I'm team resale. Nowadays a lot of these builders are putting out shoddy products. The homes look good but are crappily built with hidden problems. I want something from back in the day when homes were built to last!

Team new construction, the ‘sellers’ in my area took the housing bubble wayyyy too far! Listing homes they haven’t updated since 2006 (that they bought for $100-$200k) for close to $500k, if not more! Same old dusty carpet, yellowed shower walls and yucky cabinets, but somehow they think their used house is worth 1/2 million dollars! Chile anyway soo… new construction it is!

Homes are too expensive. I need a salary of $200k a year to feel comfortable enough to purchase the house I want. I tried to make youtube a career, but they did not work out. MissJones just keep saving and investing your money, the market is bound to turn around in our favor.
Team Resale! I enjoy the character, freedom to be & change, lot size, and stronger build of resale/older homes.
Team New Construction. As empty nesters, we didn't want the bigger yard. Also, the community facilities are more modern and new. It's really exciting to watch our house come to life. Plus, super helpful to know exactly where the pipes, etc are behind the walls, talk to the project manager about the material they are using and how it's been adapted to the region's climate (for eg, concrete pour in these extreme heats). The one downside for us, as you mentioned, was the limited options we had. with the interior colors, carpets. Saying that though, the new build was closer to our likes than any of the resale properties.
New construction is beautiful and everything is well new, but they are poorly built. It is best to buy a home built prior to 2000 as the quality of new home construction keeps going down. They make a house look pretty with cheap materials.
I am team whatever I can get. I want new construction because resale usually require some upgrades. Don’t know the groove of the home if it’s older.
Shaheeda, you are the best real estate agent on TH-cam. Hands down. I have learned so much from watching your videos. With regards to new construction, I live in the Chicago area where homes as small as 2000 square feet (in most places) are selling between 600-900k. I can't understand for the life of me how people can afford these homes. My wife and I would easily qualify for one of these expensive homes, but we believe in living below our means (as anything could happen). At some point, we plan to build a home (team new construction) though it will likely be in an area where it doesn't cost as much to build. Keep up the good work!

New construction 100%. Coming from out of town. I couldn't do an existing home. By the time that I found a home, fly to Atlanta to see the home. It would already have multiple offers on it. So I was forced to buy sight unseen. Which really worked out Fantastic!. My realtor was the best. He went by the construction lot and took pictures/videos each week until completion and even went to 3 inspections. And there's something special about being the first to live in my new home. Thank John Osgood for being my eyes and hears. I couldn't have done it without you. And by the way, a small backyard works for he in this slave heat Georgia sun. Thanks

Team Resale! I feel that the foundation is stronger. Now a days homes are being built with a thinner type of wood. I don't know. Just that, when I drive around and see the new constructions being built, I see flimsy homes. Even the standard of building materials used to build homes have laxed. But also, I don't like the aesthetic appeal of a home having panels on the outside of a home. I REALLY like a cement and or stone finish on a building. It gives it a rich appeal to me. Rich meaning more fortified. I was commenting on your last video about the inspection a house I'm interested in had. The company that owns the property is going to fix the HVAC problem and give us $1,200 towards further repairs. They had already put a new roof on it and new flooring. My heart is kind of really set on this home therefore I hope the appraisal doesn't come in low but hits the mark or higher. By the way, love your shirt. The color looks good on you, as well as, the lipstick colour. Honestly, I hope I am not setting myself up for failure. I have been going to Douglasville to scope out the area and even the mall you mentioned in one of your videos. The mall was popping on Saturday. LOL. The department stores had lots of nice clothes and shoes for little girls. I took my children to Sweetwater also. I wish that I could wish myself that home and have it. Shaheeda, I owe you a nice gift if I get that home. LOL Also, I don't like the communities where all of the homes look the same. It's kind of an eye sore to me.

I bought a resale that was totally renovated inside with all new appliances and flooring, however closet space is an issue so i like new construction for the closet space

Based on what I’ve been approved for resales are my only options unless I commit to being 1-1.5hrs from metropolitan area for a new construction with lower purchasing price. I would love a new construction but with my loan and desire to get moved in, resale seems like my best YES for the time being.

At first I was thinking about New Construction BUT didn't want the HOA & Now I'm thinking about resale because I like to build things in my backyard ie: playhouse , doghouse or a privacy fence..
New construction is trash by big boxstore builders.. if you have build a home custom on your own that's a diff story quality is probably there..
I went with resale because of yard space and I got a bigger house too for the same price

There is no new construction houses in my State or better in the areas I am interested. There are pros and cons with both but with resale the square foot is bigger/ bedrooms are larger and that's a plus so I am going for the resale homes, great information ❤👏

I’m Team New, but living GA the homes are extremely expensive. Unless I’m willing to move 2 to 3 hours away from the metro area it’s almost impossible to find reasonably priced new homes.

Are you familiar with partnership between NACA and Vantem and making new construction more affordable. I know these are factory built homes, but not trailers.
No I'm not, but you can do NACA at any new construction subdivision, as long as you qualify for that price point.
Can you make a video on the accepted forms of payment for mortgages? I believe most people have their bills on autopay with a credit card, but will surprised that for the length of their mortgage, credit card payments wont be accepted. Could you explain this reasoning in a video?
Since credit card companies charge fees per transaction most lenders will not allow credit card payments. It is less profitable for them.

I have heard of them but not too familiar. Make sure you have an agent to represent and update you during your build.
Is a low DTI frowned upon by lenders? Ours is 26%.
Low DTI's are great, that means less of your income is going to debt payments, the lower the DTI the better!

Do you need owner title insurance for a new construction home?
I recommend it for new and resale, you never know how the builder aquired the land. The lender will require you to pay for a policy to protect them so you should just get one for yourself as well.

Get a loan (Lender), so you can see what you can afford before you start looking.

I recommend the agent first just so you can get some of their preferred lenders. Often when first time buyers find their own lender they sometimes they don't get the customer service they would if that lender was a referral from an agent. 10 or 12 year old is end of life? I’ve got jeans that are easily past their end of life then
10-20 years in most cases, sorry if I said 12...I meant 10-20. This is when the water heater, roof, heating/air sytems may be at the end of life.

It's gotten out of hand in Texas also the new construction homes are also very close together with small backyards now you cannot find anything below $200000. Everything is 300000 to 500000. And the HOA on these homes? Omg I've seen 900$ a month when Texas already has one of the highest property taxes in the country. I wanted a new construction so I'd been first to live there but the way it is looking now Is rather the resale in future. I cannot stand the thought of neighbors being right alongside me and behind me like I'm living in a condo
