Great question. These are all owner occupied but an owner may rent their home; these are all fee simple ownership
Having lived in these communities, rent 1st then decide how you like it.

Great questions. And giving an overview of places for people to know about there’s absolutely no way I’m giving those kind of specifics however, I easily can do so if you’d like to talk.
Can family members under 55 live with the 55+ owner?
In each community, you need to read the restrictions and by-laws but yes, if a 55-year-old is married to a 35-year-old they could live together in that community.
