We finally have some finished surfaces! All the drywall is in and finished to Level 3. The majority of the ceilings are finished in Vasari Plaster in Natural White and the bathroom in Carbon Black. We also have a patio with added color using Davis Dark Grey.

We used Rockwool ComfortBatt R30 in our 2x8 walls for exterior insulation and polyurethane closed-cell foam under the roof deck for our thermal envelope.

Building a residence in California requires fire safety sprinklers, which in our case cost $3000 or about $3 per sq ft. The installation for our house was just completed by a licensed plumber, so in this quick video Justin explains how it works with the domestic water connection at the system riser, spacing, and the passive purge to toilet requirement.

    For all that concern about termites that is wood, I presume it is pressure treated for them.

    Nice pipe termite barriers. But that is a lot of rebar that wasn’t needed to be placed. Helix micro rebar would have done that when used. Vertical rebar is used instead of anchor bolts on icf homes to connect the icf concrete to the slab concrete.

    How about the remote button sensor? I’m about to install because according to the lg app the room is about 10 degrees warmer than it is. But it seems to adjust because it gets temp within 5 or 6 degrees of actually temp. Still not satisfied with thermistor in ceiling cassette.

    I live in a pretty typical apartment complex. My fire sprinklers have covers on them. Recently one fell of and as I was putting it back on I felt a light breeze from the hole the sprinkler is moujnted on, not the sprinkler itself. Is that common or a problem?

      It's been a while so I don't quite remember but I think around $2000. We did the install so probably will be more to have someone else do it.

    Can you please to a video on how to actually setup that remote thermostat? You kind of left me hanging as I have just received that thermostat.

      You mean the wired thermostat? I wasnt' going to make another video about just that one. There is a part in this video in the middle about where it plugs into the PCB. Otherwise I think it comes with instructions about all the installer functions that you can set however you like. But if you have a specific question I can try to help. It's worth noting that we ultimately decided against using the mini-split for heating since it had to run all the time at high fan speed to get adequate heat down at people level.

    How didi you hide the electrical cord for the toilet? Most have a wall plug??

      Yes, there is a removable panel on the other side of the wall with an outlet in the wall cavity that it plugs into. The power cord does fit through the back of toilet frame the same way the signal cable is routed.

    How are your floors holding up? Would you recommend them? We loved the longboards on the showroom floor in the store, but keep reading terrible reviews on them.

      The durability seems pretty good but it hasn't been a year yet. In general I wouldn't recommend them due to the difficulty of installation and fragility of the click lock system. Even a minor imperfection in the subfloor will cause the pieces to separate at the ends when you walk over it. If you haven't bought them already I would recommend you look for an alternative.

      If you're nailing the edge of each plank while you can still see the heating mat then I suppose it's possible. Most of the material is just a fiber mesh that holds the wire in place, so you could puncture that with a nail as long as you stay away from the wire running through it.

      They install like a T. But water only moves through them like an L that changes shape when you move the handle.

    i used this system and installed similarly, and in less than a year a started to notice curling on the narrow end of the plank initially and then more and more of the LVP's started to fail. Given that I installed it in the living room, hallway, and 4 bedrooms at great expense I am very disappointed. Curious to hear how your floors are holding up! The flooring store I bought the LVP's from lied and said I didnt tell them I was putting the planks over this system and refused to stand behind their product and sale. Arg!

      Yikes, I hope we have better results, but thanks for sharing your experience. When we were in heating mode we noticed the flooring making quite a bit of sounds when the floor heat cycles on and off, likely due to expansion and contraction. Do you notice something similar?

    You did a great job hiding the 120v plug. I think Toto's instructions would have it visible to the left. Did you fit it under the bowl (to the right of the waste connection)? I'm trying to plan the same install.

      Yes, it's on the back side of the cedar plank wall. We tested out how far the cord would reach through the gap in the bowl and set an outlet when we first roughed in the frame. In our case we're putting a removable hatch on the back side of the toilet since it's an interior wall. Good luck!

      We got the valve from the local plumbing supplier that also supplied the tank. Sorry, I don't know what model but it's 2".

    Hi there! Do you have an update on how the water filtration system is holding up? Any pros and cons with any of the brands/products? If you could change anything after having it in for a while, what would it be? About to mimic this setup for our well so just wanted to see!

      Hello! The filter systems have been working really well. We've had it for about 5 years already and haven't had the need to change the media in the softener or iron/sulfur remover. Earlier this year we started to notice the smell coming back but it went away by increasing the H2O2 injection rate, so it was likely a result of the natural breakdown of the H2O2, but 5 years is a pretty good run for shelf life. So the only advice I'd say is don't order too much at the beginning, see fast how your injection rate consumes it (it depends on your water) and then order the right amount on an ongoing basis.

    Wow. I didnt know I wanted one before now. I always saw them as too pricey, but that really looks very nice. You went for the top of the line and I cannot say i would do it any different. Those heated seats and bidet are worth every penny.

      To be honest we really don't like it for heating. The main problem is that the inside fans have to run at a pretty high speed to get the heat down low enough. Since mini-splits don't produce as hot of air they have to run more too so you feel like it's constantly blowing air that's not all that warm. We ended up putting electric heating under floor mats in and like that a lot better (check out Thermosoft videos). The mini-split was fine during cooling season so that's probably all we'll use it for.

      Thanks for the reply. I'm building a small house for my daughter and was thinking about mini splits. I was afraid that would be your answer. I was also thinking about radiant heat in the floor. I'm not sure what the answer is. We're in MO in not sure where you are but the winters can get a little cold here. I'll check out the other video right now. (My wife's maiden name, Beckham.)

      We're in a part of CA where it does get below freezing overnight, but only for a few hours. If you're in the mid-west with long cold winters I think you really won't like it. If we could do it over I'd install radiant pipes in the slab and heat the water with an air-to-water heat pump. Alternatively you could heat it with a wood-fired outdoor boiler if electricity costs are a concern.

      Yep. It's a single 3" conduit all the wires go through. The electrician suggested we could have done it as 2x 2-2.5" instead since there are 2 laterals

      Well there are wires that allow for direct burial. That's what we used at our other house and it was fine. The electricians around here didn't recommend it so we went with conduit. Good luck!

    I know it’s long past time to correct but for anyone else reading later on, any time a drain line passes through a footing it should pass through a sleeve that is 2” larger in diameter than the drain line. Nice forms though!

      Yeah, there are ties made specifically for propane tanks, but they seemed really expensive and not that different from these.

      Yes, but i believe you'd want a different product to be a moisture barrier for foundation walls

    Good Recommendation on using wired remote with the LG heat pump system. I installed an LG - LMU480HV with three heads mid - 2016 that has provided reliable heating and cooling for near eight years (knock on wood). Somewhere around year three or four I installed wired remotes for each head to provide more reliable and predictable temperature control - problem solved! I use our system a lot for heating in late fall and early spring, for tempering yearly propane usage. If I run individual heads on set fan speeds of low, medium, or hi, in heating mode w/sub freezing temps the outdoor unit will enter defrost mode fairly regularly. However, the defrost mode of the outdoor unit can be greatly reduced if I set each head fan speed to AUTO. This above scenario I never noticed when utilizing the remotes, it was only after utilizing the wired remotes. In the AUTO fan speed mode the room temps are still maintained, but the system seems prioritize heads, fan speed, and thus amount of heat.

      Thanks for sharing your experience. The behavior you described - with the defrost mode changing based on the type of remote you are using - is the type of thing we found frustrating. It's hard to tune it to the way you want when you can't figure out what it's doing in the first place. For us with 10' ceilings we found the interior fan has to run at pretty high speed to get even heating down at people height. So we've mostly switched to electric resistance heating (see video's about warmstep mats) and find that a lot better despite the fact it will probably cost more. The miin-split will be great for cooling in the summer when we want cool air to sink but it just doesn't seem to work well for heating.

I have done some research but nothing good comes up. And your clean style and installations are just what we like. Thank you for the great videos! I have watched them all.
