      I have a realtor lined up to chat about this later in the year. Stay tuned! Off the cuff, Watrous is your regular small Saskatchewan town that has all your major services. Manitou is a little hidden gem with great tourist attractions.

    We recently left Canada to start a family in south america. Best decision we ever made. Canada just isn't a viable option if you value freedom and low taxes.

      I wish you and your family all the best in South America, that sounds like it's going to be an amazing time with lots of adventures to be had. (Cheaper cost of living is probably more reasonable) Happy to agree to disagree on Canada (specifically living in Saskatchewan). I have done a lot of world travel and have spent lots of time outside of the country. Not to say there are not real issues with Canada, we are still very blessed to live here and there's plenty of opportunity here.

    My aunt uncle and cousins all live in Martensville. They love it, have lived there for over 2 decades now. All the city stuff you need closeby, but a quiet classy town on its own.

    "RENT TO OWN" in real estate, is technically the same thing as a "lease purchase." (Which is the Obligation to buy within say: 12, 18, or 24 months, etc. vs. a "lease with a separate Option agreement," or: "Lease Option.") And in a Buyer's Market, a lease with the OPTION vs. OBLIGATION to purchase prior to the 'expiration' of the Option Contract, makes 100x more SENSE! (i.e. Unless you are 100% certain you want and can AFFORD that home... for at least the next 5- 10 years, through the present market downturn, then 'correction.')

      SIMILARLY, We refer to it as "Owner Financed," and "create a new note" when utilizing a Trust Deed... and a seller has 100% equity, in the property. And prefer taking it over "subject to, the underlying loan(s)" and doing a "loan wrap" (AITD, etc.) when it isn't owned, outright. (Then utilizing a lease purchase (RTO) or lease option (LO) exit strategy, vs. STR (Short Term Rental) or straight leasing... which are marginal (temporary, at best!?) investment strategies.) And then 'closing' with either a real estate attorney, or title company... depending upon whether the property is located with a "judicial, or non- judicial..." area, state, or province?

    Hate Saskatchewan. Lived there 16 yrs, Regina specifically. Got tired of the wind ALL THE DAMN TIME.... and fridgid COLD WINTER'S. Mostly hated being jumped by 1-5 ppl countless times because of my skin color. House has been broken into only once while living in Regina. Would have been 2 times but the 1st instance was stopped because we had a guard dog that attacked would be thief when he jimmied the side door. While in Alberta, been here since 98. Not once been broken into, and have never been approached by anyone to do me any harm. It's been like night and day in comparison to Regina.

    People moving to Saskatchewan from other countries are ruining the renting market by renting each room and hall way out. Cant find anything good. Everything is basment suites or 1 singular room for rent

    Great video. Nice to see something recent about Warman. Any insights to capturing people moving in from other provinces, like BC and Ontario? Calgary has been all the talk the last few years, now Edmonton, What about Saskatchewan and specifically Warman? We moved here and absolutely love it

      Hey thanks for the comment. Anecdotally, Saskatchewan does not benefit a lot from inter-provincial migration. The people who live here were generally born here, or immigrate from another country. Alberta has some benefits like major airports, bigger population centers, iconic tourist attractions. Saskatchewan is the place for folks who are looking for good paying jobs, affordable living, great lake and outdoor life.

    Question: Mortgage principal is not deductible on rental properties so does that not cancel out any implied savings of mortgage interest on the principal residence?

    Im told clients do pay by getting an extra fee tacked onto the mortgage, is this true?

      If they are getting a regular mortgage through A lenders clients should not being paying extra fees. Clients only pay fees to brokers if the lenders offering the loans don't pay the brokers commission. Ie Private lending

    Probably better to buy a house at a nearby lake lot and not in the city. Check the crime stats and take a drive downtown before you buy. Caveat emptor

    We are trapped here in the windy city. no bus service ,no rail passenger service, 2 and one half to 3 hours traveling time to Saskatoon or Regina to catch a plane if you can afford the plane ticket, if that appeals to you it is just great living here.

    I have both licenses. I work in Miami, Florida. Here's the issue I've run into representing myself as a 'double-agent': according to national mortgage broker figures, 89% of buyers choose the mortgage broker their Realtor recommends. Problem is that.Realtors look at me as a potential 'threat' because they may think that their client will switch over to me for future RE deals. I assure them that I won't but deep down they want to be cautious and they choose a different LO that is not a real estate agent. It's not impossible to get business that does not come from RE agents, but the majority of the biz will come from them. It's one or the other.

    I habe heard people report via social media that they bought a house 6 months after landing as PR. How is this possible considering that your calculations were based over a 2 year period?

      Was their job position permanent full-time? There is no need for a two year history if the position is full-time with guaranteed hours.

      Not that I know of, in very northern territories there may be a living allowance. But I don't believe that exists in Saskatchewan

    I am so confusing how can you buy the house for us when the owner does not sell their house on market ?

      The owner does not hold the property the person offering the rent-to-own would be the one holding the mortgage until the borrower can qualify on their own.

    Hello. Great video!! I do have a question. Does the mortgage/HELOC have to be readvanceable? Or can this be done with a standard “lump sum” HELOC? Thank you.

      There is the potential for it to work, but in a lot of cases it needs to be a re-advancable line of credit.

      I don’t see why a lump sum heloc would not work as long as the heloc has enough room to pay rental property expenses until the mortgage is paid off entirely.

    If someone wants to do a JV but one of the partners involved are not first time home buyers; can they still qualify for a 30 year amortization with less than 20% down ?

      Joint ventures typically refer to a rental property purchase between different people. A rental property purchase is typically not insured.

    A very interesting video. We want to retire from BC to Saskatchewan, Regina or a small town. We like the idea of a mobile home for expense and community…but, it is the pad fee vrs that money going into fix up costs of an older home in the city that is the worry. What is your opinion?

      The home purchase is likely to build you more long-term equity. The mobile home with pad fee will be cheaper in the short term, but you're not likely to see much appreciation in the property.

    Question for Ron, what if the residence mortgage only allows 10% to 20% Lum sum payment per year, it will not allow you to prepay per month from your rental income plus the regular mortgage payment from your regular account. The steps you explained work for the first month only. If you only use your rental income to pay back the residence mortgage, purpose to get the investment line of credit available, then where is your regular payment for resident mortgage goes? Thank you!

      Good question, a lender's prepayment privileges can cause friction with the strategy. Ie if the prepayment privileges are too low you might not be able to cash dam as much as you would like. Hopefully that answers your question. Please book in a time if you need more analysis completed!

    They should make the lifetime amortization so that people can die in debt and the prices of houses can become $5M when the avg income is $60k... The problem is speculation and the way the tax system works in Canada. The easiest way people can become wealthy is through real estate, so people keep buying houses, propping up the houses further, making everyone buy even more houses. Canada has the same supply of houses as in the US, but our houses are 50% more. Unfortunately, since 2010 we've become a country that only focuses on housing.

      I think so, basic supply and demand. Hopefully that demand means more housing being built as well.
