സുലൈമാൻ വർഷങ്ങളായി ഗൾഫിലാണ്. അതിർത്തി ജില്ലയിൽ അദ്ദേഹത്തിന് അതിർത്തികൾ നിർണ്ണയിച്ച 15 സെന്റ് വസ്തു വകകളുണ്ട്. തിരക്കിനിടയിൽ കഴിഞ്ഞ 15 വർഷങ്ങളായി വസ്തുവിന്റെ കാര്യങ്ങൾ നോക്കി നടത്തുവാൻ അദ്ദേഹത്തിന് സാധിച്ചില്ല. അടുത്തിടെ അവിടം വരെ പോയപ്പോ ളാണ് അതിർത്തിക്കല്ലുകളും വേലിയും പിഴുതു മാറ്റി വസ്തു കയ്യേറ്റം ചെയ്യപ്പെട്ട അവസ്ഥയിൽ കാണപ്പെട്ടത്. എന്താണ് പോംവഴി?
കേരള സര്‍വ്വെ അതിരടയാള നിയമ പ്രകാരം സര്‍വ്വെ അതിര്‍ത്തികള്‍ കാണിച്ചു തരേണ്ട കടമ ബന്ധപ്പെട്ട താലൂക്ക് സര്‍വ്വെയറുടെയാണ്. ഒരിക്കല്‍ സര്വെ ചെയ്ത് റിക്കാര്‍ഡുകള്‍ തയ്യാറാക്കിയിട്ടുള്ള പതിവ് വസ്തുവിന്റെ അതിര്‍ത്തികള്‍ നിർണ്ണയിച്ചു കിട്ടുന്നതിനുവേണ്ടി ഭുമിയുടെ ഉടമസ്ഥന്‍ നേരിട്ടോ ഏജന്‍റ് മുഖാന്തിരമോ ആ വസ്തു സ്ഥിതിചെയ്യുന്ന താലൂക്കിലെ തഹസില്‍ദാര്‍ക്ക് നമ്പര്‍ 10 ഫോറത്തില്‍ 5 രൂപയുടെ കോര്‍ട്ട് ഫീ സ്റ്റാംപ് പതിപ്പിച്ച് അപേക്ഷ സമര്‍പ്പിക്കണം. (ഒരിക്കൽ സര്വെ ചെയ്ത് നിർണ്ണയിച്ച അതിര്‍ത്തിയാണങ്കില്‍ മാത്രമേ സര്‍വെയര്‍ക്ക് അതിര്‍ത്തി കാണിച്ചുതരാന്‍ കഴിയൂ എന്നുള്ള കാര്യം മറക്കരുത് ). അധികാരികളോട് കാണിച്ചു കൊടുക്കാന്‍ ആവശ്യപ്പെട്ടിട്ടുള്ള അതിര്‍ത്തി ലൈന്‍ ഒന്നിന് 50 രൂപ ക്രമത്തില്‍ കൂട്ടിക്കിട്ടുന്ന മൊത്തം തുക ഫീസ് ആയി ഒടുക്കേണ്ടതാണ് . ചില പ്രത്യേക സാഹചര്യങ്ങളില്‍ വളരെയേറെ ബുദ്ധിമുട്ടുള്ള ജോലിയാണന്ന് ബോധ്യപ്പെട്ടാല്‍ പ്രത്യേകം നിരക്ക് നിശ്ചയിക്കുന്നതിന് ജില്ലാകലക്ടര്‍ക്ക് അവകാശമുണ്ട്. നിശ്ചിത ഫീസ് അടക്കാന്‍ ആവശ്യപ്പെട്ടുകൊണ്ട് ഹരജിക്കാരന് നമ്പര്‍ 11 ഫോറത്തില്‍ തഹസില്‍ദാര്‍ നോട്ടീസ് നല്‍കേണ്ടതും, നോട്ടീസുകിട്ടി 7 ദിവസത്തിനുള്ളില്‍ കക്ഷി സംഖ്യ അടച്ച് ഒറിജിനല്‍ ചെലാന്‍ രശീത് താലൂക്ക് ഓഫീസില്‍ ഹാജരാക്കാത്ത പക്ഷം അപേക്ഷ നിരസിക്കപ്പെടുന്നതാണ്. ഒരിക്കല്‍ അടവാക്കിയ ഫീസ് യാതൊരു കാരണവശാലും മടക്കി നല്‍കുന്നതല്ല. നമ്പര്‍ 12 ഫോറത്തില്‍ അപേക്ഷകനും എതിര്‍കക്ഷിക്കും തഹസില്‍ദാര്‍ നോട്ടീസ് നല്‍കും. സര്വെ ജോലികള്‍ പൂര്‍ത്തിയായാല്‍ വിവരം ബന്ധപ്പെട്ട കക്ഷികളെ തഹസില്‍ദാര്‍ രേഖാമൂലം അറിയിക്കുന്നതാണ്. താലൂക്ക് സര്‍വെയര്‍ അതിര്‍ത്തികള്‍ പുനസ്ഥാപിച്ചതിനെ സംബന്ധിച്ച് ആര്‍ക്കെങ്കിലും ആക്ഷേപമുള്ള പക്ഷം നോട്ടീസ് കിട്ടിയതീയ്യതി മുതല്‍ 3 മാസത്തിനകം ജില്ലാ സര്വെ സൂപ്രണ്ടിന് അപ്പീല്‍ പരാതി നല്‍കാവുന്നതാണ്.
സർവ്വേ നടത്തുവാൻ വേണ്ട ആൾ സഹായം, വസ്തു ഉടമ ചെയ്തുകൊടുക്കേണ്ടതാണ്.
അതിര്‍ത്തി നിര്‍ണ്ണയത്തില്‍ ജില്ലാ സര്‍വ്വെ സൂപ്രണ്ടിന്റെ തീരുമാനം അന്തിമമായിരിക്കും. തുടര്‍ന്ന് ആക്ഷേപം ഉള്ള പക്ഷം കോടതിയെ സമീപിക്കാവുന്നതാണ്.Cochin and Malabar areas, the mutation (Pokkuvaravu/Jamathiry/Transfer of Registry) was effected in the revenue records only after surveying the new sub-division. This work fell in arrears after the independence. The village officers whose primary responsibility was the maintenance of land records were deployed for poverty alleviation schemes and hence the land records maintenance was neglected to a great extent. In the Travancore area, the transfer of registry was up-to-date to a great extent. But corresponding changes were not effected in the maps. Further in the state; various legislation towards agrarian reforms was introduced after independence. Due to the above legislations, the tenants and sharecroppers became absolute owners of the land. When these reforms were introduced on a war-footing basis, the corresponding changes were not effected in the survey records. Hence, a total re-survey of the state was required Government ordered the re-survey of the state in following Government orders.

The propriety rights of these Nalathu Poramboke shall continued to be vested with the respectived landowners. The roads, streets etc. are surveyed as subdivision in the sketches only if it has got more than 2 meters width. The other roads, streets etc. are shown as topodetails in the respective sub division. No tax is collected in respect of Nalathu porambokes.
Variation in Area from the Previous Settlement
In many cases there is variation in extent in the re-survey records from the previous survey and settlement records. After the finalisation and implementation of the re-survey records, Basic Tax is collected according to the area in the re-survey records and no separate pattas are required in cases of excess areas. For registration of title deeds and all other transactions, Re-survey No., subdivision number and extent should be followed.

Most surveyers is not willing to give a sketch because in addition to other survey expenses they see the issue of sketch as additional income .for non issue they have a lot of excuses .so after sury ,issue of sketch should be mandatory obligation .let the government levy fees for the same as it is the prder of the day .

Sir എന്റെ തൊട്ടടുത്ത പറമ്പ് ഫോം 8 പ്രകാരം താലൂക് നിന്ന് അളന്നിരുന്നു. അതിനു ശേഷം എനിക്ക് നികുതി അടക്കാൻ പറ്റുന്നില്ല. അന്വേഷിച്ചപ്പോൾ മുൻപ് അടക്കുന്നതിനേക്കാൾ 7 സെന്റ് കുറച്ചു മാത്രമേ നികുതി അടക്കാൻ പറ്റു എന്നുപറയുന്നു.ഒരു പ്രൈവറ്റ് സർവ്വേർ കൊണ്ട് അളന്നപ്പോ സ്ഥലം കൃത്യമായി തന്നെ ഉണ്ട്. അതിൽ പ്രകാരം ഫോം 8 ഞാനും അപേക്ഷ കൊടുത്തു. പക്ഷെ നിലവിൽ എനിക്ക് വില്ലേജിൽ നിന്നും കിട്ടിയത് കുറവുള്ള സ്ഥലത്തിന്റെ fmb sketch ആണ്. ഇനി താലൂക്കിൽ നിന്ന് വന്ന് അളക്കുന്നത് ഈ fmb വെച്ചാണോ? അതോ അവരുടെ കയ്യിൽ വേറെ/മുൻപുള്ള fmb sketch undavumo?

Sir, എൻറെ ഭൂമി 1978-ൽ ഒരു ഏക്കർ ആയിരുന്നു. അന്ന് കരം അടച്ചിടുന്നത് ഒരേക്കറിന് ആയിരുന്നു. 2003-ൽ റീ സർവ്വേ ചെയ്തപ്പോൾ അത് 90 സെൻറ് ആയി. ഇപ്പോൾ ഡിജിറ്റൽ സർവ്വേയിൽ അത് ഒരേക്കർ ആയി. ഇത് ആ റീ സർവ്വേക്കു വന്ന ആ ഉദ്യോഗസ്ഥറുടെ തെറ്റ് അല്ലേ. ഇതിന് ആരുടെ അടുത്ത് പരാതിപ്പെടണം. പഴയ പ്രമാണങ്ങളും, കരം അടച്ച രസീതും എൻറെ കൈവശം തെളിവിനായി ഉണ്ട്. 2003 മുതൽ 90 സെന്റിനാണ് കരം അടച്ചിരുന്നത്. ഈ ഉദ്യോഗസ്ഥർ ചെയ്യുന്ന തെറ്റിന് സാധാരണ ജനങ്ങൾ എന്തു ചെയ്യും.

@@ozilkamal5571 കലാകാലങ്ങളിൽ അതിർത്തികളിൽ വരുന്ന മാറ്റങ്ങൾ FMB യിൽ ചേർക്കാത്തതിന്റെ പ്രശ്നമാണിത്. റിസർവ്വേ കഴിയുന്നതൂടെ ഇപ്പോയുള്ള റോഡുകളും അതിരുകളും FMB യിൽ വരും. പിന്നെ ഈ പുതിയ FMB ആവും reference ആയി എടുക്കുക
എത്ര വർഷം പഴയ FMB ആണെങ്കിൽ അതിൽ പറഞ്ഞിരിക്കുന്ന ഭാഗത്തു കുഴിച്ചാൽ സർവ്വേ കല്ല് കിട്ടും. ആരും പിഴുതു പറ്റിയില്ലെങ്കിൽ.. അത്രയും കൃത്യമാണ് ആ രേഖകൾ

Sketch നോക്കി എങ്ങനെയാ നീളവും വീതിയും മനസിലാക്കുന്നത്? അതിൽ കൊടുത്തേക്കുന്ന അളവ് മീറ്ററിലാണോ cm ആണോ feet ആണോ? 544 നീളവും 114 വീതിയും കൊടുത്തേക്കുന്നു, അത് എന്ത് അളവാണ്
