Having four people try to sit at the kitchen table is a very tight squeeze.opening cupboards in the living room under the book cases will be a challenge with furniture in there. Same with the end table and closet door in first bedroom.
I love that the entrance area is so large and has so much storage space. And another personal plus point is the separation of the kitchen and living room into separate areas. If you swapped the bathroom and the washing machine room, the front door problem would also be solved. Fits. I love it. 💜
I was thinking the same about cold climates. Where I live we have basement foundations and the laundry corridor is a great spot for the stairs down. With laundry in the basement.
This is a really great layout for a small footprint. I have always wanted the footprint dimensions. As others have said, a really good cold climate design. I love the big storage pantry/larder in the kitchen. I also like the smaller fireplace, which would suit a gas burner.
What a lovely little cottage❣️ I love the covered porch, the separation of space, the backyard access thru the laundry room, all the storage space in the foyer and pantry in the kitchen. I think the only change I'd want to make is to use a smaller vanity, so I can switch it with the toilet placement, and place the toilet lengthwise, parallel to and behind the hall wall. I love all the storage in the entry and the fact that the kitchen and living room are separate rooms. I would reverse the laundry room and bathroom, so there could be an entrance to the bathroom from the main bedroom. Or I'd add a half bath.
Love the brick walk, love the entrance, love the living room, shelves on each side of the fireplace, the field stone for the fireplace, love the kitchen, unique design, love the laundry room, love the bathroom w/ the corner shower of course, the honeycomb backsplash and by the sink, love both bedrooms of course, ♥️♥️♥️♥️♥️♥️♥️ the lighting and the pictures on the wall
Nice house overall - but there is a direct line of sight between the front door and the toilet, and not even a side view of the toilet or a view of just a little of it - full front view, from the front door. You could always keep the bathroom door closed but that's not always convenient. There could be many possible fixes. The easiest would be to move the bathroom door around the corner so it opens off the laundry area.That would be a really good place for the bathroom door anyway, very good to come in the back door from gardening, get cleaned up and throw dirty work clothes in the washer. The place where the bathroom door is now could then be used for some nice welcoming artwork.
Jasper, this a nice house! But I think the bathroom needs to a little bigger. And move the bathroom some how so you don’t see it from the front door. Oh, and I think a bathtub would be nice.💐
A very nice house indeed. An interior door between the vestibule and the main house would be great. In the kitchen, the idea of the corner pantry is nice, but it leaves the hob in a dangerous position. Pot handles are going to get in the way of the door. The pantry would be better as a deep cabinet flat on the wall with space on the work top in both sides of the hob.
Good afternoon Mr Tran. Hope you are having a wonderful day. This is a nice floor plan but I do have some concerns. Aside from the direct site of the toilet from the entrance (which was a nice catch from another comment. I would suggest flipping the laundry room from one side to the other. If the laundry room was sharing a wall with the bathroom, it would be so much closer to water source plus if you decide ti put in a load of wash in the evening, there wouldn’t be so much vibration to the MB wall. Also , it worried me about the stove being so close to the pantry wall. If there was a fire on the stove I can see that wall catching fire rather quickly. Or maybe that wall could have cement board added so that wouldn’t happen as easily. Well, otherwise this looks like a very comfortable house, nice job! Ttyl ❤️👍

I don't think you showed the back part of the house properly. I would have liked to have seen the walled area where the back door was. Normally walls like that are for sheltered reasons like making it easy not to get wet near the home but there wasn't a roof to it. Privacy at the back door? As for the rest of the place, loved it. Particularly love the way you utilized the front entrance as a hall with cupboards on both sides for added items. The kitchen was very well planned out with plenty of cupboard space. The lounge was very inviting and I actually prefer the closed plan to the open plan where kitchens and living areas are one big area. The use of pocket sliding doors is also attractive saving room. The style of the home inside and out is outstanding. Well done.
The interior is cute, but low back sofas are the worst. Unfortunately, the exterior looks like a 1950s gas station in Minnesota. All it needs is pumps, a newstand, and a pop machine.
I truly love 99% of your floor plans, but this one just doesn’t do it. Too many walls. Generally you home project openness & space, even tho they are small, this one feels like 4 boxes nailed together. I guess we can’t love them all, but this one just isn’t up to your standard. Sorry Jasper 😊

With the very short back and deep seat, I am not sure the couch would be comfortable for someone short or with short legs. Couldn't really sit back.
