The answer to your question is a bit complex, and also depends on the neighborhood and property type. In general, while we have seen a lot of off-plan launches since 2021, virtually none of these are complete. This new supply is only now starting to enter the market. In some neighborhoods, rents aren’t much higher compared to 2015-2017. Low rents in 2020 (when about 7% of the population left) make today’s rents appear particularly high.
It will be good to make same study for shaejah and abu dhabu and compare to total growth ofnpopulation of UAE. We will for sure see much more supply coming and interesting thing from the first chart of growth of lanuch you will see its a cycle of 4/5 years up then same down and in 2024 we are at 5th year of growth so the downside is coming. One thing is sure by 2026/2028 we will see a good crash probably
