    I'll be showing you step-by-step how to design a house from scratch. I'll cover everything in detail including completing a land survey for your vacant lot, sketching out exterior and interior design concepts with your architect, creating interior layouts, drafting final drawings with your architect that will be sent to a structural engineer for review, and finally picking all the finishes through the house like flooring and countertops. I'm using my new construction home in Lake Tahoe California as an example as I explain each step in the home design process. The exterior design of my house in Tahoe is a modern cabin. The interior layout design for the first floor is based around an open floor plan for the main living space that lends itself to indoor/outdoor living, while the second floor layout includes all 3 bedrooms with a private deck off the primary bedroom. I include a lot of tips that I've learned throughout my own home design process like how to save money on certain design choices.

    Title: "How to Design a Custom Home from Scratch"
    Content: "Hire a Surveyor, then Hire an Architect to design it for you."

      This video is for the average person who doesn't have an architecture background. I assume architects aren't searching how to design a house on youtube.

      @@brandon-builtNot disagreeing with you 100% but, most people who look for videos like this are trying to learn the basics and build a foundation to modify their build themselves; clickbait title

    How to design a custom home, then in minute 4:25 he says, "your architect." This is a video on how to plan a custom home build

      That's how most people will do it because most people are not architects

    Great cabin! I’ve been going through your videos on the build and really like your style. My wife and I are in the process of designing a similar house that we will start next year. Would you be willing to share your floor plan?

      Thanks! That's exciting. Unfortunately I can't share the floor plan because it belongs to my designer but you can email me if you want me to connect you with them. Good luck on your project!

    May I ask What was your submittal process to the city planning and permitting office? I thought the planning office only approved “wet set” drawings from Aia listed architect

    • @brandon-built
      @brandon-built  7 หลายเดือนก่อน

      Depending on the local rules, the stamp can either be digital or wet. Either way our plans did have to be stamped by our licensed engineer before submitting. We also had to have the plans approved by the local fire department before we could submit to the building department because of the wildfire risk in our area.

    I want to custom design my own home based upon my interests and life style. I want exterior doors to be 3'-6", interior doors 3', working shutters, mitered corner windows, clerestory wibdows, et cetera. And incorporate the home with nature.

    how did you know what size you wanted sir

    • @brandon-built
      @brandon-built  9 หลายเดือนก่อน +2

      Good question. There were several factors, but the primary factor was that the house needed to be roughly the same size as the other houses in the neighborhood in order to appraise properly. The other factors had to do with the allowable footprint based on the lot size and of course my budget. I would've loved to add another bedroom, but I couldn't afford it.

    Hi Brand, so land comes first, then land surveyor, then architect? Do you have a project budget

    • @brandon-built
      @brandon-built  4 หลายเดือนก่อน

      Budget should come first since it sets the limit of what and where you can build.

    What are your ideas on a Well ?

    • @brandon-built
      @brandon-built  หลายเดือนก่อน

      Choosing between a well and a local water utility supply for your water needs depends on several factors. Here’s a comparison.
      ### **Well Water**
      **Pros:**
      1. **Cost-Effective:** Once the well is drilled and operational, you typically only pay for maintenance and electricity to pump the water.
      2. **Quality Control:** You have direct control over water treatment and can address issues specific to your well.
      3. **Independence:** You are not dependent on the municipal water supply, which can be beneficial in areas with frequent water restrictions or supply issues.
      4. **Natural Taste:** Well water often has a natural taste that some people prefer over treated municipal water.
      **Cons:**
      1. **Initial Cost:** Drilling a well can be expensive. Costs vary widely based on depth and location.
      2. **Maintenance:** Wells require regular testing and maintenance to ensure water quality and system functionality.
      3. **Risk of Contamination:** Potential for contamination from surface pollutants, septic systems, or agricultural runoff.
      4. **Variable Supply:** Water availability can be affected by drought or seasonal changes.
      ### **Local Water Utility Supply**
      **Pros:**
      1. **Reliability:** Generally provides a consistent and reliable water supply.
      2. **Regulation:** Subject to stringent quality controls and regular testing to meet safety standards.
      3. **Convenience:** No need to worry about maintenance or potential issues with water levels.
      4. **Infrastructure:** Often comes with established infrastructure, making it easier to connect to existing plumbing.
      **Cons:**
      1. **Cost:** Monthly bills can add up, and rates may increase over time.
      2. **Quality Concerns:** Depending on the area, there may be concerns about the quality or taste of municipal water.
      3. **Dependence:** You rely on the municipality for your water supply, which can be problematic during water shortages or infrastructure failures.
      4. **Restrictions:** Subject to local water usage restrictions, especially in drought-prone areas.
      ### Decision Factors:
      1. **Location:** If you live in a rural area, a well might be more practical. In urban or suburban areas, connecting to the local water utility might be easier and more reliable.
      2. **Cost:** Consider the initial and ongoing costs associated with both options.
      3. **Water Quality:** Research the quality of both well water and municipal water in your area. Some regions have excellent municipal water, while others may have issues.
      4. **Regulations:** Check local regulations regarding well drilling and water usage.
      5. **Personal Preference:** Consider your preferences for water taste, control over water treatment, and independence from municipal services.
