Good video. My wife and I chose Henderson, specifically what they're now calling West Henderson, as it is quite similar to the community we came from in the Los Angeles area, but without the $100K premium you pay for Summerlin (same new build house from the same builder was roughly $100K more in Summerlin, at least it was back when we moved here in 2018). So, for less money, you get a house in West Henderson, you avoid the traffic congestion around Summerlin (though it's still not a patch on LA traffic), and you don't have to drive through somewhat sketchy areas from The Strip to your home, if you work there, which my wife does (in West Henderson, just hop on I-15 [or the 215] and you're at The Strip or the Airport, whereas if you live in Summerlin, you may have to go through some old Vegas neighborhoods, and the less desirable denizens who inhabit those streets as one goes east towards The Strip, or west heading back home, or you're commuting in slower freeway traffic than what you'd hit on the 15). Personally, I don't like living in "enclave" areas, where you have to travel through questionable areas to get to your "safe" community; and in West Henderson, basically south of St. Rose Parkway, there's no bad area to drive through or worry about, and it's very quiet. Pro tip(s): As mentioned, there are a lot of parks, and each new build community usually has several. Some come with basketball courts and dog parks. Unless you're a lover of the sounds of basketballs bouncing, loud hip-hop music, shouting, and swearing, avoid living anywhere near the part of the park that has the basketball court, and avoid the dog park section, unless you love the sound of barking dogs.
So much energy you have. Great video.
Thank you so much!
You did an amazing job with this video!! Wanted to be sure to let you know 👏🏾👏🏾✨
Awww, thank you!!! 💛
Thanks!
Wow thank you!!!!
Henderson, of course.
Your video content is AWESOME! I can also see and feel you are very passionate about and genuinely love helping others; and you TRULY know your stuff. I will be reaching out❣ Thank you
Totally looking forward to speaking with you!
I used to live in the lakes area of Vegas, I loved it
I like your style! Bookmarking you!
Yay! Thank you!
My only real issue with Henderson is how long it "can" take to get on the highway depending on where in Hendo you are. It can get annoying if you're too far off the highway trying to get to one. Other than that, it's great.
Thank you @Jason A for giving us your input.
Henderson Baby!
Great job!! Was reallyimpressed with Summerlin and Red Rock Resort 2 years ago. Time to get out of Chicago.
Thank you! 💛
lol I'm from chicago watching this too
Why would you pick Las Vegas over Chicago? I wanted to move to Chicago from LA is Chicago not a good city?
@@JF42795it’s gray and cold for 6 months. Depressing!

💛 💛 💛 I appreciate you, @NyceWitlt!
Working in a high school.. if I was to continue the profession I feel like I would like to work in Henderson but Summerlin or nearby fits my vibe lol from red rock to all the trails lol I’ve already started the process of reaching out to you and your team so we shall see 🤞🏾
Hello, I’m looking to move to Las Vegas October or November of this year with my two daughters 117ones 18. I can’t buy right now but I’m looking for a rental home I’m a blind man on SSDI. I have very minimal vision so I watch and listen to your videos you’re awesome I name is Todd.
Hey @Todd Davidson, we are so grateful you are supporting our videos. I hope they are providing some useful information for you.
We moved to Summerlin in 2007 from California really enjoying very laid-back
My 8 yr old daughter’s dad has lived in Las Vegas for about 3 yrs now. Circumstances as they are, we are now needing to move there with him this summer. With both myself & my daughter being born & raised in southern Mississippi this is not a move I am looking forward to making. We have traveled to Vegas many times now in the last 3 yrs & are somewhat familiar with the area, but it is not home. The desert landscape absolutely has a breathtaking beauty all its own; however, it isn’t the miles upon miles of lush green land we are used to. Not to mention the outside country space we have here as opposed to homes that are right on top of each other. Here my daughter can simply go outside & play for hrs at a time climbing trees, riding her bike, or playing on the merry-go-round that we have while I cook supper, or do other house hold chores. The rental her dad currently lives in, there is no backyard & the driveway is so tiny you can’t even comfortably open your vehicle doors to get in & out. His truck doesn’t even fit in the garage (& it’s not a big truck). We’re used to seeing the country, having privacy, & space to spread out. This move is out of necessity & im so nervous about it all. I just wish we could find a more open space. Something with some kind of backyard & natural light inside the home. Something with character & personality. Everything there seems to all look the same. Most all the homes I’ve seen are built basically the exact same way with the exact same color scheme of the desert landscape. Therefore, everything just seems to all blend in together. I just wish we could find something affordable that’s a more ideal living space for us that might make this transition a little less heartbreaking. We are moving away from our home, our family, everything & everyone we’ve ever known & love!! I want my daughter to be happy, go to a good school, & thrive. Right now I fear we’ll feel suffocated.
I can totally understand your fear...moving to the unfamiliar is not easy, but it definitely will help you grow. If you guys are really looking for other options, let's get in touch. I can either reach out to you directly if you fill out the form here: bit.ly/LVGRealEstate or call text me at: 702-277-7606 😉 It's just always good to know your options, right?
I like the Vibe of Summerlin and i am visiting Las Vegas soon!
i subscribed, I will look you up in 18 months. Doing a 1031 from Hawaii to Vegas.
Looking forward to being able to assist you!
Both locations sound great. Summerlin is probably what I'm going for, but I have a year to truly decide.
Fair enough! And if you need more info to make your decision, please don't be afraid to reach out!
Great list, thanks !! 👏👏👏 No mention of the new ice arena in downtown Henderson !?! Went for the first time this past week to watch a bandy tournament. AND the classes for little tykes learning to skate. 😂
Great video, I really wanted to know the difference between these two locations.
Please keep preaching Summerlin and Henderson! Those of us who live central would appreciate Scotch 80, McNeil Estates, Artisan Heights, Pinto Palomino, plus some of the more affordable adjacent neighborhoods in the general Medical District area remain a "best kept secret".
We hate being 4 minutes from Arts District, 5 minutes from Smith Center, 10 minutes from The Strip. We who live "old school Vegas" have over 200 restaurants of ALL ethnicities (many mom and pop) within 10 minutes of us. And, none of our friends anywhere in the Valley are too far to visit. Because, no part of the Valley is over 30 minutes from us (tops).
Let alone this area still is the true core of power in Las Vegas.
But shhhoossshh.... Don't tell anyone.
💛 💛 💛
Lived in Henderson for eight years great for people with kids. I've lived in Summerlin for 12 years and love it! You have so much entertainment and outdoor activities. Downtown Summerlin with shops and restaurants. Never a dull moment.
Thanks
I love this video. I am a Realtor & Brokerage owner in Philadelphia. I want to retire in LV. Great vibe & info on this video.
Glad it was helpful!
This is the VERY FIRST video of yours that I have come across.
I have no idea how the youtube algorithm knows that my TOP CHOICE of retirement city is Henderson, but hey, great guess, youtube AI.
I'm glad you found this video helpful! Henderson is a great choice!
The difference between Summerlin vs Henderson is in the summer one is living in the desert and the other one is like living on the sun. You get shade from the mountains in the summer 1 hour before Henderson at sunset. Temperature difference is 10-15 degrees.
Hederson's better. There's more to do in Henderson than in Summerlin.
Everything u need in Henderson is walking distance. U can pretty much get anywhere in Henderson pretty quick. & u got the Lake near by too.
The best place to live in Henderson is The Green Valley area/ Horizon ridge starting at McCollough hills. Its upscale neighborhood & For millionaires it has Mcdonald ranch. Its just a really nice area. Safe too.
Thank you so much for sharing your thoughts @ipadmini1874
My complaint with Henderson is the lack of good restaurants and high-end shopping malls. I feel like everywhere that's worth going is a really far drive away. Gotta go west to find any good restaurants or to buy clothes.
Awesome video Laci! 🙂🙌🙌🙌

Thanks for your work ethic and great info you provide.
💛💛💛 Thank you @Jack Blair. I appreciate your support and encouragement!
@@LasVegasGal I agree with Jack. Love you energy and work ethic. Very entertaining and informative. You talk like I do - "freakin" this and that. People think I am from the east coast. Great videos, I love them! Trying to figure out if Vegas is the place for me to move to. Lots to think about. I have family there. So many of my friends and family have already left CA. Thanks, Laci! Maybe you and I will be talking soon.

@Aram Tolegian.... thank you Aram! I'm trying to make more of the videos you guys want to see and find out about. This city always has something new to talk about!
Thanks, Laci to you & Luis helping us so much to find us a rental in Henderson/Green Valley South. We are moving in a month! ❤😊♥️🌴🌞⛰️
We are soooooo excited for you!
Hi there! Thank you. Any insight regarding wildlife within the community-especially having younger children? I have read mixed reviews on snakes in homes, etc. Any water restrictions between the two locations? With the heat index, how do citizens overcome it?
I love your video so exciting and vibrant.
Thank you so much! 💛
Great video. Both these places are super hot for a lot of time in the year. Can you please suggest other towns close by that are significantly cooler (up in the mountains) that are "affordable"?
Those are the two I’ve been looking at. I would like to get a gated community. I’m going this week I hope it’s not raining.
If there's anything I can do to assist, please don't hesitate to reach out.
Love your presentation. I've thought about moving to Las Vegas, but I have limited financial resources. I own my own home in Massachusetts (passed on to me by my Dad), am retired, single, with no children (or wife/gf for that matter) and having to take care of a property on my own (with a tenant in the back appt) is going to get to be too much for me to handle. And even though I've lived in this state my entire life, I absolutely hate the cold temperatures and that 4-letter word (snow) that we deal with 5 months a year. Las Vegas is where it's at for me. But I really have no clue as to what is involved in the process of moving and where to live. Maybe you're the one that can help!
Always happy to help give you the information you need! Please don't hesitate to fill out the form here: bit.ly/LVGRealEstate that way I can reach out to you!
Great informative video! Thank you! Is the property tax rate same for both areas and how much is it including special assessments (if any)? Thank you again!
Thanks for watching! Property taxes are the same all over town, and they are based on the assessed value at the time of sale. New homes will pay higher than older homes. Special assessments are separate and do not apply to the entire valley. They are dependent on different areas and builder agreements with the government.
Please make a video on North Vegas!!
Don't worry! Just stay tuned 😉
What are your thoughts about North Las Vegas. Tons of new homes out there. It’s is own city as well
I don't know the neighborhood well at all, but I imagine the cost of living is reasonable. Good luck brotha! I'm new to the channel and this lady is a firecracker.. I enjoyed catching some of the video.
North Las Vegas is a very large city and has lots of experiences throughout the vast area that it covers. There is a lot of really great development in the Tule Springs area! I would love to explain more and give some other insights on the NLV area over the phone. Do you want to set up a call to chat?
As a current NorCal resident…my husband and I want to retire in Vegas (we have a few years to go). We’re interested in both of these areas. Looking at the landscapes in this video, are scorpions a problem in summerlin? How are the schools? I haven’t heard good things about the school system.
Just discovered this video. I have a place in Henderson and love it. Side note: I picked up a couple of words in your video that sounds like you may have been from the New England area originally?
Thank you for the comment. Glad you're loving Henderson! You have to tell me what words! But FYI, I'm not from the NE area. :-)
@@LasVegasGal "Wicked" is definitely used a lot in New England states. Also "friggin" instead of dropping an F bomb. =)

Hi Laci, still planning to move to vegas, one day....
Hey @Tish Rigo! Let me know how I can help make that happen! 😊
Love this info!!!
Glad you liked it!!
I've lived in both and I prefer Summerlin. Not as spread out and overall nicer. Also, I would rate the schools as good or better than Henderson. However, I don't think you can go wrong in Henderson if you're in a nice neighborhood.
Thank you for sharing your perspective. It's great to hear from someone who has lived in both!
Been checking the condos and Spring Valley keeps coming up, Summerlin is right there, I like how close it is to Red Rock . House is under Contract. I've already "Frickin" Texted ya LOL. I close July 28th if everything goes through. My thoughts are to Air BNB in Spring Valley and explore, Either August or Sept. And of Course Meet with you and Amber.
Frickin’ excited you’ve texted me! Excited to meet you! 😊
Leaning towards Henderson mainly for the more family oriented vibe, parks, and high rated schools,,,any healthcare/hospital comments? comparing areas?
Someone told me if you ever get diagnosed with something serious in Vegas, get a referral to the airport!! 😢
Hey @Rick, I appreciate you taking the time to view this video and post a question. Years ago (like 2019 or something like that), I remember Las Vegas having a rep of having one of the worst healthcare in the US. But our city is always finding ways to improve lifestyle, entertainment and activities for our locals. While I will say there are still areas where we can/should improve, you are still able to get sufficient healthcare. And I believe we'll just continue to just get better.
Recheck the schools they actually are some of the worst in the country just staying
True, we haven't scored well when it comes to education. But it's a good thing we have options in education from homeschooling, magnets schools and more.
what about areas that are under 400k ? like normal people prices
Stayed tuned as there will be future videos on this. If you're looking to speak with someone from our team to see what your options are right now, please be sure to click here: bit.ly/LVGRealEstate
North Las Vegas
@@sexygeek8996 so the crappy area your saying?
@@zerotogem It's cheap for a reason. However, newer areas of NLV are not that bad but still cheaper because they suffer from the stigma of being in NLV and they are far away from everything.
Hi. Just curious as to the political climate of either community. I am an Independent.
Love Summerlin.
Same here! 😊
Green Valley (Henderson) has been my area of choice for quite many years and I've watched it grow tremendously. Henderson has it's own police dept (not shareing LVPD with the rest of Las Vegas which Summerlin does) and if you're into high end custom homes - MacDonald Highlands and Ascaya are the neighborhoods to be at. And if you're from Cali the vibe is a bit more chill. Places to check out now in Henderson is Inspirada but if you want a more mature area with greenery I would look at homes near Green Valley Ranch. Cadence seems to be popular as well however it's too far out of there for my taste. Oh and don't forget about the new Four Seasons residences inside MacDonald Highlands.
I love Green Valley! I’ve seen so much growth too, and I think it’s only going to get better!
@@LasVegasGal I totally agree with new restaurants like North Italia, Flower Child and the soon to come Urth Caffe - I'm excited to have all 3 here. I'm from LA and I think I'm excited about having an Urth Caffe so close by now! If you haven't had it yet, you must go!
No comparison, Summerlin & Skye Canyon is a steal for the price!
What are some of the most affordable areas that still have nice homes?
do you do apartment locatons
Henderson is 117 degrees of heat and Summerlin is 114 degrees. So, Summerlin is cooler.
🤣 That's a great (and logical) answer!
@@LasVegasGal 🤔😮💨👽😆😡😎

I am hoping to move to Las Vegas in about a year or less, I want a condo but I’m not sure if the people who are working with me to correct my credit are wanting me to work with their realtors. It’s a VA loan.
Hey there! I do hope your plans in moving here will totally happen. Even if the people you are working with want you to work with one of their realtors, remember that it is always your choice. As long as you are happy and can trust the people/realtor you are working with...that is the most important thing. Just make sure that the realtor you're speaking with is asking the right kind of questions before working with them.
Hello…
I’m curious to know if the HOA fees at One Queensride Place cover residence Gas, Electricity, Water and Internet. Hope you can answer. I dig your channel. I’m just waiting for some financial moves to be completed so I can buy a condo at One Queensridge Place via cash.
Hi there! Thank you for taking a moment to watch and comment! Unfortunately I'm not sure for that specific location....I would advise reaching out to them directly.
One Queensridge is iconic. I’m surprised you are not familiar with it.
We moved to Henderson about a year ago to avoid state tax after retirement, and that is the ONLY thing I love about living here. Everything else is a daily struggle and adjustment.
Sorry to hear that. 😔 What are you not liking about being in Henderson?
I am considering moving to Henderson/Summerlin.... State tax is a one reason out of many.... why don't you like about Henderson?

If you're shopping the 89052 zip code stay away from homes on the Northside of Saint Rose Parkway. Its Silverado Ranch adjacent and their tends to be more sketchy individuals in that area. Best advice buy away from public transit lines.
Thank you for sharing!
Where will Vegas get its water in 20 years? What will that do to home values?
Such great questions, @General Anxiety! Right now I recommend you check out the following to answer those questions:
👉 www.lasvegasnevada.gov/News/Blog/Detail/colorado-river-compact-agreement
I honestly believe that our government is doing its best to find a solution asap. Depending on what that looks like, home values will definitely be affected.
How do you feel about Sunrise Manor? Is that a neighborhood or is it it’s own city? Is it Vegas?
hi @edates10, Sunrise Manor is lovely. It's a quiet neighborhood and it is still part of Las Vegas. It's actually considered an "unincorporated town"
I grew up in the sunrise manor area since the early 90s. It was a nice area back in the day. However now the problem with that area is the crime has increased drastically.
Niiiiceeee... Good job!
Thank you! Cheers!

Hey @Lock Up! Thank you for dropping by and commenting!
Laci thanks for the video, love your energy and passion!! Quick question for you, my sister is thinking of moving to Vegas, probably within a year or so. I live in AZ and we always thought it would be cool to have houses together or next to each other. Do you have a video showing something like that in either Henderson or Summerlin? She has a family and needs bigger, it's just me and my dog so I need smaller like 1200-1300 square feet. I saw that Richmond had a set up with townhomes called Chicago and Boston, one bigger for her and one smaller for me. Let me know please. She is just starting her search and I am helping her as well. Take care and thanks in advance.
Hey! Thank you so much for watching my videos and for your sweet message. I would love to chat about your plans on the phone if you have time. I have never done a video about people buying houses next to each other but an easy way to do that would be to do a new home community and build homes at the same time! Let's chat so I can help guide you and answer questions. Please click this link: bit.ly/LVGRealEstate and fill out the form or call me at 702-277-7606.
Henderson seems to have less "din" from the motorways, compared to Summerlin. Though I would like to visit one day, I might be too fair-skinned for the desert. Still, I dig the Sergio Lieone vibe ... and the pretty gals.
Thank you for your comment, @John Bradley. Slap on enough sunscreen and I know you'll be able to visit! Even if it's just for a short time outdoors!
Summerlin just has a way better vibe and environment than Henderson, plus its at least a couple degrees cooler than Henderson if that matters

Hello I’m thinking of moving my youth fitness business to Nevada any insight you can provide?
Hey! We have a lot of great small businesses in Vegas and a really supportive and tight knit community. I have a friend who runs Glitch Fitness (youth fitness) and I think they have had a hard time with getting it going but are now feeling a little more momentum. I don't know much more but maybe they can give some insight?
@@LasVegasGal yes, please do
If you need to get to the Airport Frequently or want to RECREATE ON LAKE MEAD... then it's Henderson.
So Summerlin has over 200 parks and all of Henderson has just 50?
I believe Henderson has a little over 50, but yes, it is a big difference when compared to Summerlin.
hi ☺ im from anaheim, selling my house this week to move to LV asap. However, I plan on renting first because I don't want to rush into a big commitment. Does your office help with finding a rental? or recommendation? sorry, im not saavy if real estate agents also help with SFR rentals. Looking for a 4br house rental around coronado HS? 🙏
Thank you for messaging! Unfortunately I don't help with rentals, but always happy to send leads to my followers ways if I hear anything from my own network. But apt.com or rent.com will show you what's available!
Very informative. Will definitely keep your contact info. I'm a retired 20 year veteran looking for a forever home at Henderson. I'm still undecided when I would like to make Vegas to be my permanent home. It might depend on who the next President will be. If the democrats cheat and win, yeah, I'm kissing that dream good bye.
If and when you are ready, I'm just a text, call or message away!
My question is why are we comparing a whole city Henderson that is not Las Vegas, to a residential community Summerlin which is not a city, but a living community in Vegas? That just causes confusion they are not the same at all Lol.
🤔
Is it good there.🙏🙏😇
I believe so! 😊
Can we str properties in summerlin or just 30 days or more?
Im interested in buying something in summerlin to live there 6 months to designate residency in NV and then live elsewhere the other six months and rent out the summerlin property.
Thoughts?
STR in Summerlin is a no go as most the HOA won’t allow it BUT longer term rental (31 days or more) for people who need to stay a little longer can still marketed on airbnb and such. I have been advising a ton of clients on a specific strategy. If you want to chat, I’m happy to schedule a call! bit.ly/LVGRealEstate

Big Supernatural fan and VERY interested in living in Winchester. How's that area? I'm single and want to be close to the poker room at the casinos. Thank you
Hey! Winchester area is awesome! Lots of cool houses and close to everything! Sorry for delayed reply.
The traffic lights in Henderson take a loooooong time to change.
👀
Same in Summerlin. Believe me. I think it's a "Vegas" thing.
I think if you have children that are in school, be careful because most of the schools are subpar in Henderson and Summerlin.
👀
How many Thunderstorms
In summer land per yer
1 being very low 10 being ridiculously high
Please rate 1-10 thx
I hate thunder I used to live in Oregon beautiful state cold weather yes
Snow yes
Rain ok
But thunderstorms super Ridiculous no thanks
Now I live in CA Clovis we get only 4 maybe 6 Tstorms per year that why I move here but the HoT is 100 average up to 115 hot
The only good month is October 76 perfect weather
Anyway the cost of living is way to high and the jobs are not even close to the cost
Before the spike to livings my income was just fine
I’m trying to land a new career if I do I like to move to summer land
The job I’m trying to get is doubled my current high income but you can work at home so if I land the job I like to move to summer land
My current income is over $60k with new job is x2 my current salary
The job am at now is only in ca
What am looking for is a home that is valued at less then my rental home $2200 for a 1200 SQFt.
Ok thanks
Hi @davidferros4655. Thank you for taking a moment to view my video and actually comment. I totally appreciate it.
Summerlin doesn't get very many thunderstorms... so I guess I'd rank it between 1 and 2. But Las Vegas does get HOT...we have that dry heat kind of weather, so you'd have to really prepare yourself for that experience. To give you a better idea of what weather is like out here, you can look here: www.bestplaces.net/climate/?c1=53270900&c2=53240000

People say that summetlin is nice and that it’s upscale. It’s average with the exception of the Tivoli. There is absolutely nothing in Henderson besides the place called the district which is just average at best. They say it’s upscale because it has a small Whole Foods. The hotel there is nice but not for locals it’s for tourists that have never been to NV.
Thank you for sharing your thoughts.
Are you a realtor?
I sure am, among other things. 😄
As a resident of Washington I see a median of 400,000 and shit my pants. Out here you struggle to be comfortable no matter what you do.

Summerlin is a section of Las Vegas not a city like Henderson 🤷🏽♂️
Neither. Live in an older neighborhood without an HOA.
A neighborhood without an HOA is a challenge to come by, but there definitely are benefits to living in one, especially if you're a free spirit! 😄
I just heard that Henderson is high in crime!!!
