      I noticed that. I laughed and figured you'd notice it when you went to edit. I was looking in San Antonio and ended up going for a new construction in New Braunfels. Retired Army, here.

    I still can't believe how much jackpot I hit with my builder. I went into the builder's office with the sole purpose of getting a fantastic deal, and that's exactly what I got. The base price for my house was $500,000, and the lot premium was $22,000.I bought the last lot in the phase. The builder was ready to move on to the next phase. Even though the sales man refused to reduce the base price,. I negotiated and got the lot for zero dollars, and also received 10% of the base price($50,000 ) to spend at the design studio. I was like a kid in the candy store. I spent an additional $40,000 of my own money at the studio, making a total of $90,000. But that included some structural upgrades. My advice to people is, don't be intimidated in asking for a discount of some sort, they can only say no.

    Thank you so much for your video. I am building a new construction home. However I was lucky enough to get the upgraded model home at base price because my realtor is very well known. The only con was l was only able to pick out the flooring. I did get to see what the design team picked and l was ok with it. This would be my 3rd time doing new construction. So glad l got to by pass the design center. Because l would have gotten the standard. most of the upgrade would have been put towards the kitchen and bathroom. l recommend that you eat a good meal before going to the design center. I did look at a lot of different builders and their reviews. I choose my builder because upgrades came standard like 9 foot ceiling, recess lighting, smart home technology, and energy saving. Because the market is so hot right now and inventory is low a lot of builders are charging for every little thing. The best advice l can give for those interested in new construction is to choose upgrades that would be a good resell value and make sure you have a realtor that knows new construction. Stick to your budget because your upgrades are also being finance in your home. If the builder is offering upgrade credit try to stick to that and or pay out of pocket for upgrades. Also get your own inspector for pre drywall and post drywall. When you have your walk through make sure they put things that need to be fixed in writing. Don't close until you are 100% sure the builder will repair it.. Happy Home Owning!!!

      I went with a builder that had a lot of “upgrades” as standard features and chose an inventory home. I only got to choose cabinet color and granite. I liked 90% of the choices they made and the things I don’t like, are an easy DIY. I ended up slightly under budget and got a few builders credits (is that even a thing anymore?) and added blinds, sprinklers and smart garage door opener with that. My realtor was instrumental in letting me know what things would add value and what I should shop for vs having the builder do it. A good realtor is soooo important!

    I definitely paid for the blinds upgrade because I didn't want to have to deal with that during move-in. Thankfully, tons of canned/recess lighting was included with my builder.

    The soil has a lot of clay in certain areas. As a result, when it gets hot, the soil cracks and since your foundation is in the soil, it can crack your foundation. They "stress or stretch" it, after it has sat for awhile, from my understanding.

    It's March 24th I got a new build for $279,000 original price was $343,000 in November 2022 $64,000 difference builder & lender paying for closing & buying down my interest rate. In all about $80,000 in savings 💵💵💵💵

    It depends on the builder and what is standard. Remember, if you don't pay for the upgrades up front, they now roll that into the life of the mortgage. Who wants to pay for some of that stuff? Since this wasn't my new build i knew definitely what i wanted this time. if they are still building in your neighborhood, those carpenters will do it for some change in their pockets...hint, hint

      I avoided this by having them send me the price list for each upgrade. I created an excel worksheet to help me gauge where I would land. The prices of homes have increased so much, I went into the design center prepared.

      @@moore3boyz My builder was so secretive with that price list. We asked and asked till our mouths got dry for a price list with no success. My builder was not trying to supply that for whatever reason. I told my hubby next time we build, we are going with a builder that is more transparent and offer upgrades that come standard. I hate surprises especially when the price tag is expensive.

    Great tips Ashley! I'm in the process of a semi-new construction build and you are definitely on point. The only upgrades I made was lighting and the front porch design. Luckily my builder offered some good incentives but those costs add up for sure. Yes lol I have to purchase my own window treatments. There's ppl in the community without blinds lol. It's definitely a process but it'll be worth it. Keep the videos coming!

    Awesome video, thank you for sharing. Wow you have a great builder to give you all that much towards the design studio. The market is so tough right now they are not trying too offer any incentives right now and if they do they are real stingy with them, it's crazy.

    Nice video and yes a lot of things we think are standard are not. We had to pay for a light in each room. Standard was just a plug for a lamp .

    Very good information!! Our DS appointment was frustrating! Me & husband had a hard time seeing eye to eye. But the next time we do that it’s going to be much less on the upgrades. We can do a lot on the design upgrades afterwards!

    Yes, nothing is standard. I have bought two new homes and built from ground up. Houses are like cars...stripped down. We did structural build layout only and then standard cosmetics. Did projects every year with quality products I liked. Now I have beautiful house with the quality products I like. Great tips for newbies.

      I so agree, for my current new construction big focus on structural selections. For options I was extremely diligent, lessons learned builders are typically providing step up options but many don’t have the best quality and what they have is extremely inflated. I made a decision to go with there standard cabinet, I contacted a cabinet maker/painter to get cost on customizing the cabinet. Quote came in for $8k, builder wanted $15k for their cabinets upgrades which weren’t great and they didn’t have black ones. Yes, more work post move-in but I’m getting what I want saving $7k and most importantly I’m not paying for cabinets over 30 years that I don’t like.

    So true! Our new construction is 4000 sq foot that's awesome they gave you 2 days! They gave us 3-4 hours felt rushed and so disappointed already! 🥺 I'm gonna change my counters and floors in my dining room as soon as it's complete bc the builder charges too much to change designs. Sucks bc the lady didn't give us all the options she showed us standard options only SUCKS! But Congrats on your new home! Welcome to Texas!

    Glad they gave you two days. My builder does one day, all day. It's too much for one day, and you get exhausted. They have a $500 change fee if you want to change something after your design appointment. Well of course, after I was well rested and clear headed, I wanted to make some changes. I only made three changes, because for every three, it's another $500.

    My new construction is not allowing many changes. They have options for flooring, carpet choices, kitchen appliance packages, hardwood on stairs aaaaand selecting options on the exterior. I have a list of things I want to do after the house settles...most are simple with the exception of tiling the bath are and 🚿shower.

    So true they nickel and dime you. Alot of hidden fees and they want you to pay for anything nice. I was getting very annoyed. I just let my husband handle everything before I go off on them.

      Scott Felder built my home, I basically went with him because he built in a particular area, I looked them up on the better business bureau, and watched TH-cam videos from other people that built with him! Also i have a video you can watch on my channel telling you exactly how to find the lender that is right for you!

    How much was it from your design center to change the bathroom shower tile from standard? I always thought vinyl was cheaper than carpet! We would just want to change the floors to master bedroom being the only room with carpet, and of course change the bathroom wall tiles, cabinets, and countertops, and upgrade to the built-in appliances.

      The Inspector we used was Don Armstrong Lone star state inspection service! They are pretty good and priced well.

    See if your builder will let you run cables. Your house will sit without walls for maybe a month. Just run in there and run your cables and put an extra piece os wood between the studs to mount your tv😉

    FYI, I asked about making a bathroom bigger by decreasing a storage area: my builder said no because they don't typically move walls (unless it's already an option shown to you). -- not all builders are the same, i know. I just wanted to share my experience.

We were overseas when we started our build so my realtor went to all the different lots to help us choose the best one, when we were having issues with our builder, she reached out to the VP to get issues resolved on a higher level, she also helped find the builder with the best incentives and found us the best affordable third party inspector and she was the one who suggested we have a inspector for our entire build versus just in the end.

    A lot of the upgrades can be installed 2nd hand or do-it-yourself for a fraction of the cost. I've learned, builders are like care dealers. Ripp Offs!

    I don’t think a lot of people will have this problem because most people aren’t building custom homes. For the average person it will be a pre planned neighborhood where you can pick opinions but it’s not that much 😂. Also realtors are useless when it comes to new construction. Inspector should be your best friend lol

    There’s no such things as semi-construction or semi-new construction. You sound not smart by making up words. I think you meant semi-custom. Not a great video because of that.

    Great tips...... as we want to do a NC for our family. However my question to you is; if building a NC on land that I already own is it advisable to still get a realtor for the build if it won't be fully custom?

      In your case! Absolutely not, I don’t think I would use Realtor in the future when I build again! I have learned so much in this process I think I can actually be a realtor myself Lol
