    Do you have to reside in Philly in order to start an airbnb there ??

      No but you must follow the rules set by the city, which can be pretty unclear at times unfortunately.

      Can you please do a video on how to approach real estate agents when you’re a newbie real estate investor looking for deals because sometime it’s really intimidating when someone want to start investing but don’t know how to talk to agents ( maybe an example of how will be the first conversation )

    What about subleasing? What license do you need if you are the renter but the property owner agrees to let you use it as an Airbnb. ?

      Thanks for the question. Regardless of who is offering the Airbnb (Owner/Leasee), The city wants the property properly licensed for the short term rental or STR that you are proposing. Keep in mind, according to the city's site, the owner is the only one who can apply for the STR license. So you would have to coordinate this with the owner. Also, keep in mind most landlords have in their lease that you can not sublease without the permission of the landlord. Another reason to coordinate your plans with the owner. Do not assume you can sublease the rental out especially for Airbnb.

    so renters can do airbnb correct? how long to be correctly licensed/permitted? I was told months

      We have heard mixed info on this. The city says you must own to apply for a long term rental license. On the other hand, we have had some tell us they have Sublette out for Air BnB. That beings said, the city seems to NOT want to give out this license. Many have been denied when they meet the criteria. Contact us directly for more specifics.

    I was told from an attorney that in order to get a limited lodging license in Philadelphia you need to prove the building is your primary residence AND therefore you can’t airbnb more than 180 days - is this true

      Short answer is it's a big MAYBE. The city is very picky and not consistent on approving permits for STR or short term rentals.

      You need a STR license (Short Term Rental License). The Zoning doesn't really matter. We have more info on this if you contact us directly.

      I had the same question. Interested in starting Airbnb in Philadelphia but would like guidance on all requirements: licensing and permits. I will be listing units in which I will not reside.

      Same answer, contact us directly so we can email you all the info on this. It is a lot and really depends on the mood of the department when you apply. Unfortunately it is a bit of a dice roll whether you get the license or not.

    Ruining Philadelphia hell living next to an Airbnb. I hope every Airbnb owner ends up having to live next to an Airbnb.

      @@LivinginPhiladelphia sure I’ll share. I bought a house in the city it was a shell. I spent 2 years rehabbing it all myself. It was the hardest thing I’ve ever done in my life. I’m attached to another house whose owners got scared during the riots and fled. It sat vacant for months and is now an Airbnb that host up to 20 people. Every week is a party.
      Strange people of all types. People sit on my porch and my stairs until all hours of the night smoking cigarettes and marijuana. Drinking and yelling. My house always smells like cigarettes and pot because it comes right in my front door. They have a camera on their front porch so they watch it all go down. I have a 2 year old who is woken up frequently by loud music and yelling. He keeps talking about the man on the porch because i freaked him out yelling at a guy who kept leaning over my porch railing to peep into my window. They take their dogs to go to the bathroom in my front yard.
      They park on the front patio as if it is a driveway blocking my porch stairs and my ability to get in an out of my house. Then they get mad if they get blocked in by people legally parking on the street. I have had numerous confrontation with people telling them they can’t park on my walkway and to move their car on the street. I asked one lady why she would think she could park there she replied well this is an Airbnb then asked me if she could unload her car before she moved I told her no. I was threatened by one guy because I told him to turn the music down he was playing from his car. The base was so loud it was shaking my windows.
      They only clean and maintain the inside of the house not the outside. The backyard is 5ft tall weeds, poison ivy and vines. My whole family including the dog all have had poison ivy twice this summer. All the weeds and poison ivy grow over my fence and have to be constantly cut back. The vines are growing up the side of my house. I can’t fully get them off no matter how hard I try.
      I have contacted Airbnb they did nothing. I have contacted the host through Airbnb. As well as yelled at them in person. They the owners also park in front of my steps and on my walkway when they come to clean. They don’t care. I contacted L&I but they take a month to actually do anything and will probably do nothing maybe a fine for the backyard. Excuse me I have to scratch my poison ivy.
      I’m trying to contact a city council person but my district currently has no council member. Airbnb is literally ruining are lives after we worked so hard to build something here. I don’t really know what to do. Except watch as they make money at my expense.
      I hate them so much. I hate Airbnb I pray it will be banned here like in other cities. They have ruined my ability to enjoy my house I hate being here now. How’s that for sharing I’ve got more but my thumb is getting tired from typing on my phone. If you got any suggestions on what I can do I would love to hear them.

      Some people have no consideration for others. It really is frustrating.
      That does sound like a nightmare situation. I would suggest keeping on L&I. The short term rental license may have an issue with so many tenants at one time. Noise complaints and calls into the non emergency line can also help build a case to have the owner lose his short term rental license. Unfortunately, we can not choose our neighbors and I feel your pain. Next step would be to rent your home and move somewhere quieter.

      @@LivinginPhiladelphia Yeah I agree and I know you can’t choose your neighbors but you also shouldn’t be able to buy a house turn it into a party house and ruin a neighborhood. Some people have lived here from before Airbnb was even a thing.
      I would understand if I bought a house in a vacation community. Airbnbs should have to get their neighbors consent before doing this in my opinion. Complaints only create potential problems with tenants who have no stake in the neighborhood and may be willing to act out given they’re leaving. I mean call and complain about people on your porch yelling out area codes. I have a wife and kid. I shouldn’t be subjected to this. Money isn’t everything

      @@LivinginPhiladelphia also the housing market is terrible right now I can’t just up and move and as far as renting who is going to rent this place and deal with what I am right now. I don’t see how you can really defend Airbnb and what they have created.
