What actually is a cap rate anyways?
The answer might surprise you in this documentary I made: th-cam.com/video/jY1W2gPtQfk/w-d-xo.html

Found it to be helpful in explaining to sellers why properties aren't worth the same as they were 2 years ago!

@@industrialize also, as someone who is changing careers from the hospitality industry to CRE, starting fresh with limited background, the content that you, Tyler Cauble and others have is VERY helpful to me. Thank you! Big ups.

I am bullish on the CRE, especially considering the volume of young investors, the immigrants investing here in housing regardless of interest rates, the projects that are already taken up by property developers, the commitments investors already made in REITs. Also, a house to asians from their thought process is a must have and crucial part of their “ultimate settlement”. There has been growth in asian population where their fundamental settlement aspect is an “own house”

Great points Vishal, for those reasons I'm bullish long term as well (for everything except office anyways!)

@@industrialize Likewise, office has been down long time after work from home!! I see there is some push from corporates asking employees to come back though, let’s see how that goes!

Stinks for owners, but for cash buyers, it is a heck of lot of opportunity!
