    Ive been an electrician for 25 years. Self employed and running my own business for the last 15 years.
    The one main thing and most important thing I have learned over that time is to “KNOW YOUR OWN WORTH”.
    Your a quality spark Nick and like everything else in life, quality comes at a price.
    In this day and age, people should be grateful to find a bloke like yourself willing to take on their job.

      10mm cable causes far more hazards than the nonsense around overload on a 6mm will ever be the case

      @@davecowan9466 I come across lots of burned out shower isolators with loose connections being the general culprit especially on pull cord type. That’s because terminating 10mm cable is not easy in domestic situations and especially so for the DIY brigade. Although this is also occasionally so for 6mm wiring it’s much less common. Also even with 9/10KW showers I’ve never seen signs of thermal damage on correctly terminated connections in the switch/shower/OCPD 6mm cable

      @@Marco-mg9tv not seen thermal damage on a 6mm2, have you been living under a rock, i see it all the time, 30meter run of 6mm2 buried in insulation on a 9kw shower, its simple maths and causes plenty of burnt out switches. But you crack on wiring it in 6mm pal 😏

      @@Marco-mg9tv Very poor argument for using the wrong size cable to be fair, you can’t use poor workmanship as a reason for using undersized cable. Shower pull cords should be banned full stop though to be fair, very poor design for their application. Never had an issue terminating 10mm in a double sized 45/50 amp switch with a 47mm back box.

    Just on a side note I priced a village hall a year ago, they came back last week & said funds were nearly ready but excepted I'd need to reprice on today prices. Having spoken to my local wholesaler he said most items are 30% up on a year ago & metal trunking now 50% up. Its hard to keep tabs on rising prices especially when you price per point. 😪

      metal trunking is up but not by 50% more like 15 to 25 % and cable I agree possibly even more. If you go with Legrand It might well be but go with Philip Graham, Bison or Kernow Fixings and they will heavily undercut Legrand,

    From watching your videos I can tell you're a pretty fair guy and I had £15k in my head. I then thought of other TH-cam electricians and thought you could add £10k to that.

    As a painter and decorator I think that we are the guys who are villinised by customers who are happy to spend 10K on a new kitchen but think we should decorate it for less than minimum wage plus materials. I hear and feel your pain.

      I painted for 10 months before I started college for sparking , any one can paint but not everyone can be shit hot at it , when your really good that means your really fast so in and out means more money

    I'm not in the trade so talking purely as a customer...that price is huge...but so is the job! Guessing a good amount of the price has come from the materials, and if you want the look you've got to accept the price! Glad you've managed to sort things out with the customer.

    I’m based in north Kent a lot of my work is in greater London, price came on my Tradify at my rate that I charge to builders £17,897.92 + VAT and £19,727.71 + VAT for new customers. I added in a carbon monoxide which I always but in proximity too the boiler.

      Yeah that number of smoke alarms seems low to me, we always put in all bedrooms, living rooms, corridors now, after watching some NICEIC webinars

      That an LD2 D1 smoke alarm install and LD1 D1 is not really required if the client is trying to keep costs down. I would how ever install a CO alarm if required might as well at the same time its only an extra £100 for a decent one.

      @@TheChipmunk2008 Nothing wrong with the expensive one I'd prefer it but un current regulations all that's required is LD2 D1.
      Also when you do your full installs make sure you fitting a Quality alarm like an Aico nothing worse than fitting something cheap for it to fail 3 years later and having to replace everything again.

    £15-17k + vat would be my estimate depending on brand of sockets and downlights as we all know they vary a lot. I'd add more cat6 cabling for wifi access points & a small 4U rack for the cables to terminate in with a pdu as well.

    I have worked this out based on retail prices as a DIYer, parts alone without the RCBO's I am at a little under £2800 with a Schneider 16 way split load consumer unit, can take that up to £3000 by adding in the patresses and trunking and then working off 3 weeks to do the job with my day rate I come in at £11000 not VAT registered and without final finishing of decor as I dont do that

      So 11K less 3K for materials =8K your saying 3 weeks/15 days so your day rate is over £500 per day ? No problem well done to get work at £500+ per day but how have you managed to stay not VAT registered with a turnover well above £100K per year ?

    I’m from Birmingham, and no where near as experienced as you but pricing up you material list the work list and how long I think it would take, I had £15,500 in my head. So I think your asking a fair price, as we all know there will be cheaper people there will be more expensive people but £15000 with you is a decent price and your getting 5 star work quality.

    Oh if you want a comparison on day rates (different industry i know), my business provides veterinary services to vetpractices and farms etc. For a fully qualified Vet with about 11 years of training, 5 or more years qualified, with their own vehicle and kit the day rate is £350. If you want surgery, say a caesarean on a cow or a sheep that's about £160. So i feel your pain when it comes to charging customers and what they are prepared to pay. I have no wiggle room as the consumables are what they are; all i can do is lower the vet costs but that then comes out of the business earnings which doesn't have a high profit margin to start with.

    That quote seems resonable. The Artisan Electrics fella said he quoted £30k to rewire an average sized house, but the customer went with someone who quotes £10k instead.

      Yes I caught that and thought it was extortionate. I realise that he had to go and rectify a couple of things the other company had done but even so. Still saved 20k.

    London. I'm not a spark, but based on how I've seen the large jobs that I've had done priced I would expect it to be in the £14k-£15k + VAT range for that (I cam e up with £14,160 plus uplift for non-standard items - nickle sockets/faceplates, up/down lights/doorbell/led tiles/EV ultra.) Plus the board+RCBOs/etc. (don't have a feel for how much that is)

    I’m based in north west Leicestershire and not VAT registered, I’d be at least £15k for a job that size.
    I think your price is quite competitive.

    The going rate down here (sussex) for down lights per point is £70, that's the best part of £4.5k for the 60 they want. Take into account the double stack board, rcbo's and everything else they want yeah I'd expect that to be around £16k INC VAT around sussex too. It's a good 10 days work for 2 guys in an occupied rewire of that size.
    Domestic Customers generally vastly under estimate the cost of a rewire and forget that it's expected to last a minimum of 25 years, that works out to around £640/year.
    On average you're supposed to budget 3% of a properties value per year for maintenance (no one ever does) I'd bet it comes in well under that.
    Unfortunately people have become comfortable borrowing the maximum amount and usually over stretching when it comes to actually being able to afford the day to day running of a property.

    Well unsurprisingly I came out the cheapest at approx. 11K (not vat registered and now a sole trader) But I do believe your price is spot on !

    £5-10k for a rewire depending on size of the house. Then another roughly £5k for fixtures and fittings depending on quality. £15k is probably on the expensive side but not unreasonable at all.

    Cambridge spark and I would have definitely priced that higher, very fair price there Nick. Customers seem to think that after the material cost what’s left is your wages 🤦‍♂️ you are providing a service, giving a warranty and running a business, when I am accused of being too expensive I just politely say that I cannot compete with there lower quote and mine still stands if you would like to proceed with it, very very often they regret going with the cheapest in the end.

    Good to see you won the job! I'd of priced the job a tad more (ie £17-18K VAT inclusive). The only changes I'd of made to your quote were:
    10mm instead of 6mm for the electric shower
    Include a small 6U rack (wall mounted) for the switch & patch panel.

    Hi Nick, love your videos, I priced it up very roughly using Tradify in Northampton, I'm not VAT registered and I was around £13,000
    And I don't give a customer a discount if I can film at their house!
    People think TH-cam is easy, if it's so easy then why don't they do it, it takes up way too much of my time that I'm hardly getting paid for.
    This video has aolso taught me that I may need to increase my prices!

    Over the years, as i have tried to become better and better at DIY and get into woodworking, my appreciation of tradesmen has increased. When someone has very little knowledge how to do things, they assume its easy and only takes half an hour to do those little jobs. I couldnt have been more wrong. I love doing DIY and woodworking, but there is no doubt, doing something right takes a huge amount of time and effort.

      No idea what labour to price for that but I'd imagine prob 5 or 6 weeks for 2 electricians is about right. Its a huge amount of work. So your price seems bang on to me?

    Before I even watch, no. £200-ish a day is normal. Plus materials. Plus certificate. Plus the skill to not squander all the materials. Things build up exponentially so what you can grasp as "a few things" ends up deceptively "fewer" so it "looks" expensive. Always.

    I came in at £15,200 + vat. So you're not far off the mark. never ceases to amaze me how even on small 1 bed flat rewires.....people seem to think it's gonna cost them £1000max and think your having a laugh when you quote them higher.....people just don't understand the prices of materials.

    I’m not a ‘leccie but it’s a very informative video, and that includes the comments, now if I could only get a full rewire for £300, free teas all day and hot pork pies. That includes a premium for me ‘helping’ and a cat scan every time you walk past her though!

    That's a good price IMO. Here in SE London we would've been around £17K + vat. There will be definite extras as well, AV, RING, Alarms, CCTV, network cables or access points. Another solution for the client when there's loads of downlights is to off set some against some recessed / plaster-in LED profile and strip, sometimes works out cheaper, looks much more modern and the ceiling doesn't look like a runway.

    Didn't write it down but have been looking at alot of the bits for my own place, I had around £16,000 in my head that 1) I would charge and 2) what I'd expect to pay someone for the amount of work. Seen pretty much all your videos and know the quality of work you put in. I'm in Peterborough

    £12,440+ VAT. Add an extra £1k to that if other trades are on site as they always cost me time and money (you know plasterers plastering over stuff, plumbers using the holes you cut out for your cables for PEX pipe, or hanging about waiting for them as they think their time is more important than mine). Location East Midlands.

    Electric shower feed should be in 10mm sounds like the property is big so could be too big of a run for 6mm depends on what load the shower is most are around 8.7kw

    The amount of customers who just don’t realise the price of things and don’t understand why we charge so much labour is quite high. I work externally on all hard landscaping (brickwork,groundwork, fencing,paving ect) the problem is in that specific trade there are a lot of bad actors who basically are 20-30% cheaper but will never do a proper job. I’ve given up trying to be competitive my price is my price.

    Hi. I'm a sole trader in Shropshire. I got £16.5K , I'm not vat registered. So similar ball park. It annoys me when people ask for such a crazily high spec and then suddenly it's over budget.     edited to add the cost of the bits
    Having recently done some rewiring and added up the cost of stuff, for only 5 rooms and the hall (so no loft or kitchen or extension because that's coming next week) I used 21 double sockets, 1 single socket, 3 single light switches, 4 double light switches, 42 spots, 3 smoke and 1 heat alarm (not fitted yet because kitchen extension) and used a total of 410m of cable in various forms
    not including the 3 ethernet points because i bought a 100m spool and have no way of knowing what i used or what i didn't
    And I also noticed that, as it took from April to December to finish up, the prices of things were going up every time I bought them by a few quid
    When I get the spreadsheet out for the costs I'll edit this to add the final figure
    But I was shocked at how much things started to add up
    Shocked I tell you 😯
    so i spent £1,874.66 over all on the above
    out of which £1,288.27 was on the electrical bits and bobs with the rest being the tools and stuff i needed to buy as and when
    i used 200m of 2.5 (sockets)
    150m of 1.5 (lights)
    and 60m of 3 core (fire and two way switching)
    so either that house is much smaller or you have a way to stretch that cable out 🤣
    i must also add that the spark who is doing the extension has quoted for all the wiring and CU fitting price if i supply all the bits and it's all been rolled into the overall quote for the entire extension so no breakdown on prices there otherwise i would have included that too
    previous quotes were ALL £60 per point to supply and fit basic plastic white switches and one ceiling rose per
    i'm in west london so i know the rewire on my cousins 4 bed, 4 floor townhouse was the other side of £30k so i think i saved a few quid by making some holes i the walls myself (supervised by the spark as he was passing throughover the months before folks get all keyboard warrior on me)

      FYI network cable normally has every metre marked numerically on the sheath so you can tell EXACTLY how much you've used.

    I’m a bit out of touch with pricing as the only house rewires I’ve done lately are on my own properties all gutted and refurbished or for relatives as such I only think of it in terms of material my time doesn’t count. But your price is reasonable especially considering how material prices have gone up.

    I wouldn't look at less than 20 to maybe 25k for that. Standard 3 bed house in South London is normally 8k and that doesn't include anything extravagant. Also, I don't use 6mm for showers and hobs etc. Everything is 10mm as the limits on 6mm for a 11kw shower and some of the big induction hobs makes it not worth it. I don't do rings and I won't connect outside sockets to internal circuits. they get their own feeds as do outside lights. Nothing outside that could get wet and trip a breaker should ever turn off something in the house in my eyes. That is just how I look at things, I am lucky to work in affluent areas with customers that know me by reputation and recommendation. I like to think of myself like the Stella advert 'Reassuringly Expensive' 😂

    Not an electrician but sounds fair and you can easily explain how you got to the price. The only thing that struck me was how few smoke alarms there were. That may be the minimum but if that house is anywhere near as big as I assume it is I’d want one in every room. I’d cut the black nickel (finger prints galore from kids) and buy more smokes and a fire extinguisher or several.

    Your price including VAT should not have been exactly 20% higher. The materials will cost the same whether you pay the vat when you buy them from the wholesaler (if you're not VAT registered), or when you add the VAT on your invoice to the customer (if you are VAT registered). Only the labour part should cost 20% more.

    Great Video from a guy with a professional approach!
    As a retired property developer, I like to keep up to date, re. costings etc. I think your price was very fair, rewires are very labour intensive, strip-out of old cabling and installation of new cable runs, very easy to under-estimate. From experience, high quality white switches/sockets don't date!!

    It’s always difficult when its someone you know! But i would not do for less than £15K its a lot of work. I’m based down in the south east and give most customers fixed day rate with materials on top. That way they know where they stand. I have done this for 30 years and its works well. Especially with material costs being so volatile. At least there still sees to be plenty of work out there. 👍

    But that aside what I hate the most is the mentality of workers and owners when the mason and the carpenter leaves by saying "Job's done, it's a house" because it has 4 walls and a bloody roof while a good half of the costs are just coming up

    I renovate properties and when you were going through it I was thinking to myself that’s a big house. It sounded like there were a lot of extras in there where the home owner hasn’t realised that it will add up so scaling it back is a good thing to do. 56 spots and 3 extractors. I just thought how big is this place.

    Just as a homeowner, I look at the amount of fixtures there and the fact they are going for premium finish, I know that cable is expensive (all that copper!) Without looking t]at anyone else's comment I'd be bracing myself for region of 15K, with the expectation I may be a fair bit out.
    I understand tradesmen have to price in the time quoting for jobs they won't get, and their time to manage accounts etc. Running of vehicles, tools etc.

    To be honest I think the VAT is the main thing here, minus the VAT I think your bang on, I think the extra 20% can just push into being expensive.
    Just doesn’t benefit domestic customers most of the time.

    Some customers just don't realise how much work gose in to seeing that finished socket or lights in ceilings it's not done with a magic wond move furniture lift floor run cable wraggel in socket complete install reinstate the room only for the customers to bulk at the cost & say its only a socket !! Wtf? Thay haven't seen the work as it's all neatly run under the floor etc 🤯

    Thanks for the insight. Are you moving away from fusebox to verso? I like that fusebox is cheap and in stock but have had a few issues with rcbos recently. What's your go to supplier for verso? No one local seems to stock them.

    Mainly watching as I'm interested but had £15k in mind with that spec. Not in the same trade as you (any more) but finding the same problem with customers wanting something bespoke but not wanting to pay what it's worth.

    Thats a fair price, the amount of accessories is the same as rewiring like 3 properties apart from the consumer unit, but if you think of it from that point of view then £15k-£18k inc VAT.. If your Artisan Electrics thats a £60k-£80k.. I think after that job you are going to have another video saying I under charged for this work.. If its an empty property and built in say the 60s to 80's with floorboards, good accessibility etc then big difference to an old stone property... Its a lot of money but you have to be allowing £5k for materials and thats a months work potentially depending how it goes..

    I once had a Private customer Whom almost divorced his wife over the amount of Spotlight's she required in her Dressing room... Planning is key People. Do the arguing in your own time Please! Save you a Sh*t load of money in the long run!
