    I was told that a realtor just finds a house for you. They do act like a middle man but if you find a house on your own what purpose they serve? Just asking

      Good question and I think that's what many buyers think. 1st, The onsite agent works for the builder and nobody is working for you so during the transaction they are not obligated to advise you on anything for your best interest. I like to say its like allowing your spouse's attorney who your spouse is paying represent you in a divorce. They won't do anything illegal but they will not point out anything that would compromise their client or in real estate, the sale. 2nd. We are experienced and know the market & law, we know your rights as a buyer and how to explain contracts so you will understand. Also we know best resale, plats, surveys, encroachments, easements and title, how much the the builder paid in closing for the other closed properties, etc. How to pick the best lot, upgrades and get additional incentives. 3. Lastly, it is free to you. So there is no advantage to not having an agent. The builder pays your agents commission and will not discount the home if you don't have an agent, it is typically just more money in builders pocket. I hope this helps...Thanks for watching!

      I think if your looking for something special which is probably not a new build a realtor would be good especially if they really know the city and out there ready to grind to find what you really want...new builds are pretty easy to navigate yourself..some may help with unfamiliar terminology but if your on this channel chances are you are researching

    From experience,one of the biggest con for new construction might be the builder itself. Always research the builder first!

    Clearly, I need another Agent.. My Agent doesn't help anyone with what you're saying the most she'll do is offer you the location of the property.. We need someone like you in NJ!

      She may be too busy to really work with first time buyers, you may need to look at additional options. But talk to her first to see how she operates.

    One thing I think is smart to ask up front before finding a realtor, if you think that you will buy a new construction home is check to see if the seller will pay for the buyers agent and what will they pay. Recently I was informed by Ryan Homes that they would only pay $3k towards buyers agent so i would be responsible for the remainder of the commission. Stanley Martin will pay 2% of buyers agents’ fee. I guess it depends on the community and builder. I just made an offer with a private builder (very small compared to the others listed) and they agreed to pay 2.5% - which is my Agents’ fee. Obviously this is likely a huge change in commission rates and what construction companies will pay since the lawsuit.

    Thank you for the great information! Im purchasing a new built with a large home builder who initially gave me a loan estimate at one rate but once the house was released charged an hefty homesite premium that was never mentioned prior.

    One thing that freaks me out about purchasing our first home, is the cost of utilities.. I know they can fluctuate, depending on the time of year, but how do you calculate that into your budget of affording a home?? Thanks, and I have loved all of your videos. They’re very informative.

      If you do a resale you can ask the seller to provide some averages. Also for new construction and resale you can call the utility company and they can give you some averages based on square footage.

    4 years ago I went to a new community just to look. I was not in the market. They had me fill out a paper & asked if I was working with a realtor, I said no. I am now ready to buy but they’re refusing me representation because FOUR years I said I wasn’t working with one. My realtor wasn’t even practicing 4 years ago. Is this allowed?

    Very Informative! She mentioned maintaining the current home values by asking for incentives instead of price cuts. I have a similar but different question - for a HOA Community that’s newly built in an area where homes are significantly cheaper ( homes surrounding the new community ). Does the HOA community maintains its own home value despite the surrounding home values ?

      Typically yes because the homes in that subdivision will be the closest comparables to one another.

    Yes with new construction always buy standard dont pay for up grades it will cost you 😉......buy what you want latter just get your home and love it ..... all I want is my brand new home and lay on the floor and thank God stay in your budget

    Any tips for buying a vacant lot in an already established neighborhood and building on top of that?

      Make sure you get the construction standards and minimums from the HOA. If there is an HOA the home you build will have to be of similar style and size to the homes already in the neighborhood. If you are using the same builder ask the neighbors in the community how they like their homes, if you are getting a new builder - ask them for 3 reference of previous builds and go to those homes. Also look up their reviews online and with the state licencing board.

    Hi Shaheedah, great video! Could you do a video about getting your offer accepted by the seller, please? I’ve recently learned that a seller could reject your offer if you put down a low down payment. I will be a first-time home buyer planning to put down 3% with a conventional mortgage. I was looking at homes in Alpharetta and Sandy Springs, but now I’m wondering a buyer may need to put down a much larger down payment for homes in these areas to get their offer accepted.

      Depends on what the contract says. Call them and tell them would like to have your own representation and see how they respond or find an agent and have them bring it up for you. Some builders are more flexible than others.

    Any tips on buying new construction homes, that are 90% completed already? 2nd time buyer here in ft Myers FL. I am currently researching agents. I had an an agent ask me for earnest money, to start putting in an offer for a home. I wasn’t sure if that’s standard procedure for this kind sale?       There is no age discrination in lending - My oldest client was in her 90's a co-borrower for a grandchild, lots of retires buying a house for the first time 55, 60 and 65 have been my most recent in that age range.You can do a 15 year loan or 30 year loan. If you want a house and are in the financial position to buy - Go for it! "Two federal laws, the Equal Credit Opportunity Act (ECOA) and the Fair Housing Act (FHA), offer protections against discrimination. The ECOA forbids credit discrimination on the basis of race, color, religion, national origin, sex, marital status, age, or whether you receive income from a public assistance program"

    Appreciate this video. I am planning on moving to GA soon and was thinking of getting new construction. I look on varies sites to see what is out there and the pricing. My biggest issue is trying to figure out if I want to live In North or South of Atlanta. I am not familiar with what is considered a food neighborhood and or county since I live up North right now. A video or comment on that would be helpful.

    I don’t agree. I think the incentives depend on the builder and can be used towards purchase price, preferred lender as well as upgrades. I would ALWAYS choose towards the purchase price. Who cares about the neighborhood. It’s case by case. If your client qualifies for cheaper home due to what the builder allows is great! It’s helps them in the long run with taxes

      Honestly, everyone should care about the neighborhood. Discounting the price slows down the appreciation rate of that neighborhood, which in turn hurts the home value of the neighborhood. I have a friend who purchased new build two years ago for $220k. Her home value now is around $250k because the value in her community has increased since she bought.

      Some builders that are building large communities want to keep the overall value up. If they discount prices then the values of the homes will vary greatly and when lenders appraise the properties it may not appraise for the contract price. Even right now during the pandemic, builders are increasing incentives but very few are dropping the price. Depending on the economy over the next 6-12 months they may have to but right now they are not. With all that being said you or your agent can offer whatever you want on new construction or on resale to try to find the best deal possible.

    In regards to earnest money... Is FHA the only loan type that puts stipulations on the due diligence and for instance if the appraisal ends up saying the house is worth less than the buyer is asking for ? Basically am I protected regardless of the loan type?

      FHA has it built in to contracts that the borrower does not have to pay above appraised value, its called an amendatory clause - however you can agree to pay out of pocket above appraised value. For conventional you need to make sure that an appraisal contingency is part of your contract. I hope this helps.

      No it is still 640, however fewer banks are participating because the banks have raised their minimum credit scores.

    want to custom build a home? Do I still need a realtor ? Can you speak about construction to permanent loans? Buying a lot/ land and adding a possible modular home. I’m a young 25 and I see myself buying in 2 to 3 years so I need a little more guidance.

      If you have your own land you probably to not need a Realtor, but a Realtor may be able to help you find a reputable builder. Contact one in your area and let them guide you through the process.

      I'm sorry I don't sell manufactured homes, but I would do some research with your lender and the company selling the home to see what your options are. Also, typically manufactured homes do not go up on value like traditional real estate.

    My builder locked in my purchase price back in October 2021, he has since come back and wants to do another increase due to "inflation". Is this legal?

    I am interested in buying a new construction home, so I've visited a couple of model homes over the past few months. Due to COVID, I had to sign up on the community's website for a self-guided tour. However, during the sign-up, there was a page telling me that if I needed to list my realtor, and if I didn't list a realtor at that time, I would waive my right to buyer's representation for a potential future purchase in that community!! Is this common practice?

      Hi, I answered this above so I am going to paste here as well. Negotiation is not just price, there are several items during a transaction that need to be negotiated. Also, not all transactions go smoothly, sometimes I have to negotiate to get clients out of contracts and put stipulations in contracts to protect them.
      Good question and I think that's what many buyers think. 1st, The onsite agent works for the builder and nobody is working for you so during the transaction they are not obligated to advise you on anything for your best interest. I like to say its like allowing your spouse's attorney who your spouse is paying represent you in a divorce. They won't do anything illegal but they will not point out anything that would compromise their client or in real estate, the sale. 2nd. We are experienced and know the market & law, we know your rights as a buyer and how to explain contracts so you will understand. Also we know best resale, plats, surveys, encroachments, easements and title, how much the the builder paid in closing for the other closed properties, etc. How to pick the best lot, upgrades and get additional incentives. 3. Lastly, it is free to you. So there is no advantage to not having an agent. The builder pays your agents commission and will not discount the home if you don't have an agent, it is typically just more money in builders pocket. I hope this helps...Thanks for watching!

    Hey ladies thanks for the info. Can you refer me to a customer builder. I am having trouble finding a ranch home in my price rate and when we do it go’s off the market before we can get started. So we want to build out retirement home.

      No you don't, you don't have to use the builder's lender. Always get 3 quotes.

    Thanks for the wealth of info. I am thinking of going through the NACA program but I have been curious about the new builds and how do we learn about it? Meaning the affordable ones since so many being built are expensive. The concern for many who may be in an apartment and the management/landlord not want to do a month to month rent, what is the suggestion you have given those in the midst of buying and there is a delay since many things just can’t be controlled? How soon would you suggest someone start looking when they know when the lease is ending within a certain period of time?

      If you cannot do month to month you may have to terminate your lease early, review your lease for penalties. I also did a video - Breaking your lease to buy a house..

      It typically is free to you to have representation. The seller or builder pays your agents commission. I did a video about how to get you real estate license and I included how agents get paid. That video can give you some insight. Thanks for watching!

    If I am in a new construction contract and my delivery date is delayed can I terminate the contract and get my full EMD

      It depends on what your contract says. Lots of builders have it written in that even with significant delays you cannot get your earnest money back. But it also depends on the builder. Lots of builders will just give it back and move on to the next buyer. Review your contract and have your agent advise you.

      Yes, you can be licensed to do both, but still get quotes from other lenders.

      Unfortunately, not at this time. You can look on TH-cam, some may have channels or your can get some referrals from friends or family. Interview at least 3 to find one that would work best for you.

      It sounds like you are referring to a county or city offering to reduce or elimate your property taxes for a period of time. I am not familar with a builder offering this directly.

    Appreciate this video. I am planning on moving to GA soon and was thinking of getting new construction. I look on varies sites to see what is out there and the pricing. My biggest issue is trying to figure out if I want to live In North or South of Atlanta. I am not familiar with what is considered a food neighborhood and or county since I live up North right now. A video or comment on that would be helpful.

      The best thing to do it visit first to see what neighborhood would feel more like home for you. On my Atlanta channel I plan to post some videos on the different Atlanta counties. A lot will depend on your price point and then I advise my clients to find the best home/neighborhood in their desired price range.
