    Why do I have to buy the land separately? I understand everything else, but why do I have to buy the land first and then get the financing for the build? Especially if I can have a loan against the land which the bank will just absorb anyway... what's the purpose of this step? Why can't I finance the land with the construction to perm loan?

    No offense, but I would bet money that this design was done by a designer/draftsperson and not an actual architect. I mention this because a person is required to complete a lot more education and working experience-not to mention a rigorous licensing process-before they can rightfully be called an architect. There’s nothing wrong with using a designer instead of an architect if that meets your budget and design requirements, but the difference in the process and end result can be substantial as evidenced by your design. Again, no offense intended; if you are happy with the finished product, that’s all that really matters. Just be accurate with your terminology, please. Thank you for the opportunity to comment.       If you can’t find any for sale try a realtor, they might find some you haven’t seen. Or if you find an empty lot that is off market they can find the owner and try to contact them for you to see if they’re willing to sell. A good realtor is definitely worth it, just find one that you trust.

    Does the home that youre building have to be around the same property value as surrounding home near you? Like if homes near me are 2000sqft and cost 800k but I want to build a home that’s 400k and 1000sqft would that even be possible?

      @@Justsayin71 in my experience the math isn't so simple. it doesn't cost half as much to build a home that's half the size. It would be more like $500k to build a 1000 sq ft home in your case. And that makes it harder to appraise. Depends on your unique location though. It might work out

      @@GMartinez777 it really was $12k. We used a design-build firm so the designer was also the contractor. That probably helped cut down on the design and engineering cost.

    In the 90s you can break even with 20 percent down. Post covid you need about 50 percent down to break even . So in today's market I think the S and P 500 is the best bet. Old days the 1 percent rule worked now your lucky if . 5 works . Lots are less. Good video though.

      Not in the U.S. unless it's a very small home or you do 100% of the work yourself. Gotta consider the land and soft costs as well.

    As a fellow host, thank you for your honesty. We don't have mortgages on our properites so we are still making a profit. But, I do some of the cleanings and my husband does the mowing and maintenance. If we paid for those services we would be making about the same as we would with long term rentals.

    Who has 1.1Million dollars sitting around? Contractor only had 100.000$ net profit? Sure... Im sure their margins was slim lol. 60.000$ ,for city approval and utility hook-up? 155.000$ for framing of a 2400 square foot? Well you didnt touch a finger during the whole process. Construction firm could be charging them anything... Lot of stuff that could be done by a DIY guy.

      The general answer is Yes if you live in California, but it still depends on your local regulations. It could be harder to finance if you aren't paying cash.

    Not sure how the ROIs are calculated. Realtors use comps in the local area to calculate a fair market value of the house. Aren’t Comps are mainly based on square footage?
