    Hi great video! How much acreage of land is that and what was the cost to purchase the land? I know SNJ can be very specific with their guidelines. Did you use Township engineers or your own? Im in Southern Ga and I am looking to do the same undertaking where I believe the guideline may be less stringent. A bunch of great information Thank you for sharing!

    I'm interested in developing a parking lot in the TriState area in North MS, South Memphis,, West Memphis AR area. What companies did you use as a business model when applying for the loan? Also, what would recommend as the Capital requirements before applying? What are your annual net profits after expenses? Are all the spots contracted? (i.e. paid monthly) or are some paid by night?
    How did you solicit Amazon for parking?
    How do you model your contracts? Are their any books you recommend or any correspondence to watch?

      You need minimum 20% before you start looking for property. Find industrial commercial or no restrictions zone property. If the land have small structure on it than it's more easier to finance the property. Net profit depends on the price you paid for property and also the shape of plot because than you can compare with number of trucks you can park and deduct the cost. Average you can park 25 to 50 trucks per acer. It depends on the size of land you buying and how you design the parking layout. Mostly trucking compnies pay per month but we can rent out per day from 15$-25$/night depends on the area.

    Who's owns the land?
    How did you find and choose the location?
    How do you find clients?
    What are your monthly costs?
    What do you charge?
    How do you keep track of who is paying their rent? If their not, how do you deny them access?

      those are simple questions you can look into if you are really interested . as far as land either you own it or someone else does and you pay them for it. the location is chosen by you so i would say near truck routes. you find clients like you would for any other business. keeping track of who pays by license plate/id or a sticker would solve that issue. he also has a security guard 24/7 although ive seen passed through many without them. monthly charges would vary i assume depending on the size of the lot considering you could open a 20 truck sized lot and charge 10-15$ per day and still make 70k a year for a more manageable startup monthly cost

    Nice video... Did you consider the structure of the pavement on which the trucks park? To limit future maintenance costs, the concrete pavement would be preferred over asphalt. I noticed an unsealed pavement currently in use... Over time water may get into the unsealed structure causing it to deteriorate.

      We don't need license /permit to install cameras as long they are within the property. You have to goto township and get codes from them. If you find a land ask them if they don't have any special plans for that part of land.

    Where did you get your marketing analysis from, to prove that there was a market for your truck parking business? What type of information did you have to provide to your lender for the construction loan? I'm in Houston, Tx. area.

      Houston I hot spot for truck parking due to theft etc. You just pin point your idea that there is huge demand and get some lease agreement with some owner operators/trucking company to prove you have tenants who desperately looking for parking. Also , show this parking as business model.

      20% down/industrial land, if there is structure its very easy to finance but if there is no structure than u have to show your plans and prove that you can easily generate money to pay mortgage. You can just generate a lease agreement with some trucking companies and collect some down for parking spots and that will help alot. Good luck!

      You need to talk to realtor and find an industrial land. If you find with small building /shop etc it will be so easy to get loan. Vacant land will need solid business plan to show lender the demand and proof of some advance lease agreements with trucking companies. 20%+ down and some donations to township for truck parking approval.

      I used to work as a security guard for multiple truck yards
      For all yards I worked at we got (for both going in and out)
      Company name
      Driver name
      Driver number/truck number
      Container size
      Container number
      Chassis number
      any removable lights (so they don’t get stolen)
      any damage to the truck, chassis, or containers
      and of course have the drivers double check it all and sign off on it
      -if it comes in empty-
      We open the back to clear it out and make sure no one snuck on
      -if the truck comes in loaded-
      We collect seal numbers
      -if it’s leaving empty-
      We would check it once more to see if anyone tried sneaking on or if drivers try to steal something
      -if it’s leaving loaded-
      Get all seal numbers
      Get the driver’s license and make a copy of it
      The one that was 10 acres we had at least 3-5 on duty at all times because of the nonstop flow of trucks. The duties there was mostly collect truck and chassis info, any removable lights, and patrol the yard once a hour with a pre-designated route in place already that had a scanner to prove we did our rounds.
      The other yards I worked for had no patrolling and was only 1 on duty per shift.
      We collected the same info, except that one required a lot more info gathering. We’d collect all the Info I put above and then transfer it onto a second paper then a third paper then input it into a system online in the computer

      just installed high tech camera's that are installed on toll boths to capture license plates at entrance and exit and had a local guy at fixed pay just to show when needed. but if in future the demand grows i would hire him for 24/7 and i wont assign parking spots to trucks and use empty spots for other trucks when trucks leaves. mostly trucks not parked and i can generate more money through active parking lots.

      @@boxtrucksleepers This is always going to be something you check with the local government for each property, because that's where those decisions and laws are usually made. Like in Ohio you would call up the township zoning enforcement officer for the township the land is in. They expect people to call in and ask them questions, just have your questions and the parcel number ready so they can pull it up on the computer with you when you call them. To start, just Google the township name and call the general number at the township, ask the person who answers who the zoning enforcement officer is.

      it is 14 acers in total but only 6 acers is developed. the remaining is for some other commercial use like truckstop/strip mall etc.

      Depends on value of property and tax. 20% of value will be enough to finance.

      wont cost much if we dont have a guideline to follow from township. it all depends how thick layers they want us to lay on ground. material itself is cheap 500$ to 1500$/truck. but we need dirt before that and it costs 100$ to 180$/truck. that also include delivery.
