    I achieved a dream of moving back to my childhood neighborhood after three decades. I assumed that it was still the Mayberry RFD I remembered. Times had definitely changed. We ran into active gang activity and incessant litter. Our neighbors also ike to play loud
    music almost every weekend of the summer.

    This is very helpful. I recently asked an agent if the neighborhood was ethnically diverse and she said she legally couldn’t answer that question. I’m assuming it’s for similar reasons as what you’re mentioning here but it was challenging to find demographic data for the neighborhood versus the entire city or town.

      Go to the local board of education website and look up the elementary school. They are required to keep demographic information for students by the Department of Education for federal funds. The schools are usually going to be reflective of the overall neighborhood. But this is something that the agent should not be doing for you. @Kurlyk7041 Thank you for watching

    Thank you for this information! Along with this, parking is a big issue for me. This neighborhood that i moved to has narrow roads and neighbors along with their visitors just park anywhere including in front my home(within my propertyline). Which also makes it hard for me to get out of my driveway. The next inconsiderate person that does that is getting their car towed. HOA doesn't do much!

      How do you know they don’t know you don’t want them parking there?do you have a sign? I doubt you do. And towing someone’s vehicle especially someone who may not know you don’t want them to park there can lead to much bigger problems for you, and your home not everyone plays nice.

      @00kaza00 Hello, I don't play nice either! I let the neighbors know three times about their cars. I also talked to HOA and it's still an issue. And individuals should respect someone's house to know not to park in front of it and your driveway.

      Yes, that is very annoying. Check code enforcement in your area to see if it allows for on the street parking. That might help. Take pictures and send to HOA, all they will likely do is fine the homeowner. I know this is frustrating.

    A good neighborhood to me is one where my neighborhood is not on the nightly news. A neighborhood where there isn't gunshots at night, the stop signs do not have bullet holes in them. Neighbors have a live Mariachi band performing in the front or backyard. As I live in this type of neighborhood. It wasn't always like this though. The cops don't even come out anymore if you report you heard gunfire. This should have been a sign for me to start looking for a new area to live.

      Just get pre-approved and start buying. There are often city programs to help with the down payment to revitalize some areas.

    Is the renter to owner map only available to agents? If not, what specific resource is being used?

      It is a program called REMINE. I am not sure if it's available to the public, but most agents have access to it.

      This is REMINE it is likely in your MLS. it will show a snapshot of homes in a community and label as owner occupants, corporate or absentee in state or out of state. Thanks for watching

    Hey Mrs. Hill, i asked a few weeks ago and gonna ask again now, if you were expected to close on a new build by the 15th Feb 2024, would you lock now or still wait it out?

      Mortgage rates will be driven largely by inflation data in the months ahead. Nobody knows exactly where inflation is headed since the goal of 2% may be difficult to reach. So I recommend 2 things, #1 Talk to your lender about the rate lock process and ask if you lock your rate now and rates drop is there a fee to relock at the lower rate because you could potentially switch lenders if rates are lower in February. #2 I recommend this site as they give rate lock advice and explanations, but they only give them 60 days out, scroll down the bottom of the page and you will see it there.

    Planning to buy a home next year around august. Ill graduate this December and should have around 15k saved by then. Me and my cousin will be buying it with the idea to make into a rental down the road. Our combined incomes will be around 95k. Does that qualify for down payment and CC assistance or is too much?

      You may not qualify for DPA most have income limits, but it depends on where you live. Check the income limits for you local programs.

    Hi, I’m retired and live in Georgia now, can I use a U.S.D.A. Loan to buy a mobile home in Louisiana, to put on my land there? Should I apply here in Georgia or wait until I move there? Thank you.

      You may not be able to get a mobile home unless it will be permanently affixed to the land. But you would apply with a lender licensed in LA. Thanks for watching
