    Hi Mr Tran! I really like this home. The outside looks very chic. The only thing I would change would be to put the bathroom between the two bedrooms. Adds a little more privacy, if you will, and for the late night visits to the bathroom, it wouldn’t be so far from the master bedroom. I could have a ton of fun with that garage. A playroom for the dogs/cats add a greenhouse front to either end for plants and planting. It could also be a great room for those “messy crafts” or even a woodcrafting shop, the list goes on…… for those who like more of an open concept, just turn the laundry room 45 degrees (door facing the hall perhaps)and rearrange the kitchen a bit. You know what, this could be your next design, I hope so…😊❤😊. PS: I really like the little porch off the kitchen, perfect for morning tea or coffee and Private!

    This is a adorable home, love the the entrance, to the right, love the kitchen, and then the laundry room, then to the main bedroom, love the design, and the bedroom 2 is also a adorable with a beautiful design, the bathroom, love it ♥️, and the entry to the garage. Then that area where your shoes goes and to hang your coats

    I like how you split out the kitchen/dining room with the living room so that they both are in the front. Very nice!

    I love the layout of this place. My favorite parts are the built-ins and the sink in the bathroom. Looks very cozy.❤❤❤👍👍👍🌟🌟🌟

    The description mentions two bathrooms - where is the second one? Love that the kitchen is close to the entrance - great for bringing in the groceries without having to go through the bulk of the house. Downside is the kitchen is far from the garage - I’d move the garage to the other side of the house, closer to the kitchen, with a mudroom between them.

    The garage is a plus. Hate clearing snow/ice off car.

    Another amazing home and very easy to add another en suite and maybe an upstairs with 2 bedrooms/loft. But you have talent and seem to know what people are looking for! Fabulous job, I look forward when I see your name come across my tablet!

    A good entry. In the living room I'd put my TV on the opposite wall, but otherwise it's a nice space. The kitchen has good counter space but only a couple of upper cabinets and no pantry. I don't know if a separate laundry room is more important than having a second toilet in the house.

    I love every single room and every outdoor space in the house. They are all very beautiful. However, the way the spaces interact with other is mixed.
    Very good - I really like how the kitchen/dining interacts with the back porch, and the way the living room interacts with the front porch.
    Good - the relationship of the living room and kitchen and the plscement of the coat storage.
    Fair - the living room is functioning as a corridor from the bedrooms and bath to the kitchen (a reasonable small house compromise).
    Not great - the garage placement off the bedroom hall is not it, because:
    The garage is noisy and the bedrooms should be quiet.
    The garage is far from the kitchen, making it a long way to lug groceries down the hall and through the living room to get to the kitchen.
    The garage has the potential to have dangerous fumes - better to keep the gearge away from people who are asleep and thus more vulnerable to not smelling fumes immediately.

    This is pretty, too closed in for me. I really like the open concept and don't think that will change anytime soon, for me anyway. I march to my own drum. I have found a few layouts I really love for me. Now I just need to pick one and find some land.

    While I absolutely love all the natural light - it’s a necessity for me in a home - but it’s a little chopped up for my taste. I grew up in small homes that were all separate rooms and now crave open concept styles. In response to the comment about the coat closet being too far from the garage, there is a simple fix. Add a wardrobe cupboard into the garage and your problems are solved.

    Jasper , in the second bedroom there is no place to set a glass of water by the bed, or put your glasses on, or a lamp by the bed if you had to get up in the dark. The two chairs in the living room are so low, other people would never be able to get up.The only bathroom should not be by the garage, it should be near the bedrooms. Nice house though.

      The furniture shown is just to stage the house. If you built this house, you can put in whatever furniture you like, tables for lamps, water glasses, etc.

    The basics are okay, but the big change must be the garage. Move it to beside the kitchen for ease of entry, and NEVER show a glass door into the garage from the house. It is simply dangerous and counter to every building code there is.

    This doesn’t cut it for me. The coat storage and kitchen are too far away from the garage entry to the house. Imagine coming in on a snowy day - you have wet boots on and are carrying grocery bags. You have to trek through the living room!!

      They make rugs that are extra absorbent, and washable rugs that have waterproof pads underneath. Simply use the front door, add a runner rug to the entrance foyer, and use the bench there to set the groceries on while you remove your coat and boots.

      The laundry room is very large. You could make it a half bath in front with long countertop that leads to W/D at the rear of the room. I love that location for it - near the living and master bed rooms.

    Sorry. This one doesn't work for me. Limited or no room for bedside tables, too much space dedicated to laundry room, front door looks like it would bump into chair, and I am not a fan of coat hooks. Closed storage always works better for me. I do like the idea of a covered rear veranda.
