    Summerlin and Henderson are the best places to live in the Las Vegas Metro area. For me i'd love to be in the Green Valley Ranch area. Very safe, quiet and have that tight knit community feel

    Moved this summerlin 20 years ago from Minnesota. We do not regret it it is a great place to live. It is true this much cooler here than anywhere else in town because of the altitude. I paid $128,000 for my house, today it's worth over half-a-million. Living in the desert does require some unique skill-sets that you are not aware of if you are from anywhere else in the world

      Curious as to what special skill sets you are referring to, Michelle. I’m from Iowa but have been looking at a possible relocation. Any additional information you have as a Midwest transplant in Summerlin would be appreciated.

      @@dangetz1888 well for example in this last month has been 114 degrees so you'll learn not to do things in the day and you do things at night. You must also constantly be drinking water. It takes a while to get used to the Head depends on how old you are. However rest of the year is amazing. It's those 90 days of heat that require skill you can learn online before moving here here. And good luck with your move

    Ill sum it up. If you like bougie (snob) then you might like summerlin (depending on your preference). Henderson is for the non bougie.

    Henderson is a lot quieter. And year after year has ranked in the top 10 in the US for parks and recreation for medium size cities. There's so many hidden gems of a neighborhood within Green Valley and Black Mountain.

    Naturally occurring asbestos is found in Henderson, Nevada. A 2013 study found that the region has many mineral deposits that contain natural asbestos, from the southern shore of Lake Mead to the McCullough Range. The study also found that the asbestos fibers near Boulder City and the eastern part of Henderson are similar in shape and size to those found in Libby.

    I am so happy that you pointed out the fact that Summerlin is both in the City of Las Vegas and a good chunk, everything south of Sahara is in unincorporated Clark County, which in my opinion is a major advantage so as not to be under the thumb of the City of Las Vegas and it's "issues". Summerlin is also good in that one is guaranteed that there will always be a control to keep low quality development out and keep the community nicely planned and consistent quality unlike most of the metro area which has a hodge podge feeling. Do keep in mind flight patterns and associated noise potential. The far northwest part of Las Vegas gets a lot of noise from Nellis.

    You need to do a video just for Henderson. Henderson has multiple communities from Cadence to Inspirada. Hendertucky to Green Valley. Trying to compare Henderson to Summerlin is like comparing a car to a truck. Forgot to mention Henderson has better public schools schools than Summerlin.

    Thanks for the great video. Whenever I’m in Las Vegas from the UK, I drive around both Summerlin and Henderson quite a bit. I’ve always had my mind set on Henderson if I was to get the opportunity to move out to the US but after seeing this video I’m now swaying towards Summerlin. Keep up the good work guys

    When I moved from SoCal, my realtor showed me homes in Summerlin and Henderson. I wanted an ultra-modern home with views. I ended up buying a new construction in Lake Las Vegas which is in Henderson. It has a beautiful view of the lake. I didn't see anything as nice in Summerlin and I had a very healthy budget. The only down side to LLV, it's a little out of the way (could be a plus for some). The shopping is definitely better in Summerlin.

    Planning on moving from Southern California. I never ever cared for the beach. I alwYs preferred rural deserts and mountains. Just a hard working blue collar guy who minds his own and doesnt judge anybody. Ive always felt comfortable in the outer vegas areas. If i cant do this area, I'd probably be in Fallon

      Hey Gerald! They are both extremely popular with investors/rentals due to their good school districts. Henderson tends to be a little less expensive, but they get similar ROI. Here to help when you’re ready to invest!

      Yes, we have restrictions on watering our exterior landscaping. There is also a new law restricting swimming pool limit size. So far, Lake Mead hasn't had much affect although it could in the future.

      Maybe we are naive, but we strongly believe the US government won’t let a place with millions and millions of people just disappear. The government also has big interests here in the way of military bases and a pretty well known alien station🛸👽 There’s also so much big money here, and we all know how the world works.
      The majority of the water at lake mead is being used by California and terrible farming practices. We believe that these issues will be addressed, it’s just a matter of time.

    We don't enjoy or need to eat out much anymore and could careless about shopping or schools because we home school our two young children.. Sounds like Henderson may be a better fit for us if we ever return to the usa. We are currently enjoying a very happy stress free quality of life as retired expats living in the Philippines, which to us is a far better culture and quality of life than we ever found in the usa.       Las Vegas is much bigger than Henderson, so Las Vegas in general, BUT, it does heavily depend on where you live/are looking.     Could you discuss which neighborhoods within the Vegas metro area are the most liberal and conservative? Henderson and Summerlin both sound great to my husband and I. We are a same sex family and living amongst neighbors that share our values and beliefs is important to us.

    I've lived in Henderson for 22 yrs and there I enough shopping and restaurants here for anyone plus we are closer to the strip. Summerlin isn't as safe or personable as Henderson. Summerlin isn't all that.

    If you haven't seen snow in Henderson, you obviously haven't been in Anthem or Sin City Anthem. We've had snow here the last 3 winters.

    What can 600k-700k buy in Vegas with todays market? I know its indeed a buyers market and someone can get a nice (once upon time high priced) home for much less . I am planning on retiring from Toronto Canada as its way too expensive here + the 4 full seasons from super hot to super winter cold. Looking for the excitement of Vegas I am a city and car guy. I hear Sema is the largest car show in the world.

    Big difference from one side of Henderson to the other. I've lived on both. I live over by the M Resort. It used to be a nice place to live. Now it has become over populated, the traffic is crazy, especially in the morning and commute home. Plus the price of homes and rent have gone through the roof thanks to all the CA transplants. You could rent a nice home for 1200 now that same home is going for over 2400. Houses in the area just a couple years ago you could buy for 225,000 to 300,000...now those same houses are going for 600,000 up to 800,000. School systems have become over populated...35 to 40 students per teacher on this side of town. My son just graduated in 2022 thankfully as the school system every year has gone down hill. And they just approved a 1000 more house in this area. And don't get me started on how strict the HOA's are in this side of town. Blade of grass out of place or a small paint chip and you are getting written up. I moved here in 2008 and it was nice and quite, but now it feels like a city and over crowded. All the houses have 10 foot backyards and you can knock on the neighbors window to borrow sugar. Plus, as mention, rent in this area has gone up on average over 600 per month.

      We have had houses out here in early part of 2022 get bought for $220,000 to $300,000 and are now selling for over $700,000. Some have already dropped $90,000 in price. The pricing here have outpriced what locals can afford. Great if you are coming from CA or such and sold your home for a huge amount, but most locals can't afford the new prices with what they make for pay out here.

      @@thethomasgrouplv I am still looking at buying at some point when the prices come back down to earth. I will keep you guys in mind. I was hoping to see if the USGA was going to release some land in Sloan or Jean that was affordable to get a construction loan through them and build. Keep me in mind if something comes up in the future. The price for a 1/2 acre is crazy right now in Henderson.

      Hi Dennis. If you’re looking for low income housing. It can be found right close to the stratosphere. There are parts of the north east that are gorgeous, and there are parts that have low income housing.

    Bought a house in Henderson at sun city anthem but I always have to emphasize we're on the west side. East side is where old Henderson is with old crappy neighborhood. They have to change the name of the place, like summerlin has its own.

      In a way they have. You are in the masterplan of Anthem, much like Summerlin is a masterplanned community but in the city of Las Vegas. If you tell people in Vegas you live in Anthem, it's similar to living in Summerlin :) Thanks for watching!
