully they calculated distance from the baseball stadium.
