Good morning Mr Tran. This design is delightful. I couldn’t get over how much storage is in this house, wow. I really like the laundry room on the second floor since that us where most of the laundry is created. This way you only have to carry up or down with the kitchen towels. The porch area is really cute too. Very comfy.👍🌺❤️
Love the entrance, then the entrance to the garage, the bathroom design, then the living room with the corner fireplace, the kitchen with a unique design, then the steps going upstairs, the laundry room, the bathroom with corner bathtub, love the design, the bedroom, the paneling is cool, the other bedroom with french doors
This is an excellent plan for those that like open concept living. There are a couple of safety issues: the need for a fire-rated door to the garage, the redesign of the stairs to avoid the angled steps and the window at stairstep level. There appears to be an empty space to do this. Ceiling height at the top of the stairs has been mentioned, and if this needs to be corrected I think there is also space to fix it. Please add a handrail while you're at it. Aside from these issues, all my boxes have been checked!
Very nice Jasper, but I would make an island in the kitchen parallel to the back of the sofa. Then I would maybe put some stools there as well. Next I would take out the extension of counter and cupboards that face the dining room. The island would make the kitchen footprint appear as a triangle 📐 shaped floor, 👣 footprint, and/or pathway in its floor space. It wouldn't be a triangle, rather the kitchen floor would be.
The bedrooms are dreamy, especially the back one ❤❤❤❤ The decor, the colors, the balcony, the big closet! The laundry area is very good, in a convenient spot, and the fold down ironing board inice. The downstairs makes the most of a small area. I like how the living areas are oriented toward the back. The porch is great! It's good to have an attached garage in severe climates.and you chose a good garage door to be aesthetic for curb appeal. You could have some storage under the stairs that opens to the porch, for things like seat cushions and extra flowerpots. There are a couple of safety concerns such as whether the door between the garage and the house is vapor-proof and whether the glass in the windows on the stair landing is the right type for that location. I think it would not be hard to solve those issues. Overall, I love it!
I really like the basic concept, though for my wife and I approaching retirement age, we'd use space at the back of the garage for a downstairs laundry and the rest for an office or studio, with the upstairs laundry as open space for a couch or two. Hope that's a useful idea for you to use.
Your homes are always so inviting. I could sit out on those porches all day! The one upstairs bedroom would make a nice office area with the doors open to the balcony.

The kitchen could use more cabinet/storage space. I'd like to see a long island with an attached dining spot, instead of a totally separate table/chairs. Upper level is right cute and there's plenty of storage in bedrooms and the landing. I'd like to see a larger bathroom with bigger tub since it's a shared space between the bedrooms.

Jasper, I really truly love this house; although I do have a question. Why do designers almost always stick a porch swing up against a wall where it can't swing as intended or at least implied by the name? I'd trade places with the settee on the far short end of the porch, then move it out at least 3 feet from that wall so it could actually move back and forth. And of course being an antiquarian, I'd make everything look as 19th Century as possible. But that's just me.
A lovely house. Personally i wiuld have the same flooring in the entrance, downstairs loo, anf thriugh into the kitchen. Hsrdwood in the living and dining area. One major flaw in the design that would render it unbuildable and uncomfortable to live in is the stairs to the upper landing. You have insufficient head height. It looks to be about 5 feet. It needs a minimum of 7. The fix is fairly simple. Move the base of the stairs to where the downstairs washroom is, amd move that washroom to yhe front. Have the stairs rin crossways in two flights there is no way, without a full height wall, for yhe stairs to go up the outside wall. The garage door to the house is also a failure. That must be a fire rated door that is also air tight. No pocket door meets that last criterium.

Lovely design. Although, I am a huge fan of pocket doors, a pocket door between the garage and the living space would never pass code.

The stairs are unbuildable as designed. There is insufficient headroom at the top. Anyone over 5 feet tall is likely to bash their head.
